Looks like some preliminary site work has begun at the SPARK manufacturing lab at 30th and Chestnut, guessing will be in the next CDR?

Nice...this is in line with their schedule...construction of a 500k sq. ft. manufacturing facility (gene therapy innovation center) anticipated 4th quarter of 2022.

The phillyyimby article doesn't tell the whole story of this property. The new construction in the rear will take place where a historic building from 1753, the schoolhouse of the German Reformed Church still stands. (The current church building, dating from 1837, is next door at Race Street.) In trying to understand the project, it appears to me that this new development will add extra floors on top of the schoolhouse.

Normally, of course, it would be incorrect to alter a significant 270-year-old building in this manner. However, the old building, formerly 2 1/2 stories, was radically altered in the 19th century, and used for many years as a paint warehouse. So in this case, I think it is a good project. The historically styled additions, while they might not be authentic, would produce a rather handsome building that fits in with its surroundings. I am more nervous about the plans that the church has put forward to replace another building on the property, and to fill in its garden, with a modern-styled building on the corner of 4th & Race.

Thanks. I'm still struggling to grasp this though. The row homes on 4th are (mostly) untouched and they are building a floor above the schoolhouse and a largely new structure behind? Is that accurate?

Manayunk could be getting another Schuylkill River-adjacent apartment complex, potentially bringing 120 units and an underground parking garage to the floodplain.

The project would feature three buildings with five residential floors, roof decks, retail on the ground floor, and storage and parking below ground. The building site, on 3900 Main St., is being developed by Michael Alhadad and is officially owned under an entity called Shahab Investment LLC. .

Three zoning variances would be required before construction: for height, because the complex would be taller than the limits in Manayunk; for use, because the lot is not zoned for homes; and for setback, because the building would not be 50 feet from the river’s edge as required.

Neighborhood groups are confounded by the inclusion of underground parking in an area that floods so readily.

Better location than Venice Island, won’t destroy a nice park on the canal and won’t jam up an already clogged end of Main Street…. But underground parking here? The hell?

Yeah underground parking doesn't make any sense at all right there. Just put the parking under the building. I get that they want to include retail but retail ain't exactly popping off that far down Main St.

I think these are gorgeous.

I also think the prices are crazy, for effectively what is 6th or 7th and Girard.

Yes, that appears to be correct. I went over there today to check it out. The 1753 schoolhouse was raised to four stories in the 19th century. Now the developers plan to add another story to that section and restore the facade. The relatively modern one-story section behind it, facing Orianna St., would be raised to six stories and given a historically styled facade.
