Hyatt & Gencom Propose 3 Downtown Miami Towers, Including A Supertall

Hyatt and Gencom have revealed plans for a three-tower development on the Miami River, including a supertall tower.

The supertall tower is planned to rise to exactly 1,049 feet – the maximum permitted by Miami’s zoning rules, according to a representative of the joint venture.

Representatives of the development team are in a attendance at a Miami River Commission subcommittee meeting today, where they are presenting the plans.

The Hyatt-Gencom development is proposed to include:

1,806 apartments (including 264 serviced apartments)
615-room Hyatt Regency hotel
190,000 square feet of Class A meeting space
20,000 square feet of coworking space
12,000 square feet of food and beverage/retail in the podium
Destination restaurant and lounge perched 700 feet over the city, located in a skybridge linking the two shorter towers
50,000+ square feet of new public space
Rebuilt riverwalk spanning 480 feet, completing a key missing connection
Covered pedestrian bridge connection to Metromover’s Knight Center Station
1,100 parking spaces
Two of the towers are proposed to rise 61 stories.


Tower three is planned to become the supertall, with 860 apartments. It becomes one of at least ten supertall proposals in Miami.

The existing Hyatt Regency and James L. Knight Center will be replaced for the new development.


Redevelopment of the complex will also allow for a large and reconfigured arrival and drop-off area, improving access and traffic flow.

Hyatt and Gencom are currently negotiating with City of Miami staff on a lease extension for the property to 99 years from an existing 45 year deal. They then plan to ask the City Commission to place both the revised lease and the proposed development on the November 2022 ballot for a referendum.

Based in Coconut Grove, Gencom is an international owner and developer of luxury hotel and residential properties, with a real estate portfolio valued above $3 billion. Hyatt is regarded by many as being the best major hotel management company.

If the referendum passes, construction is expected to begin in 2025.

The market is quite bonkers at the moment. In terms of developments selling out... so at this speed, the odds are kind of good. Although it looks like the last phase will be the super tall but right now... sales are great. Hot market! Even amidst all the global BS. It's why we are seeing a lot of ground breakings.

I can see hospitality being a big asset. Fact that its mixed-use is a good sign versus purely one functionality.

The city is also building cruise ports. Assuming no mass panic and Contagion vibe this fall, hospitality should be booming.

Project: Motorsport Tower

The newly planned Brightline commuter rail station is directly adjacent to the site, according to a letter from the project architect. The property is also a part of the Magic City Innovation District.

In a letter to the UDRB, project architect DB Lewis wrote that his design for the tower would be “instantly recognizable” and “will substantially enhance the surrounding urban context with its architecture and pedestrian friendly uses.”

Imperial Capital Group, LLC is the developer.

Miami’s Urban Development Review Board is scheduled to have a hearing on the proposal on May 18.

The building will make an art-form out of it’s office spaces, and New York City-based contemporary artist Daniel Arsham is onboard for curating museum-quality exterior public art and interior art. The project is generally located around the southwestern limits of the Design District, fronting Northeast 39th Street between North Miami Avenue and Northeast Miami Court. Sun King’s assemblage for the project comprises three parcels of land including 30 Northeast 39th Street, 3825 North Miami Avenue and 3840 North Miami Court, totaling 24,934 square feet of floor area and equal to roughly half of the city block.

Right now there are 11 skyscrapers U/C in Miami according to the ctbuh..

E11even, Okan Tower, and Aria Reserve South have all broken ground and pilings are soon... meaning 14 U/C soon.

Soon to break ground developments: Waldorf Astoria Residences, Aria Reserve North, Casa Bella Residences, the three Cipriani towers, and Baccarat Residences, (maybe St. Regis Residences or the brightline twin towers, when are they planning to begin construction?)

Icon Residences North Miami is proposed to have just 54 condo units.

Prices would average $4.6 million.

The White House Inn at the entrance to the Broad Causeway would be demolished to make way for the new tower, if the city approves.

Related is currently lobbying the city for a height increase to allow the tower. The total height to the top of the mechanical area is 184 feet.

A supermajority of four out of five councilmembers will be needed to approve the project, and some neighbors are opposed while others are in favor.

Related is also in the process of buying out the four-story Mariner’s Bay condo building nearby, and has already secured most units there, the newspaper reported.
