No kidding! They should have awarded this bid to Deco over Trammel Crow. What a joke.

Edit: I thought Phoenix required developers to start moving dirt during a limited time-frame after being awarded a contract?

I want it to continue to be successful for the younger talent in our office who will take on leadership here as well.

What areas do you plan to expand into? One of the things we have not been into here is the health care industry. There’s a plan to try to feel out opportunities in the health care sector here locally.

Where are you with the multifamily project at Seventh Avenue and Osborn Road? The first phase of units should be delivered by the end of [April]. Full completion will be a couple of months after that.

I believe they are building this in phases however. The last I read was the first phase is 7 or 8 story residential. I hope this doesn't mean years before the next phases.

Phase One of the project will cover the area from 4th Ave. to 5th Ave. and will include 329 for rent units, 20 for sale units, 527 parking spaces, and the entire Urban Paseo between 4th Ave. and 6th Ave. Phase Two will cover 5th Ave. to 6th Ave. and will include 330 units (a to-be-determined combination of for sale and for rent), 430 parking spaces, and an option for an urban school on the south end of the property or an additional 65 for sale condos.

The Fillmore's replat is finally pending, which makes sense following the alley abandonment. If you go into the assessor's the paseo connecting 4th and 6th Aves is decently wide.

This may actually move soon.

The replat is still pending. Nice. Gonna love to see this fill up.

and maybe it'll be just phase 1 for this boom and the next will be actual towers!

Dallas developer begins work on multifamily, mixed-use project in downtown Phoenix

High Street Residential, a wholly owned subsidiary of Dallas-based Trammell Crow Co., has begun construction on the first phase of a $140 million mixed-use project in downtown Phoenix.

The first phase will include a seven-story, 342-unit apartment community, along with a 7,000-square-foot ground-floor retail and restaurant space on about three acres at the southwest corner of Fourth Avenue and FIllmore Street.

It is expected to be completed by September 2021, said Paul Tuchin, senior vice president for Trammell Crow.

The second phase will be the same scope and scale as the first phase, he said.

General contractor is Chasse Building Team, while the architect is ESG.

Monthly rental rates for the apartments will range from $1,100 for a studio to $3,500 for a 3-bedroom unit, he said.

An urban paseo spanning from Fourth to Sixth avenues will be designed to accommodate walking, biking and vehicle traffic. It will include shade structures and be heavily landscaped.

It's too soon to name any tenants in the retail and restaurant space, he said.

"We're having some good discussions," Tuchin said. "We look forward to bringing great restaurants to this project."

Now is a good time to build apartments downtown as the landscape has changed over the years, he said, with the expansion of Arizona State University's downtown campus, along with the Phoenix Biomedical Campus and the proximity to light rail.

"It's an exciting place to develop and bring in additional upscale housing," Tuchin said. "We're proud to be a part of it."

The growth in jobs and population also are contributing to a need for more housing, he said.

"I think we continue to have a strong demand and a need for this type of housing, given the amount of new population growth and in-migration and employment growth we're getting into Phoenix," Tuchin said. "We've needed this type of housing for a long time."

Downtown Phoenix is becoming a hot spot for multifamily construction, with Aspirant Development LLC planning a $350 million residential tower and hotel on Second Avenue between Van Buren and Fillmore streets and the 17-story, $80 million Aspire apartments at Third Avenue and Fillmore Street. It recently opened the 312-unit, $81 million Stewart Apartments, 800 N. Central Ave.

This is great news. There are a lot of empty lots in and around downtown Phoenix. Where this is being constructed is literally the biggest one.

Does that sound correct? That sounds like a lot of units for seven-stories, especially when some of them are 3-bedroom units.

Building permit issued for Fillmore. 5 floors of residential over 2 stories of podium parking and 1 underground level of parking. Not sure of retail on ground level.

Tower crane base on the eastern lot of the fillmore!

This will bring us up to 10 tower cranes in downtown right?

Crane yes, tower no.

I don't really consider these 4-8 story projects to be "tower cranes."
