Here are more progress photos of CORTEX Commons' plaza, street-and-land scaping project. It is coming along nicely.

CORTEX is St. Louis' innovation district flanked by the medical centers of Washington University and St. Louis University.

It was announced recently that Toronto-based Tim Horton's is opening one of its planned 40 locations for St. Louis in CORTEX.

the lighting looks sort of european - that kind of aesthetic looks good on st. louis. i prefer that over beige, sunbelty stuff that some midwestern cities go with.

Progress on The Standard Apartments near St. Louis University's campus. These are student apartments - right across the street from the new IKEA store.

Located in Midtown, The Standard is a 164-unit 465-bed residential apartment community.

A cool modest contemporary infill is under construction in the burgeoning Grove neighborhood.

Called 4321 Manchester, it is a small 20-unit apartment building with ground floor retail on Manchester Avenue.

All twenty units will feature large balconies and covered parking.

The neighborhood has taken off with lots of rehabs, a new brewery, restaurants, residential, a new hotel, banks, entertainment venues, clubs and bars.

The strip is also very popular with the LGBT community.

A TOD planned at Washington University Medical Center.

Washington University School of Medicine and BJC HealthCare just announced plans to build a new 12-story office building at their growing medical campus in the Central West End.

The 510,000-square-foot building includes a full basement and will be located next to the Central West End MetroLink station and will consolidate medical offices currently housed at the Barnes-Jewish Center for Outpatient Health and across the Washington University medical campus community.

The project will start in June 2015 and will be completed in November 2016.
The new rendering looks more polished. The base seems to resemble the base of the new BJC/Wash U towers currently under construction.

Below is the backside of @4240 (shown above). The 183,000 square foot building has been transformed to meet the needs of research, biotech, technology innovation and science-based tenants.

Also known as the Heritage Building, it was an old telephone manufacturing facility for Western Electric and Southwestern Bell.

It is one of CORTEX's technology incubators that houses Cambridge Innovation Center. The start-up incubator is nearly 100% full.

The CORTEX Innovation District is steadily changing. Here are current photos.

This former industrial zone is continuously changing with demos of older buildings, street works, renovations, new construction and a $15-million street-and-land scaping project.

Tech Shop will be coming to a new building, soon-to-be under construction and a half-million square foot complex of about five new buildings is also planned. Demolition for that project is under way.

No.......this can't be. Not in "conservative" St. Louis!

The Grove/Forest Park Southeast neighborhood, as reported here, is booming with lots of new development, millennials - and the LGBT community.

The burgeoning community is just blocks from CORTEX and the Washington University Medical Center.

In recent years, hundreds of millions of dollars have been invested the neighborhood and along the Manchester Strip - in bars, clubs, residential, a brewery, a hotel, restaurants, entertainment venues, new banks, streetscaping etc. etc.

By the way, this is permanent.

Yet another CORTEX update. Brauer Supply Company building comes tumblin' down.

Some people don't like this demo, but the old economy is making way for new economy. Tech Shop will call the new building home.

The new urban IKEA in St. Louis, which is literally in the heart of the city - and region - will open September 30th.

It sits near I-64/U.S. 40 in Midtown St. Louis.

The 380,000 square foot store also will be equipped with Missouri's largest solar roof array.

A $500-million firm is moving from suburban Chesterfield to St. Louis City's Midtown/Grand Center.

The project, slated for completion in 2017, will cost $51 million, Smith told the St. Louis Post-Dispatch. The building also once housed the St. Louis Health Department.

Bull Moose’s parent, U.K.-based Caparo Group, will invest in renovating the vacant 12-story building into a multi-use development including offices, a 145-room hotel and retail.

Lawrence Group CEO Steve Smith will co-own the building, at 634 N. Grand Blvd., with Caparo.

The Missouri Theatre Building is the last of Grand Center's historic buildings to get a makeover, according to officials who announced the deal Thursday.

The development is expected to create more than 200 additional jobs in the area, officials said.

Also planned for the renovation are a full-service restaurant, banquet rooms and meeting facilities, a coffee shop and parking lot.

Bull Moose will occupy 24,000 square feet of the remodeled space for its North American headquarters.

Plans call for a second phase of about $25 million to include a new 150-unit apartment building and 500-car garage behind the current building, the Post-Dispatch reports.

Here's progress on Washington University's $75-million, 6-story, 215,000 square foot research lab Scott McKinley Research Building in the WUMC Medical Center.

Nearly $1.5-billion in development is planned for the medical center over five years.

St. Louis' Midtown industrial zone is rapidly de-industrializing and what's taking its place is St. Louis' 200-acre innovation district known as CORTEX (Center of Research, Technology and Entrepreneurial Exchange). The district has 164 companies and is in talks with other Silicon Valley companies. (Video)

In addition to recent site demolition for the new TechShop building, below is the former U.S. Metals manufacturing facility - now completely gone. Its demo recently finished and plans for the site include a 500,000sf 5-building development.

The rendering only depicts updated massing plans for the site, which will be near the district's newly-planned MetroLink Station.

Named one of 2015's 10 exciting attractions opening in 2015, National Blues Museum, the $13 million structure set to open between November and early next year, is a 23,000-square-foot museum that will be interactive and technology-driven in its telling of the chronology of the blues.

The museum is located in a portion of an historic building in downtown St. Louis. Located on Washington Avenue, it is one block from the convention center and a few blocks from the Mississippi riverfront where W.C. Handy wrote, "The St. Louis Blues".

Several new restaurants (BBQ, Creole-American, Italian) are planned for the immediate area as well although others have already opened nearby.

Developer of Dragon Trading building seeks tax abatement

Jul 17, 2015, 2:52pm CDT

The developer of 1701 Locust St. would receive a 10-year real estate tax abatement under a bill being considered by the St. Louis Board of Aldermen.

Sovereign plans to invest about $9 million into the four-story building, creating 57 apartments with 2,000 square feet of commercial space on the ground floors.

The property, formerly called the Dragon Trading building, would also have 36 basement parking spots.

New Apartment Building Proposed for Pershing Avenue Surface Parking Lot
July 16, 2015


A new, 165-unit apartment building is being proposed for a large surface parking lot at 5510 Pershing Avenue in the city’s DeBaliviere Place neighborhood. The current owner of the lot is shown as Kilamanjaro IVC and the contractor is listed as Klitzing, Welsch and Associates. A “zoning-only” building permit application was received by the city yesterday to construct the new multi-family structure. The project would need to be approved by the City’s Zoning Section to move forward.

Plans for the apartment building show 279 parking spaces in a structured garage. Ground level space includes office and three one-bedroom apartments. The garage is wrapped by apartments through three levels, with an amenity level including courtyard, pool, and fitness center on the fourth level, and apartments rising to seven floors. The building will consist of 24 efficiency, 107 one-bedroom, 28 two-bedroom, and 6 three-bedroom units
