Would not be surprised to see them wait after the first tower a couple of years. If they rent all the units in first tower immediately with demand for more they may go ahead with next phase or they could wait years. Market conditions will determine.

Isn't there insane demand right now? If I were a Toronto person about to retire and sell my house for 1.5M and had a connection to London (say went to Western and liked it). Pocket the 1.5M and rent something super nice in a new snazzy tower in London for $2200/ mo. Set for life.

London apartment vacancy rate has increased due to pandemic and lack of out of town students at Fanshawe and Western. Still to be seen is will the students come back in Sept or will we see it drawn out over future years?

I don't know if any of the $2200 units are all that snazzy. My inlaws live in an Old Oak building in the burbs and pay around that for 2 bed, 2 bath, and I would say their unit is nice, but not really snazzy. I imagine a similar unit downtown would be a fair chunk more.

Major concrete pour today with half dozen cement trucks onsite and pump truck. Suspect they are pouring the floating slab foundation for building.

Still working at bottom of pit. Some concrete being poured likely for elevator/stairwell shaft base.

Anything going on at this site? Will it begin to rise above grade by late summer?

Very little progress. Still in the pit and they don't appear to have many workers on site. You'd think given the small footprint they would have got some of the perimeter walls and elevator shaft and posts completed by now.

Able to glimpse south side of pit where they are now forming the L1 floor slab. Would imagine that they have now poured and formed most of the L2 level walls and posts. For such a small footprint progress is very slow.

Now forming the L1 walls after pouring the L1 floor slab. Given the small footprint this should move quickly and we should see the ground floor slab forming in July.

Looks like most of the L1 walls are now poured. Should see forming and steel rebar for the ground floor slab soon.

Milestone with the ground floor slab now poured. Even have some of the steel rebar and forms for ground floor walls and posts up. Hopefully the pace can now pick up since they are above ground.

First ground floor posts are now poured. Alot of elevator/stairwell shaft core steel and forming happening now.

Is it weird that I worry that this will end up with only phase one being built? Really hope we get more news or an updated timeline on phase 2 and 3.

I'm only guessing but the work they are doing to King seems very intensive and I would not be surprised if much of that is to support very high density along the King Bus loop. I would think the increase from 19 to 25 floors for this phase may be followed by a similar increase to the original 32 and 35 storey proposals. There was threatened (or was it actual?) ligation that was settled with the City, and I would not be surprised if that might include height increase bonusing/higher density/affordable units. The 181 King proposal was originally a vague 25 storey proposal, but I believe the last I saw was a render image for a really nice 38-ish floor tower.

That bus corridor would be where the city wants highest density so we'll see. Also one is a parking lot and the honestly any attempt to restore 181 seems impractical and unlikely, regardless of merits, as it probably continues to decline in structural stability.

Most of the 1st floor walls are now poured and formed. Still have some of the south side to finish. This is the ground floor lobby level so the height is extra tall. Of note the building immediately to the east has some rather large and growing cracks in the south facing wall. The exterior bricks have separated and it appears the SW corner is leaning to the SW.

I rather like this building.

It's amazing how many buildings are going up in the inner city area that are all roughly just above the garage level...........Talbot/Dundas/SoHo/. Within 2 years, the city's skyline will have noticeably improved and it's great to see all these parking lots quickly getting filled up.
