"The Wharf redevelopment will involve multiple phases, from residential and retail components to a revitalized market and other waterfront features, including four public piers.

In preparation for a hearing with the Zoning Commission next month, the development team submitted new details and renderings for one of those piers, the 7th Street Recreational Pier. Initially planned for completion as part of the third phase of the redevelopment, the developers now hope to complete the 7th Street Pier as part of the first phase..."

Akridge wants to walk away from prime Capitol Riverfront real estate

"Akridge is planning to sell one of its last development sites in the Capitol Riverfront district after shelving plans to build a 220,000-square-foot office building on the vacant land by First and K streets SE.

The D.C. developer has retained Cushman & Wakefield Inc. to market 1000 First St. SE to prospective buyers, with a call for offers set for mid-June. The site — an assemblage of several parcels Akridge acquired in the lead-up to the 2008 recession — is the latest step by Akridge to significantly scale back its holdings in the ballpark area. Akridge previously sold all of its Half Street holdings to a range of developers now advancing their own projects for the sites. To that end, 1000 First is the last in a series of acquisitions Akridge made with its 2005 Akridge Office Fund..."

Capitol Riverfront/Navy Yard

This is a wash (hahaha!)--- replacing a car-wash with a self-storage. Both are pretty boring and not really the best use of land in a transit-accessible and increasingly walkable neighborhood.

Four Stories and 42 Condos Proposed For Capitol Hill Site

"A new four-story, 42-unit condo development is in the early planning stages for the 300 block of 8th Street NE on Capitol Hill.

On Wednesday evening, Community Three Development’s Grant Epstein shared plans with the ANC 6C Planning, Zoning and Economic Development Committee to demolish the one-story building at 300 8th Street NE and replace it with the matter-of-right four-story development.

The project would include 42 condominium units; approximately one-third would be one-bedrooms and the remainder would be two-bedrooms. An underground garage, accessible via an alley, will contain 21 parking spaces. The dialysis company currently occupying the building will move out next spring..."

"Put another residential project on your development map for NoMa. J Street Development Company and Nelson Architects have filed plans with the Zoning Commission (ZC) to construct a 64-unit residential building at Congress and L Streets NE.

The lot, at 1109 Congress Street NE and 220 L Street NE (map), is currently occupied by a vacant mid-century two-story warehouse and a three-story office building. Both the structures will be demolished and replaced with an eight-story building with a 3,930 square-foot penthouse. The residential units will be a mix of market-rate and affordable, and there will be one level of below grade parking totaling 16 spaces and 20 bicycle spaces..."

International Spy Museum moving to L’Enfant Plaza in 2018

I have seen preliminary construction for this, which I thought was maintenance for the L'Enfant plaza shops. I will take a photo the next time I go over there. This relocation is good news, as it will provide activity at L'Enfant on the weekends, when it currently lacks any vibrancy.

"The world’s largest purported collection of international espionage-related artifacts plans to move about eight blocks south when the International Spy Museum relocates to L’Enfant Plaza in 2018.

Developer JBG Cos., owner of L’Enfant Plaza, announced a deal with the museum Wednesday after more than 18 months of negotiations.

JBG said construction was already underway on the new museum, a 140,000-square-foot space designed by London architects Rogers Stirk Harbour + Partners along with Hickok Cole of the District. It will be located in front of the Plaza’s glass atrium and feature a glass “veil” suspended in front of the new exhibition space..."

120 Apartment Complex Coming to 1200 Block of Pennsylvania Ave SE

"Sassan Gharai, founder of SGA Architects, is the new owner (ed. see comments below) of both the famous Shotgun House* and the attached Frager’s Garden Center in the 1200 block of Pennsylvania Avenue, SE. The firm designed and developed Butterfield House at 1020 Pennsylvania diagonally across from the old Frager’s Hardware store, which is being developed by Perseus Realty. The new SGA project is within the Capitol Hill Historic District and subject to design approval by the Historic Preservation Review Board.

SGA plans to build a 50 foot, 120 unit apartment building by right, on the site that is now Frager’s Garden Center. The Shotgun House will be pushed back on the lot, preserved and restored, and a three story addition will be built on the rear of the building. Sources indicated the building would not contain a retail component (ed. but see comments below). The town house at 1230 Pennsylvania which is part of the parcel would remain a residence and be incorporated into the project. SGA architects have been reaching out to neighbors in the past few weeks to explain their intentions for the site.

The controversy over preservation of the historic Shotgun House has been an impediment to the development of the parcel, but Capitol Hill historic preservationists and early signals from the Historic Preservation Board seem to favor this development..."

"The JBG Companies has mammoth residential plans in the works for the 16-acre site of the Marriott Wardman Park Hotel.

In March, UrbanTurf reported that JBG was moving forward with a plan to bring a few hundred residential units and a public park to the hotel site in Woodley Park. Two planned unit developments (PUD) that the firm will file with the Zoning Commission on Friday outlines much grander plans.

The first phase of the new development will include an eight-story, 119-unit residential building and a large green space that will sit between 2700 Woodley, an existing 212-unit apartment building, and the 32 high-end residences in the works for Wardman Tower..."

DC United stadium

I walked over to Buzzard Point yesterday morning and took a couple of photos of the construction for the new DC United futbol stadium. I was surprised there was already this much work done.
