Is that an optical illusion or do the X beams flex out a bit, away from the glass? I never noticed it until i saw that last pic by HarryC

I love these smaller, boutique infill commercial buildings (Fulton Labs included). But also great seeing them outside of Fulton Market/West Loop area too.

^ That might be the future of office anyhow, at least for a while post-Covid

I don’t see some huge, trophy office tower being financed for a while, given the risk involved.

I just re-read the PD again. I didn't realize Marquette had bought the La Luce/Bad Axe building, its parking lot, and the vacated piece of Loomis. That's how they got the extra FAR...

Redevelopment there would require permission from Council to amend the PD, and the new tower will severely restrict the redevelopment options anyway by using up most of the PD footprint and all of the FAR. Wow, great news. I heard the sale of that parcel was about to close a few weeks ago which coincides with the announcement of these new plans. Great to hear...

I just heard about a 30 story apartment building at Fulton & Carpenter. There's no PD yet so I was wondering if anyone else heard the same. Not sure what corner of the intersection it's supposed to go but I know that the developer is currently budgeting it right now. A quick Google yielded no results for me.

I mean - there is a building on the SW corner there being built where Hartshorne Plunkard is (I think it started?) - a new 6 story building and 12 story hotel. The other 2 of 3 corners that aren't Google there I'd have a hard time imagining anything being built over them.

Hmm, perhaps it's not directly on the corner. I just saw the budget so it seems pretty serious. I don't know the area like the back of my hand but per Google street view, there's an older looking building at 1032 W Fulton, maybe that's the lot. I'll report back if I get more specifics.

Interesting. You are sure it's Carpenter and not something like...Carroll? I know of a 30 story proposal for Carroll a few streets west of here. Can you share any more info like who the developer is? Because I'm pretty sure this thing right there is already happening:

I'm not sure if I should be giving away too many details (I don't have that many to begin with). The email I saw was actually from a CM, not the actual developer. And the email specifically said "Fulton & Carpenter".

That Summit job says its 1038-40 W Fulton... wouldn't that still leave some opportunity right at the corner? Even that rendering in the link to Summit's site looks like they're not touching 1032 W Fulton.

Right - my point in sharing that was to show how small of a site 1032 W Fulton Market is. I'm probably wrong though.
