Cheskel Schwimmer lands $75M construction loan for SoBro towers

Quote:
Another high-rise apartment project is ready to go vertical on the South Bronx waterfront.

Cheskel Schwimmer’s Williamsburg-based CGS Developers closed on a $75 million construction loan from S3 Capital Partners for the pair of rental towers spanning 237 units he’s developing at 210 East 135th Street, the lender told The Real Deal.

“There has been lots of activity in the area from both private owners and large institutional developers,” S3 Capital co-founder and principal Joshua Crane said.

Schwimmer bought the vacant lot for $15.47 million in 2015 from Storage Deluxe, which three years earlier sold the large self-storage facility it had operated next door to CubeSmart for $68.23 million in 2012.

The Arches begins leasing sparkling Harlem River apartments from $2,246/month

June 30, 2020

Quote:
In the wake of a 2009 rezoning, the South Bronx waterfront is poised for an influx of residential, commercial, and community development. The latest proof of that can be found at The Arches, a pair of 25-story towers developed by Chess Builders LLC and designed by Fischer Rasmussen Whitefield Architects (the successive firm of Karl Fischer Architects, which was a key player in Brooklyn’s residential renaissance). Construction topped out last fall, and leasing will launch on July 1, 2020.

According to the development's website, current availabilities will start at $2,246/month for studios, $2,613/month for one-bedrooms, and $2,933/month for two-bedrooms. Several units will feature private terraces or large oval balconies, the better to enjoy the sweeping vistas afforded by the sheer height of the buildings.

All 240 studio through two-bedroom units enjoy incredible natural light through oversized windows and sleek interiors with high-end countertops and tilework. The interior design is underscored by smart home technology from Control4 that allows residents to control the locks, shades, and thermostats from their Alexa or smartphone.

The crowning glory of The Arches is a landscaped roof deck looking out on 360-degree Harlem River and Manhattan skyline views. On the floors below, amenities at this doorman building include mail room and cold storage, on-site cafe, business center, library with fireplace, game room with billiards table, fitness center with yoga studio, screening room with surround sound, children’s playroom, central laundry room, and outdoor terrace with fireplace.

^^^^

They are in the works. The Bronx, next to Queens, will be the hot bed of NYC development this decade.

A chunk of affordable housing will likely rise in these boroughs. Queens has some large scale projects in the pipeline.

Once this pandemic is over, we should see some larger permit movements. This year will be a disaster from a permits perspective. 2019 was nice... but 2020, not so much.
