I believe there were a couple other low rise proposed.
500 S Broad, I don't have any real renderings of.

There are four proposed projects on Washington Avenue east of Broad. This, the one at 13th and Washington, at the Italian Market, and the triangle lot at Washington/8th/Passyunk. I am curious which you guys think will start first?

The Wash/8th/EPA parcel just got sold for 2.85 mil in Oct 2020. The Ambit Architecture building looks dead(no longer on their site)

The buyer is an LLC with a listed address for a cardiology practice on Oregon Ave. This same person looks like also owns 1122-1130 EPA across the street.

So who knows what's going on with this spot but with a new buyer perhaps there'll be some forward movement.

Post Brothers Project?

I saw a couple of people commenting on Facebook that this is now a Post Bros project? Can anyone confirm that this is definitely the case? The CDR materials from late last year still have the Tower Investments logo.

I don't have official confirmation but it wouldn't surprise me seeing as that's how Bart moved ahead with Piazza Terminal (essentially handing it over to Post to go vertical while presumably retaining an ownership stake of some kind). The BroWash proposal is using the same architect and is of a comparable scale, so I could see them thinking that if they got it together in NoLibs and it worked, let's repeat at Broad and Washington. I guess we'll find out whenever they break ground.

The northeast end of the lot is being used to store container and other pop-up stuff for restaurants. Not a great sign for an imminent start, but with the recent lot division, who knows.

This site is as large as National's entire East Market development, with its soon to be five distinct buildings and a park. Why does this project still look like someone is trying to make a casino look like not a casino?

It looks like some of the shipping containers currently on the lot(spread bagelry etc) are from the old Piazza Pod Park. This would give credence to the rumor that Post Brothers are now in charge of this project.

It's likely that nothing will happen here until Post Bros wrap up their Northern Liberties projects. Or at least are closer to finishing them.

Maybe now is the time to be bullish . The market is on fire now .

In the past the brothers have worked worked on more than on project at a time, but they were not new construction. I think new construction in some ways is easier to manage then large renovations. As someone pointed out, they can't rent the apartments until they are built
