London doesn't have a shortage of industrial land, there is a shortage of ready to build industrial land. I think they should be getting land along Wilton Grove ready for development before going south on Highbury.

^^ I can see the city's point in regards to not wanting to expand beyond the urban growth boundary. The whole point of the boundary is to densify the city and make 100% use of the land already in the city. Also by extending the boundary means that the city is on the hook for providing expensive underground infrastructure and transit.

Another thing the city is probably concerned about is that this would set a precedent...........if they can build outside the UGB then why can't we? I remember 12 years ago the city of White Rock wanted to OK 2 25 story towers in the downtown core which had a limit of 8. People were wildly against it saying it will lead to a flood of such buildings destroying the town's small and quaint downtown. Of course, the Mayor and councilors said that would not be the case and approved it anyway. Naturally the people were right and there are now a dozen such skyscrapers with more planned and the entire downtown has been levelled to make way for them.

It's not that this industrial development is a bad idea perse but rather that the next developer wanting to do the same would leave the city with little legal room to deny it and certainly no moral justification.

The UGB is now under review with consultations supposed to be happening this year. There will be changes to the current map lines because it is quite old. This particular parcel is basically the SW corner of Wilton Grove and Highbury and is likely already serviced from the Wilton Grove side. Makes perfect sense to be developed. Dancor also owns lands further east along the north side of Wilton Grove were the doggy day care property was. The entire stretch of Wilton Grove is prime industrial land all the way past the VMP to 74. Large businesses look for large contiguous parcels of land and London's industrial strategy needs to be able to market those scale of properties as well as smaller lots. With the VW/PowerCo development London needs to be proactive to attract as many of the suppliers to this area and providing serviced properties by extending sewer, water, gas, hydro, communications utilities down the Wilton Grove and Highbury corridors is vital.

The second Case Management Mtg with the OLT on an appeal by a number of developers over the Middlesex County official plan for Middlesex Centre has now been scheduled for May. Some developers involved include Auburn, Farhi, Sifton, Southwinds, Tridon.


No doubt we will see continuing pressure to develop on the outskirts of London in the surrounding bedroom communities in the coming years.

It would be nice if they could fix up Lambeth. Our office still has a septic tank and we don't get mail at our door, we have a PO box. Makes absolutley no sense to me.

Well after more then a decade the Province finally taking the next step to redevelop the St Thomas Psychiatric Hospital lands. With over 400 acres of land in Central Elgin and many historical and architectural unique buildings it will be interesting to see the proposals. Re-purposing some of these buildings will be a huge challenge due to the asbestos and lead pipes and paint. Some of them will be taken down for sure.

Some interesting real estate sales this past week.


6182 Hamlyn Street
type Urban reserve land
price $30,000,000
seller Named individuals
buyer CRR Foxwood Hamlyn Inc.


This is the triangle of land between Hamlyn and Wharncliffe which is a prime location for development. Not sure if this is actually Foxwood or some other partnership or entity. Is this going to turn into an actual zoning application and development or just another land speculation play?

This is the SE corner of North St and Commissioners and the house immediately to the east. Looks like Tricar is doing another land assembly.

I wonder if they will look to grab a few of the properties along North Street as well, it would make that corner lot a pretty valuable location.
