Crescent Heights Buys 1.5-Acre 3000 Biscayne Boulevard For $19.2 Million

An office building at 3000 Biscayne Boulevard was sold to an affiliate of Crescent Heights for $19.2 million. The sale closed last week.

The developer now owns about 4.6 contiguous acres. The newly purchased property is about 1.5 acres, while the adjacent 3050 Biscayne property that the developer bought in 2010 from Leviev Boymelgreen is approximately 3 acres.

Crescent Heights is headquartered just down the block at 2200 Biscayne Boulevard.

We may be looking at a 400-440 footer here given the development rights.

This development should progress within the range of a couple of months to one year. Recent transaction news indicates that the current tenants have a year to move out. According to the Daily business Review.

Shopping Center & Office Tower in The Works At 3000 Biscayne

Crescent Heights, the company that owns the land, posted renderings of the new development on their website. A caption under the rendering cryptically refers to 343,000 square feet of retail, along with 180,000 square feet of new office space (an existing office building on the site is about 90,000-square-feet.)

The developer controls nearly the entire block, or about 4.6 acres of land. They bought a 1.5-acre site at 3000 Biscayne last October, and already owned the adjacent office building at 3050 Biscayne.

Although headquartered in Miami, Crescent Heights hasn’t been known to build large-scale projects here, even though they have done so in cities throughout the country. Instead, most local projects have been lower-risk conversions from rentals to condos, along with some small-scale development.

I know where it is. I remember where my mom's old store. She used work for Boulevard Liquors. 3001 Biscayne Blvd. I remember!!! Haven't you ever visit Boulevard Liquors store before?

Crescent Heights Wants To Begin Developing New Edgewater Community At 3000 Biscayne ‘As Soon As Possible’

Crescent Heights has confirmed they will be moving forward with plans to build a major new project in Edgewater.

According to documents reviewed by a city plat committee last month, the new project will include:

754 residential units (400 at Tract A, 354 at Tract B)
268,654 square feet of office
16,720 square feet of retail (split evenly between Tract A and Tract B)
38,450 square-foot grocery store
61,450 square feet fitness
620,731 square feet of parking
Crescent Heights managing principal Russell Galbut confirmed the plans to The Real Deal, and said that the timeline to begin active development is “as soon as possible.”


A total of 5.266 acres of land is being replatted, including land at 3050 Biscayne Boulevard. That property has a 10-story, 90,480 square-foot office building which will remain.

CRESCENT HEIGHTS RELEASES RENDERING OF THEIR PLANNED PROJECT AT 3050 BISCAYNE IN EDGEWATER

Developer Crescent Heights has released a new rendering on their website of the 3050 Biscayne project in Edgewater that is currently in the planning stage.

Two towers are shown in the new rendering, with an existing office building to remain at the center.

Renderings show what appears to be a residential tower on the north side of the existing office building. According to platting documents filed in February, there will be 354 residential units there, along with 8,340 square feet of retail.

A much larger tower is shown on the south side. The platting documents state that the south parcel will include 400 residential units, 268,654 square feet of office, a 38,450 square foot grocery store, 61,450 square feet of fitness space, 8,420 square feet of retail, and 620,731 square feet of parking.


Crescent Heights has had their headquarters located nearby at 2200 Biscayne in Edgewater, long before the neighborhood’s current development boom.

Managing principal Russell Galbut said in February that the company wants to move forward with developing 3050 Biscayne as soon as possible.
