1043 w Fulton is juuuust about UC. No longer just being used for materials staging for their other projects in the area. I could have missed if it has been shared before, but the design looks (somewhat regrettably) like it has been Fulton-Marketed some

Nice.

There is practically nothing regrettable here. The only negative is that, if it weren't for COVID, we probably would've seen about 5 times as many construction starts in the West Loop in 2020 than we actually did.

One positive spin is that every recession (even a mandated one) inevitably leads to a rebound. So lets hope that 2022 (2021 will likely be a slow year) is like a springboard for a new wave of daring and bold projects.

The other added bonus is that construction slow downs give us time to improve and evolve designs, so that you see differing styles get built in a given neighborhood over time. If everything in one neighborhood got built within the same decade, for example, that neighborhood would kind of lack character and texture.

Did they remove the hotel portion from 1043 w Fulton? The updated renderings only show the office portion.

It seems so. It was supposed to be a Pendry Hotel, but they instead quietly took over the St. Jane (Carbon & Carbide) recently. Maybe if they can land a tenant for the hotel, it can be built in a second phase or something.

Supposedly another demo permit was issued for La Luce...

Does anyone know what's going on? I was under the impression it was saved... Don't tell me they are going to knock it down for a bigger dog run...

The only garages that are struggling are the Grant Park Garages, there’s been some talk of turning those into a fulfillment center for Amazon. They are already using the garage to store dealership cars.

Really agree that there is going to be a significant lingering apprehension re public transit and ride shares. Speaking for myself, I may always feel differently in 4 or 5 months, but even after getting vaccinated, I'd imagine not being in any sort of hurry to jump back on the CTA or into a ride share/cab. Is it rational? Mostly no, it's not. Humans are like that.

I replied in the Gen Dev thread. When I looked into this before, I didn't see a path to redevelop that site any time in the near future... it's just an orphan city lot, 25' wide, not suitable for a big highrise or midrise. A little condo or office building doesn't make much sense to build there. Marquette probably doesn't want to play small time landlord, so I assumed they would try to sell it.

Based on this new demo permit, I guess Marquette is playing a long game to assemble a larger site somehow, and they don't mind tearing down La Luce now and landbanking it for a few years.

This redesign is pretty bad. The original definitely also had an unfortunate 'frankenbuilding' flair as well, but was clearly better.

Yeah the white brick on the original and the square punched windows were a nice change of pace. Now it literally looks like 210 N Carpenter next door, same proportions and everything. Copy-paste.

I get the bigger windows, less brick = cheaper, but why the color change? Red brick is the most common but white or buff brick is certainly part of the mix for Fulton Market.

At least they're doing underground parking. That may be why they're starting now - digging the basement adds months to the schedule so they probably figure they have plenty of time for the economy to recover.

Well seeing as 811 Fulton and the Mondelez building (905 Fulton?) are #1 and 2 most valuable office buildings per ft2, I get why they’re trying to recreate that design. But it’s so lazy, and a waste of a Fulton Market address

I want to know who at Hartshorne Plunkard Architecture thought that this was a good idea. This is going to be their HQ what's the message here? "We can design generic shit that bastardizes the historical character of a place just like everyone else!" I really liked how the previous version stood out but still fit in so seeing it switched to this full on generic garbage just sucks.

Or is there some neighborhood group or alderman pushing for this? I think 800 W Fulton change it's brick color and I feel like I remember other designs becoming more Fultonized as well.
