I'm really hoping for some "21" style shenanigans if they open the casino so close to DPI... put a bunch of genius kids next to a casino and see what happens.

Here's hoping they lose the casino bid so they're forced to recalibrate again.

amen.

the 78 (named as such to be the 78th Chicago neighborhood) makes the most sense as just that, a neighborhood

it's already surrounded by neighborhoods on all sides

I'm sure the name is going to change once construction really starts rolling in. No way they keep the 78 name. Wasn't it suppose to be called Rezkoville or something?

I've always said I hate the name (as have others) and Related has responded that it's just a placeholder. But as we learned at Block 37 or The Gap, North Center or New City, placeholder names have a way of taking root in Chicago. Newcomers arrive and think that's always been the neighborhood's historic name.

Looks like the 78 really dodged disaster with the casino! Now, hopefully Related can actually get moving with the mixed use - but majority residential - project that makes sense here.

I can say with certainty that this development will be better off without the casino portion. I just hope we can start to see buildings going up here within the next year, bring on the infill!

I highly doubt that will happen without the casino component.

^ yeah, even with the casino, that obs tower was always a phase II "maybe we'll build something outlandish like this down the road" kinda thing.

without the casino, it's a non-starter.

I'm of the opinion that it never would have been built, but rather was thrown in to build more excitement around the 78 casino proposal.

Personally I am hoping they can put some fresh mojo behind the office component, especially with DPI's commitment. Keep the residential at the north end where folks can walk over to Target, Whole Foods or TJs and do something ambitious with office at the south end around the new Red Line stop. Bring in food trucks for office workers to nosh, or it's not a bad walk to Chinatown restaurants either.

Later this year, Wells-Wentworth will open to traffic and then the biggest obstacle to development - access - will be fixed. The full buildout requires more access than W-W can provide on its own, but I doubt this will sit empty for another decade. A more likely scenario is something like Riverline, with a series of manageable 20-30 story residential highrises going up slowly but steadily. DPI will probably be the first thing out of the ground in 2023, here's hoping the state doesn't push it back.

The 2nd bridge is fully complete on Wells-Wentworth now, so they are working on underground utilities now that they have a clear path to bring power, water, sewer into the 78 site from the south. We should see them start paving the last stretch of road through the underpasses this summer.

I imagine they had a backup plan for if the casino pitch failed, interested in seeing the new renderings

My guess is they revert back to the plans from before they added the casino, which to me was already pretty thought out and developed.
From my 3D model.

Well I hope the design gets used somewhere, whether that be as a casino or not. Easily the best looking proposal.
But it's probably best for this site they go back o their original plans.

The development’s anchor tenant, the University of Illinois’ Discovery Partners Institute, says it’s proceeding with plans to break ground late next year on a $250 million, 261,000-square-foot headquarters building with classrooms, lab space and offices.

But DPI itself is property-tax exempt, and with no casino on the way The 78 will not be generating property-tax revenue. Ergo, according to Jackson, talks have begun in which the city would advance the money, rather than Related Midwest, being paid back by property taxes on eventual development.

Jackson said he’s “very comfortable” that Related Midwest and the city will work out something. Already, there is interest in constructing two other office and lab structures for firms that want to be close to DPI, with even some potential residential and retail space along Clark Street, he said.
