This is without doubt one of my favorite towers of this long running cycle. Firstly I love its location where it extends the skyline as well as extending that tower canon feel right over grant park area. Secondly the design is spot on and gives Chicago a modern tower for the 2020s. Thirdly the materials used in the design are high quality. When I see this tower I keep looking at, in a good way. MORE OF THIS PLEASE.

A Chicago Sun-Times article from Feb 7, titled "Michigan Avenue tower 1000M to get its first residents":

"Monthly rents range from $2,105 for a 450-square-foot studio to $15,970 for a 3,156-square-foot four-bedroom apartment"

"Work on the building, led by McHugh Construction, is expected to be completed toward the end of this year."

Sometimes architectural designs can come together in unexpectedly refreshing ways. I had serious doubts about this building when I first saw the plans for

base, but now I am impressed by the fact that the whole building is an accumulation of different, seemingly quirky, floor plans which are encased in a

delicately delineated upward thrust.

I think Jahn evolved to such an impressive extent that here we have what may be the final and best statement in post-modernism. The seemingly comical

clunky-ness of so much of past post-modern designs have here become an expression of elegant lines which surpasses so much of the more rigid sleekness

which has been widely used recently in large buildings.

The feeling of upward lift is balanced(?) by the feeling that it shouldn't be taken too seriously.

I was also not fond of putting such a tall building so close to Grant Park, but it seems now like it is appropriately at the forefront of the skyline.

Looking at the image above, it appears as if there is a shifting in the vertical lines about 5 stories down from the top and another about

19-20 stories down from the top. It is an interesting visual effect, but is there really a shifting of the verticals within the tower or am I seeing an

optical illusion?

I thought it was just the facade, but I think the columns to shift due to a change in floor plan from different sized units. Not sure if it was meant to break up the verticality of the tower, but it's fairly minor.

The effect of what appears to be shifting verticals is subtly reminiscent of what I would call art deco waterfall lines -

like those which are more boldly seen at Rockefeller Center.

They seem to echo the diagonal line of the base and the north and south faces.

They are one more thing which makes this building more interesting to me.

I'm no architectural engineer, but being an engineer in an unrelated field, my first thought was that the shift, especially considering the columns seem to also be moving away from the cantilever when viewed from the west, it could be an effort to offset the weight of the cantilever down through the structure. I can imagine a good amount of torsion being applied to the structure based on the two cantilevers on opposite corners of the building, offsetting weight could help counteract that.

Anyone with expertise in the field feel free to correct me if I'm off the mark.

It's not columns you're seeing behind the glass. The units at 1000 S Michigan use heat pumps in each unit, sometimes several in the bigger units. Those heat pumps live in a closet against the curtain wall. See floorplan here:

Note that the heat pumps are not in the same location at every unit, it looks like the building floors are broken into three tranches above the podium level and in each tranche the heat pump closets are in a slightly different spot.
