Happened to be walking by today and thought I'd grab a quick photo of the three elevations visible along Assiniboine.

West elevation - not much glass

North elevation - even less glass

East elevation - almost all glass (looks better in morning sun, this was late afternoon)

Anyone been past this project recently? The townhouse rentals fronting Assiniboine Ave should be nearing completion any time now..Units should be on the market shortly..

it says NOW RENTING on the south side of the tower. some of the lights on in the building at night seem like its already in occupancy!

^ Good news, they were tossing around an occupancy date of sometime in the fall but were pretty much looking at a completed project..

Anyone want to discuss the rent? How much is too much?

Starting at $1395 for a 1 bedroom with 932 square feet. Add in parking and utilities.

We could afford that,, but we don't want to pay that much for just rent on one bed room, two bedrooms near by cost less.

Anybody on here moving in?

932 square foot one bedroom? That's rather large, no? That's the size of my bungalow in EK. $1400/month sounds about right for that amount of space. Must have a dining room and a large open space.

Crystal owns the property, and will long term hold. They owner is also old and my guess is this is a legacy project to hand off to the next few generations.

These units are clearly geared toward an older population. Large unit sizes for 1 BR and 2 BR, and to be honest, ho-hum finishing. This was obviously a budget decision but understood to be acceptable for the target market.

If you get someone into this building at 60, and they have decent money, they'll stay til they die. It's a great central and quiet location, with very roomy suites and great views.

Seniors with savings are a very secure financial backer for a project like this. 300 Main, by contrast, will have to deal with infinitely more turnover.

Lease up may be slower, but that's fine... this is a long term holder of family wealth, and ensures that the next generation works hard to lease it up. When it is leased up, it will be SUPER secure. I think Crystal remortgaged a good chunk of their fully-owned properties to help finances this, meaning they probably are not strongly leveraged and vacancies won't nearly hurt as much.

A brilliant play from a business/family succession standpoint.

As far as rents go? They're fair for their size. I expect a little higher, to be honest...

While true, most nearby 2BR spaces are much older and use worse finishes... ultimately not a complete apples-to-apples.

Are you bringing a family with you?

The building is actually a pretty nice design, the angled balconies make a big difference. It's just unfortunate that the worst side faces the bridge. Also I think if they would have chosen a slightly darker beige it would look a lot better, kinda just looks like bare stucco.

Overall I really can't complain about anything with this project, great development. My one wish would be if they could find a way to cover over those AC units or whatever's there at the top; looks unfinished.

it is a decent building...I agree though, I wish it had some colour...the off white makes it look like every other 1970's building in the downtown...I've pointed out that 'new building' to people and they couldn't identify which it was.

it looks like its been there for 40 years.

Can't miss the ~ 20 storey for lease sign draped down the south side of the building. Listing this as completed..

I do agree that it does blend right in to the current skyline as mentioned. If you haven't been in the city for years, you might miss it, but I still welcome the addition and the attempt at giving the new block, some pop, dependent of course on the angle it's viewed from..

Noticed today that the building is all lit up now, top to bottom. It's just basic floodlights, but they actually cover the entire length of the walls which is awesome. Would love to see more of this on downtown towers, especially along the river. Wouldn't mind the city making a rule that all new builds (downtown) have to be lit up. Makes such a difference at night.
