Crystal owns the property, and will long term hold. They owner is also old and my guess is this is a legacy project to hand off to the next few generations.
These units are clearly geared toward an older population. Large unit sizes for 1 BR and 2 BR, and to be honest, ho-hum finishing. This was obviously a budget decision but understood to be acceptable for the target market.
If you get someone into this building at 60, and they have decent money, they'll stay til they die. It's a great central and quiet location, with very roomy suites and great views.
Seniors with savings are a very secure financial backer for a project like this. 300 Main, by contrast, will have to deal with infinitely more turnover.
Lease up may be slower, but that's fine... this is a long term holder of family wealth, and ensures that the next generation works hard to lease it up. When it is leased up, it will be SUPER secure. I think Crystal remortgaged a good chunk of their fully-owned properties to help finances this, meaning they probably are not strongly leveraged and vacancies won't nearly hurt as much.
A brilliant play from a business/family succession standpoint.
As far as rents go? They're fair for their size. I expect a little higher, to be honest...
