The amount of development along the part of Princess immediately west of downtown is quite something. In a few years Kingston's core might feel a lot bigger.

Capitol Condos and the Homestead proposal were both turned down at LPAT

City unveils draft ‘Density by Design’ planning document

It has some pretty cool ideas, hopefully they come to fruition. I'm especially interested in what the city considers "street orientated urbanizing". Any guesses?


"The planning proposal outlines “large site urbanizing” areas near the Cataraqui Centre, the Kingston Centre and the field north of it along Sir John A. Macdonald Boulevard, the property where the Providence Care Hospital site sits, the Kingston Penitentiary and Prison for Women sites, and the former Davis Tannery site, which already has a proposed 1500-unit development in progress. The larger sites were defined as likely needing individualized plans for development.

The city has also outlined “street oriented urbanizing” areas along Bath Road, King Street West (east of the Invista site), Midland Avenue, Princess Street, Division Street, Montreal Street, and Highway 15. In addition, all of Sydenham district and most of both King’s Town and Williamsville are mapped for this type of urbanization."

There's a fair bit of development along Princess in the Williamsville area - mostly mid-rise student housing. Also this, which leads to asking what will happen with the old Providence Manor building on Sydenham Street in the downtown area?

A quick google found this, which I found interesting. This is the closest thing to US style 5-over-1s I have seen in Canada:

Unfortunately, rejected by NIMBYs, who complained about disrupting the ecosystem. Which is hilarious, as the land in question is badly contaminated by past industrial use and the developer's proposal would have cleaned it all up.

The transformation of the Williamsville section of Princess Street in the last decade has been astonishing. Even compared to as recently as 2017, some blocks are practically unrecognizable to today.

Specifically, the block of Princess from Division to Alfred might be the one of the best examples of urban intensification in the country of the past decade. None of the heritage buildings in those blocks were touched; infill has proceeded solely on vacant lots or lots with post-war buildings, the infill buildings are basic enough that they don't take attention away from the heritage streetscape but not so basic that they look ugly, and they directly plug into the existing streetwall with matching setbacks and no big gaps between buildings.

It does what it's supposed to do - get rid of vacant lots, add more housing units and commercial space, without taking away from the street-centred, human-oriented heritage vibes.

As for the Providence Manor building, nothing has been announced yet, but I'd predict that it'll become either a retirement home or student housing.

I was just looking at the Citys DASH (where it shows building applications etc) and there are quite applications still in the early application stages along Princess in the Williamsville area.

This is really exciting, to have more housing. My only concerns are will they have retail space at ground level. So far it seems some have, some have not. I just don't want to walk along this area of Princess and be staring at blank concrete walls.
