To renovate and construct an addition to 84-86 Hinton Avenue for a total of 10 residential units in a 4 storey apartment building. To construct three new 5 storey apartment buildings on 88, 92 & 96 Hinton Avenue, respectively. Each new apartment building will have a total of 12 residential units and 2 commercial units on the ground floor.

Wow, I was thinking something was going in on Hamilton, but this is a surprise.

Not the most appealing visually, but glad to see some intensification/ more room for retail.

It will help to add a second dimension to the mostly linear Wellington/Richmond corridor. Always good.

I just cannot believe the amount of small windows on the side of the building. Was there a sale somewhere?

The balconies on the fifth floor do not appear to be accessible!

Well spotted...usually those kind of renderings have cars and fashionistas that seem out of place..this one has hard to reach balconies.

ECRE Smart Living Hinton Inc. has revised it's proposal for the property located at 84-86, 88, 92 & 96 Hinton Avenue North.

The development proposal received Site Plan Approval on November 6, 2018 for the construction of two buildings. At the time, a 4-storey low rise apartment building with a total of sixteen (16) residential units was proposed for 84-86 Hinton Avenue. The second building for 88, 92 and 96 Hinton Avenue featured a 6-storey, mixed-use building with a total of sixty-nine (69) residential units and four (4) commercial units on the ground floor. A total of nine (9) parking spaces were to be provided for the proposed development. The previously proposed development featured a mixture of bachelor/studio, one, two, three, and four-bedroom units for a total of eighty-five (85) residential units.

The revised development proposal involves the construction of the same two above mentioned buildings but with the reconfiguration of the interior layout so they will now feature a mixture of bachelor/studio and one-bedroom units for a total of one hundred thirty-four (134) residential units. The original nine (9) proposed surface parking spaces has been revised to thirteen (13) as per the zoning requirements set out by Zoning By-law 2008-250. This parking is provided at-grade in the rear of the proposed buildings and is accessed by a two-way drive aisle between 88 and 92 Hinton Avenue.
In summary, the revisions proposed are of internal nature with no appreciable site plan or exterior building design changes and alterations as well as no impacts to the streetscape.

I wasn't a fan of the exteriors they showed for this, but I optimistically checked out their floor plans. Wow! This is terrible and I can't imagine this would ever have gotten approved. The configuration is so awkward that you hardly have any room for a bed let alone anything else, almost no light as some units have only 1 or 2 small windows, and an awkwardly shape corridor that they decided to occasionally close off with doors. In some instance, to make units appear bigger than others they made the hallway a part of the unit so you have a long entrance. While you don't need to show furniture for working drawings (excluding mechanical/ electrical/ plumbing and millwork stuff), at least as a presentation you should show furniture - especially beds - as it shows how someone would layout it out and give a sense of scale. He shows beds in some units, but not in others - some of which are awkward units where furniture layouts are questionable.

Who designed this and how did this get approved?! This looks like the architects website. The renderings are made using the crappy, default materials, camera and lighting for Revit.
