Just north of Long Island City‘s Court Square and its once lonely Citigroup Building, the Long Island-based Lions Group will erect a complementary pair of residential towers fronting opposite sides of Jackson Avenue. Sensibly dubbed Jackson East (26-32 Jackson Avenue) and Jackson West (27-01 Jackson Avenue), the project is just one of the more than two dozen high-rise developments underway in LIC’s Court Square / Queens Plaza area.

While details remain scarce, renderings recently posted on the Lions Group’s website depict that the taller east tower will rise nearly 40 stories while the shorter west building will be about 30.

Designed by the Queens-based Raymond Chan Architects, the towers’ facades are an eclectic mix of glass and brick, with building corners glazed with floor-to-ceiling windows and balconies siding many mid- and upper-floor units.

The east tower will replace a one-story auto repair shop, while the west tower is to supplant a GasTrac gas station that recently shuttered. Construction permits for the west tower were filed with the Department of Buildings back in December, but called for a smaller 15-story building containing 88 units.

While still unclear if the towers will contain rentals or condos, they will rise from a hotbed of development activity in Long Island City. Across the elevated Dutch Kills Street (a vehicular High Line of sorts that streamlines traffic to and from the Queensboro Bridge) is the site of Rockrose’s conversion of the Eagle Electric Warehouse and its accompanying 54-story tower. TF Cornerstone’s 50-story mega-rental at 43-25 Hunter Street is already underway across 43rd Avenue, and along Purves Street, a string of recent condo and rental mid-rises that include the Vere Condominium, Purves II, and Lions Group’s own Vantage Purves and the Vista, have already created one of the district’s first residential enclaves.

Those renderings are amazing. Also the mass models of future towers. For a minute, you'd think this was DoBro. City just keeps getting better. No stopping the building frenzy!!!

Demolition begins at Gas Trac at 27-01 Jackson Avenue

Here’s what Queens Brownstoner had to say:4 “The buildings are called Jackson East, at 26-32 Jackson Avenue, and Jackson West, at 27-01 Jackson Avenue. Designed by Raymond Chan Architects, the towers will each rise 30 and 40 stories. […] No details on any construction timeline, or whether the units will go rental or condo.”

Also keep in mind that, as is sometimes the case, what is shown on current building permits doesn't always reflect the ultimate size of what will eventually be built with further revisions in the process. We'll just have to wait for a render to be sure.

Tishman Speyer has permits approved as construction begins at 28-07 Jackson Avenue

I actually am not 100% sure. They are so close to each other address wise given the close proximity with so many other projects in LIC.

I think we have two different threads for the same project.

Fetner, Lions Group and city take next steps for LIC affordable housing complex

The partners pre-filed an application with the city to convert a vacant lot at 27-01 Jackson Avenue into a 27-story tower with 139 residential units, a portion of which will be affordable, and retail space on the first floor.

The project, which will also have a second building, is a partnership with the city’s Department of Housing Preservation and Development and the Department of Citywide Administrative Services.

The building’s total size would cover some 191,700 square feet, with 91 parking spaces across the first three levels and residential units starting on the sixth floor.

Fetner and Lions did not immediately return requests for comment.

The tower is one of two planned as part of the project for Jackson Avenue, located near the Queensboro Bridge approach ramps.

Plans for the other, at 26-32 Jackson Avenue, have yet to be filed with the building department. That building will be 49 stories tall with about 249 market-rate and 112 affordable apartments.

Both buildings went through the city’s Uniform Land Use Review Procedure, receiving final approval in December.

27-01 Jackson Avenue Awaits Construction In Long Island City

Fetner Properties under American Lion, LLC is the owner behind the permit applications for the proposed 336-foot-tall mixed-use project, for which SLCE Architects is listed as the architect of record. The property is located at the corner of Jackson Avenue and 43rd Avenue.

Green sidewalk boards surround the entire perimeter of the vacant lot. No construction vehicles or equipment are visible, and it is unclear when activity will commence. The 3D Google Earth view shows the square-shaped site scattered with cars and scraps.

Renderings were released some time ago for 27-01 Jackson Avenue, as seen above, though they may be outdated at this point. Nonetheless, its planned height and bulk would certainly contribute to the growing vertical density of Long Island City. The superstructure will span 151,141 square feet, with 139,891 square feet designated toward residences and 11,250 square feet for commercial use. There will also be a cellar, ground-floor retail space, and 91 enclosed parking spaces spread across the first three stories. Homes will average 1,006 square feet and begin on the sixth floor. A portion of the total inventory is reserved for affordable housing, but an exact figure remains unknown.

The closest subways are 7, N, and W trains at Queensboro Plaza and the E, M, and R trains at Queens Plaza. There are elevated vehicular ramps that rise on the eastern side of the property and an abutting low-rise structure, operating as the Hyatt Place Long Island City, immediately to the north.

A completion date for 27-01 Jackson Avenue has not been announced.
