Bailey South:
Look for new restaurant Sixhundred Degrees to open in Bailey South later this year. The Variable has moved into their new office space in this building. They have also doubled in size, in both employees and office space, over the past year. You may remember, The Variable was selected by Fast Company as one of the 100 Best Workplaces for Innovators. According to The Variable, It's easy to recruit people from New York City, Los Angeles, Minneapolis, Atlanta, and Chicago to work at the Bailey Power Plant Complex in downtown Winston-Salem's IQ District. A combination of great buildings and a fun/creative city make Winston-Salem attractive to people relocating. And we have seen many people and their businesses move to Winston-Salem from larger cities, like New York City, since the start of COVID-19. It's great to see others discover how attractive Winston-Salem is and the Bailey Power Plant Complex should become more attractive when the Morris Building is completed.

Downtown Embassy Suites Renovation: Built!
We never had many updates on this project. I think it's completed? If it's not, I'll add it back to our list. They added dark grey and copper paint to add some style, which is very common for renovations of hotels from the early 1970s. This building was originally a Hyatt and it is notable for being the second hotel to feature Hyatt's signature atrium from the 1970s. Last time I saw it, it appeared to be fully intact. I don't know if that changed with the renovation? It's something you may want to look for on your next visit.

Kaleideum Science Museum:
We now have all four elevations and an official height from the architect. According to Gensler, this building will be six total floors (five on the north facade and six on the south facade) and 98 feet / 29.9 metres tall on the taller south facade.

Arts Based School Expansion:
This downtown elementary and middle school will build an addition to their buildings for a music school. Premier Commercial Builders is the general contractor.

The Easley Apartments:
Workers are now pouring concrete walls, as the building goes vertical. It will likely rise in phases. Most of these massive apartment buildings rise in multiple phases. Usually, the concrete parking deck is the first phase.

Vispa has acquired Ohio-based WebReliance and will move the merged headquarters into a new building in downtown Winston-Salem. They are currently hiring and they expect to see additional hiring in the first quarter of 2021. This is a fast growing software company.

Moon Light Drive-in Theatre:
This project seems to have changed names to Winston Drive-in? I still need to confirm this name change. They will open this Friday (September 4, 2020) at 5 p.m. (movie starts at 7 p.m.). The screen is actually an LED screen (no projection?) and food is from a neighboring upper-end restaurant/bar and music venue. Not your typical movie theatre popcorn and overpriced candy. It's $42 and you can bring five other people with you on that ticket (at $7 a person, that isn't bad!). All tickets must be purchased in advance and if it rains, they still show the movie. As usual with COVID-19, movie theatres don't have many current movies to show, so I would expect older films.

401 West End Blvd:
Workers installed the wood flooring for the conference center and are refinishing the concrete floors in the storefront spaces. A new balcony on the top floor, under construction, will provide views of the former canal. COVID-19 has delayed window/door installation for this project.

500 West 5th:
Tech company Swipeby is preparing to expand and hire more workers at their 500 West 5th headquarters.

9th Cube:
This is a new downtown residential infill project by Drew Gerstmyer. It will be contemporary-architecture downtown housing that is also affordable for the people working in the bars, entertainment venues, and restaurants. It's often called Workforce Housing in Winston-Salem. It will infill an empty lot along Ninth Street, between Wise Man Brewing and the service access/loading docks to MIXXER Makerspace. At 35 feet / 10.7 metres in height and with only 10 units, it won't be the biggest project, but it's something downtown needs. Most of the people working at the three neighboring beer breweries, new hotel, and the neighboring museum can't afford to live downtown. This will give them an option to live in walking distance of their workplace. They can also walk to a maker space directly behind their rental apartments.

Interstate 74:
The first 3.5 mile (5.5 kilometre) segment of Interstate 74 will open around Labor Day. This segment of Interstate 74 will connect Salem Parkway with U.S. Route 158. The next segment will open around late-December and connect U.S. Route 311 to Salem Parkway. Interstate 74 is six-lanes and should be 65 mph (105 km/h). Work has already started on a segment between U.S. Route 52 and U.S. Route 311. Completion of the entire project is still a few years away. Flatiron Constructors is the General Contractor for this project.

Twin City Motor Building Adaptive-reuse:
This was a former Ford Assembly Building (Ford Factory) and new car showroom. The parts were made in Michigan and sent to this building in Winston-Salem to be assembled into new Model-T cars. An extreme Model-T shortage led to the creation of several assembly facilities in high demand cities. It was a faster way to fill the high demand. Winston-Salem was the state's largest city at the time and had very high demand. They usually had a sales showroom on the ground floor, to sell them as fast as they could assemble them. Developers are converting it into a food hall, event space, year-round rooftop bar, bowling, craft beer brewery, a restaurant, and golf/sports simulators. And yes, it will have a restored Model-T on display.

Downtown Streetscape:
I'll answer Matt_A's question here. The reason... I found renderings dated August 13, 2020! It does appear as if they have everything planned-out and at least a rough idea of what they want to do. It matches with what I've heard, too. I'm sure they have some final details to complete, but it appears as if they know roughly what they want to do. Even the brand of bricks and grates, types of trees, and foundation below the new sidewalks appears to be decided and has cost estimates.

What they can do is limited by the width of the streets. People want protected bike lanes, street side parking, transit-only lanes, wider sidewalks for the restaurants, etc.,. Downtown Winston-Salem has very narrow streets, which many urbanists love. Downtown Winston-Salem has some of the narrowest downtown streets in the southeast. There are streets from maybe 200+ years ago that only a bicycle could use and others with steps, but that is a part of the city's fun character. First and Second streets have width to work with, but Main and Liberty streets are very narrow. They found creative solutions, like flex lanes that can be used for parking during the day and as expanded sidewalks for restaurants or festivals at night and on weekends. This should be fun to see, when it's completed!

The wider streets will have flex lanes, which can be used for street side parking during the business day and sidewalk dining at night and on weekends.

This is likely to be a much larger project than we thought and I would look for another bond proposal, in the near future, for a next phase.

Transit, Bike, & Pedestrian Improvements:
The state is funding and creating a regional bicycle transportation coordinator job for Winston-Salem.

Low Line: Built!
Yes, this project is now completed! People are now walking on it and taking photographs on it. It is called Low Line because this elevated rail walkway is lower than the elevated rail walkway two blocks to the east. You will have to wait until later this year or next year for the storefronts along the Low Line to open. This is what Viator Design & Construction said, "We removed, restored, and reinstalled these tracks to help turn this old track into an elevated walkway. Handrails are split I-beams called split Ts. We installed over 10,000 ft of cable on this job. Now come enjoy it!"

New Downtown Elementary School:
This downtown school will cost around $34.6 million and have room for 500 students. Completion is set for Fall 2023. Interestingly, this is a brownfields project, which involves the demolition of the former Thomasville Furniture Factory and site clean-up. The former Thomasville Furniture Building has sat empty since it closed in 2003. This is located in downtown's Industry Hill Neighborhood.

This project is now completed. Wow, that was fast! This tech company is doubling in size every year. Yes, this is the new headquarters for the company that operates the cloud storage, designs, sells/rents, and makes the construction cameras you often see posted on this site.

Depot District:
This project received a $24.9 million grant from the USDOT to pay for a multi-modal bus and passenger rail station. This is an adaptive-reuse project, converting a former furniture factory building into a passenger station. Most of the money will be spent on creating a grade separated rail crossing and track improvements for passenger rail.

This creative employer is expanding and hiring. You should see the view from their under construction office! An art gallery is on the ground floor. Yes, it's in downtown's Arts District.

Carolina University Downtown Dormitory:
Still waiting for the university to demolish the vacant hotel building on the site, so work can start on their proposed seven-storey downtown dormitory. The entire neighborhood around it has wanted this building, on the far edge of downtown, demolished for years! I wish the City would force demolition, due to the condition of the property, but so far they haven't. I'm guessing they won't do anything with the site this year, since small universities are struggling with COVID-19 issues right now. They did install a sign at the site, though I wouldn't think the university would want people from out-of-town to think they are located in that vacant building. That old building is falling-apart. I noticed the windows are falling-out of it. I really wish they would demolish it, even if their plans for a new building are delayed.

Whitaker Park Mixed-use Project:
WPDA has hired NAI Commercial Real Estate Services to sell or lease the buildings. WPDA would prefer to sell the buildings to companies interested in using the spaces. They also have developable land with rail service available. The properties are for Life Sciences, Aerospace, and Advanced Manufacturing and have easy access to Smith Reynolds Airport and downtown's Innovation Quarter.

110 South Broad Street: Built!
As I've said before, I don't think I've ever seen a construction project more hated in Winston-Salem than this project. I don't usually post projects like this, but it's so asked about it's almost like I had to include updates on it. What makes it so hated? For some it's the location, for others it's a lack of storefront spaces or good urbanity, there are people who believe the developer had something nefarious in mind when he selected this site, and for a large percentage of Winston-Salem residents it's just a dislike of these facilities. Since it's outside the downtown overlay, there aren't any restrictions on structures built in the Ballpark / Village District. Please ask your council person to expand the downtown overlay to this neighborhood or create a new urban overlay for this neighborhood. With many not wanting to see this structure from the ballpark, showing it from ballpark views could be a bad idea? It appears to be nice (it's one of the more upscale companies for higher income customers) and is a needed amenity for downtown residents. They selected this location due to the large number of upper income residences in the downtown area. I wish it was a more urban design, but I'm guessing what it is limits the design. It even has storage space for your wine. A big attraction for moving to Winston-Salem is Winston-Salem's Metro Area is North Carolina's Wine Country. I think it will do well.

It's worth noting: An office building, parking deck, and apartments will one day block this building from view for those at the ballpark. And more apartments tells you why it's there.

The Easley Apartments project did demolish a few of the old storefronts and offices in the neighborhood, including a building with a popular mural and a loved blue building from the 1930s. I'm thinking The Easley will be an improvement, but we shall see when it's completed.

Cloverdale Redevelopment:
Work seems to have slowed on this project? Possibly due to COVID-19? People are taking "last photographs" before the demolition begins. This project is, without a doubt, gentrification. Affordable housing in walking distance of several employers, including the city's largest employer, and people do walk to work and shopping from here. This will be replaced with luxury apartments.

TW Garner Campus:
TW Garner is acquiring a 30-acre site next to Smith Reynolds Airport for a multi-building campus. They will consolidate all of their operations there in late-2021. These are expected to be large buildings. Yes, they will start work in Fall of this year! The site offers room for rapid growth, including rapid job growth. Their headquarters will remain downtown on Fourth Street.

Workers cut the stair opening and lifted the restored Model-T Ford into the building, through that new stair opening, for an historic exhibit on the building's past as a Ford Assembly Plant.

Forsyth County Courthouse:
This project is now pulling permits for construction. It will be 239,656 square feet and cost $85.8 million. Balfour Beatty Construction is the General Contractor.

This doesn't look permanent? I'm guessing this isn't the Moonlight Drive-in proposal and is a temporary drive-in at the Moonlight proposal site? So, I will leave the name as-is.

Sentinel Commons:
A law firm has moved into office space in this building. This project's next phase of exterior construction could be delayed, due to COVID-19 issues impacting their financing? This may delay Arden's headquarters from moving into the building next Summer? Since they have interested tenants for more office space, they may convert the co-working space into additional office space. Expect to see more office tenants moving-in around the second half of 2021, as this becomes more of a multi-tenant office building. It's interesting to see strong demand for office space in downtown Winston-Salem right now. The ground floor of the 1927 "Independence Hall" building will change from a retail incubator to a restaurant space. I guess COVID-19 impacted the retail incubator? If you're interested in using this space for your restaurant, contact them about this exciting space! As you can see, this project is changing.

Two Tech Companies Move to Winston-Salem:
Two tech companies have moved their headquarters from Atlanta to downtown Winston-Salem. Firefeed is a community building social media company and Proodos is project management software using AI and analytics.

Novant Health Forsyth Medical Center Renovation:
The Manitowoc MLC 300 with VPC Max Series 3 Counterweight attachment arrived in 42 tractor-trailers. "The crane has an 18,500 lb lift capacity at a 420-foot reach, 275' main boom, 295' luffing jib and 474,000 lbs of counterweight."

Link Apartments 4th Street:
If you're an artist living in Winston-Salem and would like to design a sculpture for the corner of Fourth and Spruce streets, you must apply by October 9, 2020. Of course the theme is already selected: Arts & Innovation. Interactive artwork is preferred and it should be 8 feet / 2.5 metres tall or taller. Developer Grubb Properties is paying for the base and there is money available from both the City's public art fund and the developer for design and fabrication. Each finalist will also be paid to prepare and present their idea. We should have a winning design in November of this year. The rendering in this thread is the current rendering and the rendering the City is using is old.

Sharpe Brothers was selected as the contractor for the two-way conversion and signal changes in the first phase of this project. Completion is set for September 2021. Expect a major road diet near the ballpark!

Oliver Cycling Park:
Landscape architect Walter Hood is close to starting his part of this project, which will have layers built into the side of the ridge and connect to several themes, such as sports, community, farming, and more. There are 30 living descendants of Peter Oliver, including NBA star Chris Paul.

The Portrait Project sculpture is being fabricated and eight separate murals are currently underway. Installation may take a week or more. COVID-19 has delayed materials and engraving for this art project. Look for an unveiling of the art on April 10, 2021.

Smith Reynolds Airport Restoration:
This is an $86 million project, including terminal renovations. The City has approved plans to connect downtown's IQ District with Smith Reynolds Airport and connect the airport and IQ District with Whitaker Park. Whitaker Park and the airport are one mile (1.6 kilometres) apart. The airport is roughly three miles (4.8 kilometres) from downtown's IQ District and the IQ District is also roughly 3 miles (4.8 kilometres) from Whitaker Park. In addition to connecting an airport innovation center to universities, they are also connecting this project, educationally, to Carver High School and the local community college. This is a significant project that seems to be accelerated? I can't recall the last time I noticed a local government involved project moving this fast. There are no COVID-19 delays.

410 North Liberty Micro Apartments:
In the 1950s, during the height of popularity for Daniel Boone, I'm guessing most of the city and possibly a good percentage of the nation would be opposed to destroying part of the Fayetteville & Western Plank Road. Daniel Boone and his family lived in this area and traveled this narrow road, as you can see on this marker along the old plank road in Winston-Salem. Are we sure we want to destroy this segment of the Fayetteville & Western Plank Road in downtown Winston-Salem?

Railroad Building Restoration:
The Ohio-based developer is preparing for major structural work. The building has structural support issues, with load-bearing columns deteriorated enough that they can't support the building's weight. They are also making changes to the joists and wooden support beams in this 110-year old Winston-Salem Southbound Railroad Building.

The Easley Apartments:
This site will have a 190 foot (58 metres) tall crane. The parking deck Tindall Corporation is currently constructing will be 55 feet (16.75 metres) tall.

Lofts @ Whitaker Park:
The developer will build and own the Whitaker Park projects under the names Cavalier Development and Wahoo Development.

Combs Wholesale Produce Facility:
This is another massive new project near Smith Reynolds Airport that should bring a large number of jobs to the city. It's so close to the runways, they actually needed approval (for the building height and cranes) from the airport to build this. General Contractor A. M. King Group is building this massive corporate headquarters and produce distribution and processing facility for Combs Wholesale Produce Company. The GC said, "This project will feature leafy greens, tomato and fruit/citrus coolers, dry storage and more." Sites near the airport are attracting jobs and big construction projects! This runway now has projects at both ends of the runway. Yes, it's under construction. It has easy access to air, rail, and an Interstate.

401 West End Blvd:
West End Market is the newest tenant of this project. They are starting their upfit right now. This project will open on October 3, 2020. The terrain in this neighborhood is very interesting. Winston Lake Park Improvements:
Winston Lake will gain a new pier, walking paths, restrooms, and picnic shelters. Completion is set for September 2021.

Rise Indoor Sports Complex:
Carolina Athletic Performance is now called Rise Indoor Sports and has better renderings. This is under construction. It will have basketball courts, batting cages, a wrestling room, a 60-yard turf training field, training & rehabilitation, and a food court. It is capable of hosting NCAA tournaments and will seek to bring big sports events to Winston-Salem. It is privately owned. This will host large sports events and is viewed as a sports tourism generator.

This is residential on the top floor and office space on the ground floor. Could you imagine living right at four craft beer breweries and a distillery! Finding information on this project is near impossible. No news sources have reported on it and it's very difficult to find any photographs of it. The photograph below is from someone visiting from out-of-town to try the city's downtown craft beer breweries.

The North Carolina Department of Transportation is currently testing the digital message signs they recently installed. They are also placing the high visibility pavement markings on the highway and the rumble strips.

New Hanger:
A hanger, at Smith Reynolds Airport, from the 1930s will soon be demolished for a new hanger. Look for a new taxilane and ramp to open next year, opening new land to hanger construction. I think they have plans for four new hangers at that site. Hanger demand is very high at this airport.

Smith Reynolds Airport Restoration:
The terminal restoration, to its original Streamline Moderne appearance, will begin in December 2020 and should be completed in Summer 2021. Space in the historic terminal is fully leased. Out of over 2,000 airports in the United States, this is one of 84 "National Airports" that receive additional federal funding and can have passenger service.

Bike & Pedestrian Land Bridge:
NCDOT said they are entering the last phases of this project. According to NCDOT, "The punch list includes planting, installing lights, etc. The plants will add natural color and bring birds and butterflies to the walkway. A lot of designing has gone into this bridge for water drainage, plant material, soil, and the list goes on. It will be a shining star. The pedestrian bridges increase the ease of transportation for people who like to walk and ride bicycles. That increases the quality of life - something that companies look for when searching a place to relocate."

Malcolm McLean was one of Forbes Richest Americans and made his fortune shipping products into and out of Winston-Salem. He started SeaLand Corporation, inventing the intermodal shipping container to transport items between Winston-Salem and New York City, and he started McLean Trucking, which became one of the largest trucking companies in the nation and the largest in Winston-Salem. In addition, he was a board member of Winston-Salem's RJR Nabisco Industries.

I'm still surprised Winston-Salem doesn't have something made from those intermodal shipping containers. Winston-Salem is the birthplace of those containers. Some cities have built shopping venues and restaurants out of them. I've seen them stacked in developments. In Winston-Salem, they are viewed as ugly.

One Research Tower:
We have a more detailed rendering for this 11-15 storey project proposed in downtown's IQ District and it looks very similar to the ZGF Architects-designed buildings Wexford Science & Technology has built in Philadelphia's University City. Since it is covered with text and graphics, it's difficult to see how many floors it has and to see more of the design. Look for this project to make headlines in the next few months! They are very close to starting on this project, as you can tell with the more detailed rendering.

Agile City:
Agile City is the newest headquarters in downtown Winston-Salem's IQ District. They are a national innovation consultancy and ecosystem builder. They are currently working with Dairy Management Inc., in Chicago, to help them develop products faster, adapt to new tech, and remain relevant. While helping companies and organizations, Agile City will work to bring the headquarters of companies they work with or tech divisions of those companies to downtown Winston-Salem, creating local jobs, and will benefit from their success. They are also offering $50,000 non-equity grants to companies that move their headquarters and a majority of their operations to Winston-Salem in aviation, health tech, augmented & virtual reality, cybersecurity, and creative fields. Yes, they are expected to bring very high paying jobs and creative/tech companies to downtown Winston-Salem. They want to bring 20 or more creative or tech company headquarters to the city each year.

A developer from Atlanta was interested in making a major investment at this site, around 18 months ago, but this has since stalled-out. Not sure if it's due to COVID-19? This area is becoming attractive, with everything planned and under construction at the airport.

Nordic AMPlify Brings Nordic Health Companies to Winston-Salem:
Downtown Winston-Salem-based Nordic AMPlify will help health-care information technology, pharmaceutical, and digital health companies from Sweden, Finland, and Iceland enter the United States market. They are starting with 12 high-growth companies from 97 expressing interest in making downtown Winston-Salem their U.S. base of operations. Nordic companies will visit downtown Winston-Salem for an intensive U.S. immersion experience, starting November 16-18. Nordic AMPlify will do this twice a year, starting in 2021. This is expected to bring the U.S. headquarters for 25-30 health tech companies and many new jobs to downtown Winston-Salem each year. Through the program, they will partner with four of the largest health care systems in the region, including two large health care systems headquartered in Winston-Salem. Look for a big event today (October 15). Nordic AMPlify is part of a downtown Winston-Salem venture fund called FCA Health Innovations and is supported by the organizations Nordic Innovation and Business Finland, Business Sweden, and Promote Iceland.

Winston-Salem is joining a list of cities that include Athens, Detroit, Istanbul, New Orleans, New York City, São Paulo, Shanghai, Singapore, and Toronto as it hosts the New York City-based New Museum's NEW INC IdeasCity. It will be a year-long partnership to explore creative approaches to using art, technology, and culture to improve Winston-Salem for everyone. They believe art and culture are essential to the future vitality of cities. New INC is the nation's first museum-led incubator. Virtual “Beta Bonfires” will facilitate discussions about how art, entrepreneurship, technology, and design can solve challenges facing mid-sized cities. It appears as if Easter Creek Partners may have bought this site from the developers. I don't know if they will build the same project proposed for this site or propose something different for the site? I do know the developer is friends with STITCH Design Shop, so if they go in a different direction, look for something "possibly" designed by STITCH Design Shop. That should be an improvement, but right now I don't know what their plans are?

The southern side has so much art planned, including an unrelated donor wall in the area the Portrait Project Sculpture was originally planned for, they decided to move the Portrait Project Sculpture so it doesn't have to compete with everything on the southern end. They would like to line the entire path, from the Park Building to the Railroad Building, with art.

A big part of visiting Winston-Salem is seeing the vineyards. Winston-Salem is North Carolina's Wine Country (Yadkin Valley American Viticultural Area).

For the wealthy, Winston-Salem is a popular place to live the dream of starting your own vineyard and making your own wine. People move here from other states to start a vineyard and make wine. Every county in Winston-Salem's metro area has vineyards, including Forsyth County. I think there's a vineyard inside the Winston-Salem city limits, on the south end of the city? Two vineyards, including one owned by a former Miami night club owner, are along the edge of the city limits. Some own stores in the city to allow visitors and city residents to taste their wines and local wines are common at Winston-Salem restaurants.

One Research Tower:
Atrium Health will spend $3.4 billion for research and health in Winston-Salem over the next ten years. Much of it will be used to transform downtown Winston-Salem into their vision of a Silicon Valley of Health Innovation. Downtown Winston-Salem's IQ District will become their center of science and research. This is expected to attract roughly $2 billion in additional downtown development projects by others, so this could bring a nearly $5.5 billion transformation to Winston-Salem. Included in that $3.4 billion in projects from Atrium Health is the 11-15 storey One Research Tower in downtown's IQ District. Dr. Julie Ann Freischlag said "As we break new ground on buildings, we’ll also be able to break new ground in the areas of medicine, education and research.” This $3.4 billion investment in Winston-Salem is so big, it is expected to have a major impact on both the local and state economy, as well as creating thousands of high-paying new jobs in Winston-Salem. Yes, it will create many new construction projects for us to follow, too!

Yes, Winston-Salem attracted a massive multi-billion-dollar multi-building development by a company with $34 billion in revenue! Awesome!

Morris Building:
Landmark Builders made a site visit on Thursday (10/29). The architect, developer, and now a GC have visited the site. This project seems so close to starting! I guess Landmark will be the General Contractor for this project, too?

Moxy Hotel - Downtown:
The TBJ has reported this hotel may not be cancelled after all? There were reports a residential project replaced the hotel. I guess we shall see. It wouldn't surprise me to see this developer's two hotel projects delayed until 2021. I do think the TBJ's address for this project is incorrect. It's not 614 North Liberty. It's 414 North Liberty.

Hyatt Place Hotel:
The TBJ reported this project is under construction? I see no signs of construction at the site. For this reason, I refuse to remove the "On Hold" status for this project.

Crawford Condominiums:
The TBJ reported this project is under construction, with 32 condominium units overlooking Merschel Park. Previously, the developer said this project would be replaced with a Hotel Indigo Expansion? It's possible the newspaper has outdated information or maybe COVID-19 pressured the developer to bring back the condominium project? Again, I see no signs of construction at this site. This is the same developer working on the Hyatt Place project above and the stalled-out Merschel Park. The TBJ named this developer as a power player to watch in 2020. I don't think he delivered at all in 2020. Hyatt Place, Crawford Condominiums, and Merschel Park construction sites look the same today as they did around this time last year. He did start work on the Twin City Motor Building in 2020, but will he complete that project? I guess we shall see.

WFBH Eye Institute:
We have a new rendering for this project in downtown Winston-Salem's IQ District. This is a different design than what was originally proposed and may have more than doubled in size, so it will be posted as new. Instead of one building, it's now two attached buildings with a courtyard in the middle. They are showing the finished design for the southern half of the project and the first two floors for the northern half. The upper four floors of the northern half are shown as just a massing, with no detail. I'm guessing this will become a major project to be announced later? The southern structure is five-storeys with a sixth floor mechanical penthouse. The northern structure is six-storeys. I will say the design has improved dramatically! This will be located at the corner of Third Street and Research Parkway in downtown's IQ District. It's a research center, eye health hospital, and an eye health medical school, so it will bring doctors, researchers, patients, and students to downtown.

Theatre Alliance:
This project is pulling permits! Omega Construction is the General Contractor for this project. It could appear on our construction list before the end of 2020. Vitis House Wine & Cooking School:
Downtown Winston-Salem is gaining a wine and cooking school, on Fifth Street, next year. I'm guessing this is due to Winston-Salem being North Carolina's wine country? Winston-Salem also has an impressive restaurant scene that frequently appears in tourism publications. This should be good news for Winston-Salem and its restaurants.

East Second Avenue Apartments:
We haven't seen an update on this project in a long time! This is a look at the interior. They are designing all of the apartments differently on the interior, so you may see different cabinet hardware or different light fixtures in each apartment.

The City is now pulling permits for this project, so work is about to begin. A two-storey pavilion is included in the work, along with boat slips and a dock.

Chronicle Building:
This building now has its first retail tenant! Bark Avenue Boutique + Barkery will open in space 105. Yes, a bakery for dogs and they also sell dog toys and dog clothes. They even have facemasks for dogs and Hallowe'en costumes for your dog. I'm sure the residents in the neighboring pet-friendly apartments will love this! There are still three more retail spaces to lease. It does appear as if the new structures in the courtyard are planters? They are made of concrete.

Wow, a lot of reason to be optimistic for the city's future. Between Atrium's investment and Nordic AMPlify, among other things, I feel like the "Silicon Valley of Health Innovation" thing might very well be in reach over the next decade.

Seven years old, as of today! The update, below, was intended to be posted on November 15, but I was so far behind I couldn't post it by that date. Merschel Park:
The park can't move forward until something happens with the Hyatt Place project, since the western wall of the hotel is needed to build the park. The City will meet in January to discuss this project, which may involve the City taking-over the park project and building it without the hotel developer.

WFBH Eye Institute:
It appears as if Ballinger Architects may have designed this project? That is just a guess from me. They are a Philadelphia-based architect. This will be the next project in downtown's IQ District, early next year.

Forsyth County Courthouse:
A skybridge does connect this building with the Forsyth County Government Center. The skybridge rises above a stairway. Yes, Second Street will become another street that has stairs, between Chestnut Street and Patterson Avenue, due to steep terrain. That block of Second Street will become a pedestrian plaza (no cars allowed) and they are modifying it to be more green. This building will also have a tunnel, connecting it to another neighboring building.

Our first look inside the 1922 Patton / Realty Building that will be restored and incorporated into this new construction condominium and office development. This project seems to be on-hold at the moment, with the developer leasing the storefronts while we wait.

Bowman Gray Stadium Renovation:
Restroom structures were demolished and they are pouring pads for new construction restroom and concession structures. They will try to hold some events during construction in April.

Park at 74:
Developer Front Street Capital has hired Landmark Builders to start work on Park at 74. Work will begin soon on a 250,000 square-foot building at the site, built on spec, expected to be completed in Fall 2021. Yes, this is on the new Interstate 74, inside the city limits, near Winston-Salem's Alliance Science & Technology Park. Look for work to also start soon on a 550,000 square-foot building at this site. Contact Front Street Capital, if you're interested in leasing.

Fiddlin' Fish Brewing Expansion:
Fiddlin' Fish Brewing Company, a craft beer brewery in downtown's Arts District, will expand with a renovation project at 214 West Eighth Street. Colmar is the General Contractor for the project. This is the blue building next to their brick building on Eighth Street. Yes, it is an adaptive-reuse project. This brewery is growing fast and is in need of a sizable expansion. I can tell you it's one of the most popular stops for out-of-town beer lovers visiting the local breweries.

The Easley Apartments:
The center of the doughnut is completed. General Contractor Samet Corp., said, "That feeling when you add the last panel to your 4-story, 108,743 square foot parking deck. Winston-Salem’s Easley apartment community is one step closer to completion!"

Whitaker Park Mixed-use Project:
WPDA is in talks with two, possibly three, tenants interested in moving their headquarters to this development. One of these tenants is interested in leasing 140,000 square feet. I don't have any details on the other two possible headquarters projects at this time.

Science & Office Building: Built!
This project is now completed. It includes a makerspace, IT data center, conference space, and a three-storey atrium. It provides state-of-the-art facilities for biotechnology and research. Business N.C., selected it as a winner in their list of North Carolina's best new structures.

624 North Trade:
Cleveland-based GBX Group has acquired three sites with two buildings in downtown Winston-Salem's Arts District for another new project. It's expected to start in 2021. They are already working on this new project, but it's mostly negotiations and behind the scenes work and nothing visible at the site. There is talk of retail/restaurant space. Most of the information on their plans is just rumors at this time, so we may have to wait to know what their plans are. One neighboring property owner is saying demolition and new construction at this site, but I'm not sure if that will happen, since GBX Group is known for reusing old buildings. I doubt they would demolish anything?

Chronicle Building:
Bark Avenue Boutique + Barkery opened on Monday, November 9, 2020 in the Chronicle Building. It's an awesome store! If you have a dog, you should visit. This is across the street from Artivity on the Green in downtown's Arts District. There are still three remaining retail spaces in this building, if you're interested. I love this adaptive-reuse of the former Chronicle Newspaper Building.

The developer of this 163-unit adaptive-reuse apartment project will add 16 affordable units. Historic tax credits are involved in this adaptive-reuse project and they usually require a nice restoration of the buildings. The developer will construct retail, hotel units, and 150 additional apartment units, in new construction buildings, next to this site over the next three-to-four years.

Reynolda Gardens Restoration:
Reynolda Gardens is working on a major restoration of the 134-acre Thomas Sears design, bringing back the amazing canopy of weeping cherry trees the gardens were once known for. You have to go back to the 1950s to find photographs and news articles on the magical tunnel of cherry blossoms that helped to make the gardens a big tourist attraction for Winston-Salem. They will also replace the soil and use insect and disease treatments. Wood from the still existing old cherry trees will be given to local artisans. In addition to the work on the cherry trees, they will also restore all of the tea houses, add a boardwalk, and rehab the trails. Work should be completed by the start of the new year. The cherry trees should be an amazing attraction in Spring 2021. Something to get excited about in the new year.

Some of what you are looking at is the construction of underground parking. The terrain rises to the north and the parking will be constructed into the ridge, under the building. The area fronting Fourth Street (Restaurant Row) will have a leasing office, fitness center, bike storage & repair center, and a retail space for a possible restaurant or bar. In the renderings, you will notice an entrance to the underground parking on both sides of the apartment building.

Bike Share Expansion:
The Winston-Salem-based National Cycling Center has purchased all of the docking stations and bikes in Winston-Salem from Zagster, which went bankrupt and dissolved a few months ago. The National Cycling Center also acquired more bicycles and ten docking stations to expand Winston-Salem's popular bike share system. They are currently repairing bicycles, signing more sponsors, and rebranding the system. Expect to see Winston-Salem's bike share relaunch early next year.

Salem Parkway Bike & Pedestrian Path:
Workers are installing a fence between the ballpark and cycling/walking path and design is starting on the western segment. HDR appears to be the design firm for most of this work? The bicycle flyover ramp is 375 feet / 114.3 metres in length. Due to funding issues at NCDOT, this may not open until around October 2024?

Downtown Streetscape:
Construction has started on the conversion of First and Second streets to two-way traffic. They are working on the curb first, which should take six-to-eight weeks to complete. Changes to the sidewalks, street lighting, and street furniture won't happen until this two-way conversion is completed.

As was posted earlier, Winston-Salem is North Carolina's Wine Country. This is a fun vineyard, with llamas. It's the largest llama farm in the southeast. Divine Llama Vineyards was started by an architect from Winston-Salem's CJMW (vineyard owner Michael West is the "W" in CJMW). If you would like to visit, take Reynolda Road northwest. Winston-Salem's major art museums are also located on Reynolda Road. At 4:06, in the video, you will see Winston-Salem's skyline. You can also see the Sauratown Mountains, with the highest peaks in the Winston-Salem metro area. If you're visiting Winston-Salem, you should visit one or more of the vineyards. The vineyards and beer breweries are a major part of Winston-Salem's identity and there are organized tours of both. Some vineyards also brew their own beer, too.

Winston-Salem is actually the hottest new home market among the state's big cities and wasn't too far from taking the #1 overall title! A large number of people are moving to Winston-Salem right now! As always, a great update

I really enjoy seeing your updates. I can only imagine they take a lot of time to do so I just wanted to say thank you. I especially enjoyed seeing the facade of John W. Hanes School. I attended 9th and 10th grade there in the early 1980s in the days when W-S/FC schools had 9th and 10th grades at one school and 11th and 12th grades at another. Back then, it was Hanes High School but more recently it has been Hanes Middle School.

Did you post the photo because there are plans to renovate the school or redevelop it for another function?

However, a large number of people, including my wife, asked me to continue posting updates in this thread. Without having to search every night for the massive number photographs, I will have more time to spend with my family while continuing to post updates. Bailey Power Plant Grounds:
I think this part of the project is completed, but we may have to wait on plans for the Morris Building to be sure?

We are still waiting for completion of Bailey South before they will announce their plans for the Morris Building. Both buildings are across from each other and both will be developed by the same developer. Same developer, same general contractor, and the same architect will work on both projects.

One Research Tower:
The WSTB Forum is reporting a large amount of activity, for a couple of weeks, at this development site. Drilling / soil testing, according to forum member dtws. DP22019 said there are construction trucks at the site (likely for soil testing). Yes, very exciting!

Reynolda House Museum of Art Restoration:
Reynolda House Museum of Art is planning a major restoration. This is one of the top American Art museums in the nation and a must visit for art lovers. Look for more details on the restoration as more people become vaccinated and we return to museums.

Novant Health Critical Care Tower:
Novant Health received a certificate-of-need (CON) to add 20 beds. They will also transfer beds as part of their expansion. The 20 new beds are based on the population growth of Winston-Salem. Interestingly, Winston-Salem has two of the nation's largest hospitals, inside the Winston-Salem city limits. The two mega hospitals have their own skylines. We won't know until we have renderings, but this project could add another tall building to Novant Health's Winston-Salem campus.

Wyndham Garden Hotel - Airport: Built!
This hotel, at Smith Reynolds Airport, is now completed.

1007 South Marshall:
This former Greyhound Bus Repair Shop, built in 1940, is now being converted into a massive indoor farmers market.

This project has visible progress. Workers appear to have removed windows and they are closing part of a long abandoned street.

A new two mile segment has opened since my last post. It opened roughly six months ahead of schedule. So far, two of the six segments have opened.

East Second Avenue Apartments: Built!
This project is now completed. It is within walking distance of a planned $24.9 million Amtrack Station and a new amphitheatre. The apartment building has a rooftop lounge among its amenities.

Nationwide Marketing Headquarters:
I was told they can't get a CO until they complete the retail space? I see no effort to complete the retail space, so I would like a confirmation on this? According to the source, they have until the end of this month to complete the retail space, but I'm sure they can have that extended.

Shallow Ford Historic Site:
The Conservation Fund of Arlington, Va., and Sons of the American Revolution have acquired the Shallow Ford Historic Site and are raising money to convert it into a North Carolina State Park. The new park could open in early 2022. The Shallow Ford was a river crossing for the Yadkin River in the 1700s. This is where Lord Charles Cornwallis led British troops across the Yadkin River into Winston-Salem / Forsyth County in February 1781. It was also where the Great Philadelphia Wagon Road crossed the Yadkin River. The Conservation Fund would like to have the park completed and interpreted in time for the 250th anniversary of the Declaration of Independence and the American Revolution. Among the park additions they would like to add are historic signage, trails along the Yadkin River State Trail, and an access for river canoeing.

TW Garner Campus:
TW Garner has acquired the land for their new multi-building campus near Smith Reynolds Airport. The headquarters will remain downtown.

624 North Trade:
GBX Group has a preservation easement for 626 and 632 North Trade Street. 632 North Trade Street is a well-loved downtown dive-bar called Silver Moon.

Salem Paper Mixed-use:
The developer of this project (Eagan & Sons) will demolish the three existing Salem Paper buildings at the site and build a new construction building, with underground parking, ground floor retail, and office space & 100 apartments on the upper floors.

500 West 5th:
Renfro Brands is finishing work on the 11th floor of their new headquarters. Discussions are starting on their plans for the 10th floor. They are talking about adding more jobs in downtown Winston-Salem, including moving jobs from New York City to downtown Winston-Salem.

Truist Stadium Upgrades:
The Chicago White Sox (owner of the local minor league baseball team) are in discussions with the City of Winston-Salem to make upgrades to Truist Stadium. Not many details are available right now. This award-winning ballpark opened with amazing amenities, including some not found in minor league ballparks. It was the best ballpark, when it opened, in the White Sox minor league system and it should be interesting to see what they have planned. I'm "guessing" they want an upgraded video scoreboard? That is the only stand-out needed upgrade, in my opinion, and many ballparks upgrade/enlarge these video boards every so many years. It's about time to upgrade Truist Stadium's video scoreboard and they have room to install a really nice massive video screen.

321 South Liberty:
The Ovation Building was sold. Not sure how this fits into their plans?

Spencer's Mill Hotel:
Spencer's textile factory will be renovated into a 77-key upscale boutique Marriott Tribute hotel, with a market center, water feature, outdoor event lawn, taproom/coffeehouse, spa, and a small convention center. Sunhouse Development is the developer and J.G. Coram Co., is the general contractor. The project will use historic tax credits.

Salem Parkway:
This project could be completed later this month, when new directional signage and new traffic cameras are installed, according to NC DOT.

Rise Indoor Sports Complex:
This building has topped-out and is expected to open in June 2021.

Downtown Embassy Suites Renovation:
Hospitality Ventures Management Group (HVMG) has started renovation work on the massive ballroom, called Under The Elms. It will be merged into the Benton Convention Center.

The Easley Apartments:

The first floor of the three storey building, on the taller Main Street side, will have an event space, but the developer will build this out at a later date, due to COVID-19. Workers have completed the framing and are currently installing the HVAC system, electric, and plumbing. Completion is set for May 1, 2021.

WFBH ED/OR/ICU Tower:
WFBH received a certificate-of-need (CON) to add 48 beds to the hospital, including 4 burn ICU beds, based on population growth in Winston-Salem. The hospital has proposed a new 12+ storey ED/OR/ICU tower as part of this large expansion and renovation project.

Cloverdale Redevelopment:
The developer has secured financing from Pinnacle Bank.

11 New Health-tech U.S. Headquarters in Winston-Salem:
WOW! 11 European health-tech companies will open their United States headquarters in downtown Winston-Salem in 2021. They are Cerenion, Cuviva, Kamu, Buddy Healthcare, Megical, Curron, Sidekick, Vi-Health, RAisoft, Orion, and AI company aiforia. If you are looking for a job in health-tech, I'm sure they are all hiring!

Forsyth County Courthouse:
This $106.8 million project will start construction in roughly two or three months. As of January 14, they have applied for Saw Service and are moving a construction trailer to the site. The County can request up to $2 million in upgrades or changes to the project while it is under construction.

Artreaux Apartments:
Developer DPJ Residential, with financing from Chaucer Creek Capital, have acquired the site and are ready to start work on their newest luxury downtown apartment building called Artreaux Apartments. This 271,459 square-foot apartment building will be located in downtown Winston-Salem's Arts District and will have 234 apartments in a five-storey building and 7 additional townhouse apartments in a two-storey 10,115 square-foot structure. Axiom Architecture is the architect for this 241 apartment unit development.

Unbox the Dress Headquarters:
Unbox the Dress will move their corporate headquarters to the office space above Design Archives on Fourth Street. This company won an NC IDEA SEED Grant last year and has already hired several new employees since the move and are ready to hire more. They relocated to Winston-Salem because it's a growth market with massive potential. They are excited to be a part of downtown Winston-Salem.

Greenworks AgTech Innovation Center:
More research and technology development and this is big! This three-storey 64,000 square-foot agricultural lab & research facility will open in 2022. Workplace Architecture + Design is the architect. Among the features are a 20,000 square-foot Flywheel Co-working Center, conference center, demonstration rooms, education space, a greenhouse, 24,000 square-feet of research labs with space for startups, a vertical growroom, commercial kitchen, and advanced processing and extraction equipment. Philadelphia-based agtech developer Southern Cross Management is the developer. They see metro Winston-Salem as a major center for industrial hemp and CBD markets?

St. Pauls Restoration:
St. Pauls was added to the National Register of Historic Places. It was designed by famous architect Ralph Adams Cram and completed in 1928.

Rayson Winery & Vineyards:
Rayson Winery & Vineyards is metro Winston-Salem's newest winery. They have acquired 73 acres for their new winery and will spend most of 2021 securing the necessary state, local, and federal licenses. They expect to open in Spring 2022. I'm not sure if they will have any wines at that time? Some of these wineries will buy grapes from neighboring vineyards so they can make wine while waiting on their own vines to produce.

Quarry Park Phase II:
We have renderings, a start date, and a completion date for the new playground and challenge course at Quarry Park. Stimmel Associates designed the second phase and work will start in April 2021, with completion in April 2022. It features a challenge course and a trampoline park in a blue area designed to match the shape and appearance of the massive lake. Built in phases, when completed this park is expected to become a regional tourist attraction.

North Carolina Bar Owners Association:
Fourth Street in downtown Winston-Salem has a new headquarters. The North Carolina Bar Owners Association is headquartered on West Fourth Street in downtown Winston-Salem. They are a lobbying group for bars in North Carolina.

Lofts @ Whitaker Park:
They have started abatement and interior demolition, as of January 6, 2021. They are still acquiring permits. They expect to start work soon on their leasing office. This will be a 241,047 square-foot $21.3 million apartment development with 163 apartment units. Weaver Cooke Construction is the general contractor and walter PARKS Architects is the architect.

Link Apartments 4th Street:
Mona King Art was selected as the artist for a new sculpture at this apartment building's leasing office entrance, at the corner of Fourth and Spruce streets. The new sculpture will be fabricated this month.

Downtown Streetscape:
Engineers are adding more street lights and will make ADA upgrades to the sidewalks in downtown's colonial Old Salem Neighborhood. The street lights they are installing will reduce light pollution.

Smith Reynolds Airport Restoration:
The airport talked about Uber Air when discussing the airport's planned transformation into a vertical takeoff + landing vehicle research center. This is part of the airport's restoration, which will convert part of the space into this research center. As you may know, the top executive of Uber Air bought a golf course clubhouse in suburban Winston-Salem to convert into his house. I think he also bought the golf course itself?

HBCU Magazine:
A Winston-Salem publisher has launched HBCU Matters Magazine, based in Winston-Salem. The focus of the magazine will be the more than 100 Black colleges and universities, along with their students and graduates. LGBTQ Monuments:
New York City-based New Museum is working with artists in the Winston-Salem community to find locations and create monuments for Winston-Salem's LGBTQ community. Contact them if you would like to be a part of this effort.

Downtown's IQ District - Best Integrated Place:
Downtown Winston-Salem's IQ District was named Best Practice in Creating Integrated Places by the Global Institute on Innovation Districts. The GIID examined innovation districts around the world in an effort to better understand this emerging model as an avenue for driving new waves of innovative, sustainable, and inclusive growth. Julie Wagner, president of the Global Institute on Innovation Districts, said "The work of Innovation Quarter to create authentic, integrated places shows research universities and medical institutions around the world what it means to ‘lean in’ and create spaces where a diversity of people are welcome and can actively use.” GIID estimates that over 100 innovation districts are emerging around the world, each distinctively leveraging their R&D strengths, place assets and the ambitions of local leadership. Yet, innovation districts often struggle to create innovation communities that facilitate the mixing of people, firms, and activities. For downtown Winston-Salem's Innovation Quarter, the vision for transforming a former industrial district into a thriving innovation community was realized over decades of highly deliberate efforts. Critical elements in the development of Innovation Quarter have included a focus on a mixed-use, amenity-rich urban development. Graydon Pleasants said “From the beginning, our desire for the Innovation Quarter has been to create dynamic spaces that help drive inclusion, convergence and collaboration. We’re grateful to be recognized by the Global Institute on Innovation Districts in a way that allows us to be a model for mixed-use development to our counterparts around the world.”

Bailey South: Built!
This project is now completed! Some spaces are still being upfitted for tenants, but it is shown as officially completed. This project renovated a 1926 power plant building and attached a six-storey office building to the back side. The building has two floors of retail and due to the city's rough terrain, both floors have access to the sidewalk, with the back side using a sidewalk spur. As always, it's fun seeing these office spaces designed for creative and tech companies.

Merschel Park:
The previous design is too expensive for the developer, so they are value engineering. The last rendering posted is what they are thinking of doing at this site. They are in talks with the City Manager, but there is really nothing more to report other than the rendering I posted last month. Their biggest concern is with water and sewer lines under the park. The developer can't afford to move them and it appears as if the City isn't interested in providing financial assistance to move them. Until the developer is ready to officially announce something, this project sits on-hold.

311 East Third:
dtws at the WSTB Forum reported seeing orange ribbons and wood stakes around this site. There is excitement about this building starting, soon. rmhpmi at the WSTB Forum said the developer of this building is trying to claim the entrance to an apartment building's parking is an alley and they want to use it for construction staging. I'm guessing they want to ask the City to permanently close it and they will block it for 24-30 months? WestSalem19 at the WSTB Forum said we could see a big announcement in the Second Quarter 2021, describing the announcement as "big" in the post. How big? I guess we shall see. It is expected to be 11-14 storeys in height, unless their plans have changed?

The proposed conference center on the lower level is now officially cancelled, due to COVID-19. Piedmont Federal Bank & Trust has leased the space and expects to open their downtown office on that floor in late-Spring or early-Summer. The bank will have their own entrance on Main Street. The entertainment, bars, food hall, and restaurants will have an entrance on Liberty Street. I have noticed they appear to have an atrium for the entertainment/food/bar floors on the Seventh Street side? Interestingly, each floor will have a stage for live music and they expect to have a variety of music acts throughout the week. The restored Model-T Ford (this building was a Ford Assembly Plant in the 1920s) will become part of their host stand for Roaring Social, which will have bowling, indoor cocktail bar, putt-putt, sports/golf simulators, a rooftop bar, and Ro.So. restaurant. They want this building's interiors to have a 1920s theme. Interestingly, the far western end of second floor will have an Italian Restaurant with an outdoor beer garden and indoor herb garden.

Roar is hiring a golf pro for the Great Gatsby's Golf Club attraction. They also have a contest you may be interested in.

IQ District Mixed-use:
A rendering from downtown's IQ District that we haven't seen on this update. It shows a hotel, medical facility, office space, and apartments, with ground floor retail. While the bike and walking paths are completed, the park is not and you can see the park is just a generic grass field with trees in the rendering. Interestingly, one of the proposed office buildings in the rendering is built over Long Branch Trail / Downtown's High Line, allowing you to walk or bike under the building. That would be interesting. One of the buildings along that 1980s bike path was constructed with a tunnel in 1989. They should construct more buildings over these paths.

Winston Junction:
The new ebike store will open later this week or early next week. Frank Guido is a former marketing executive who moved from Dallas, Texas to Winston-Salem to start this store, so welcome him to downtown when you visit his store. He both sells and rents ebikes and said these bikes can go 20-28 mph / 32-45 km/h. The bikes are designed for everything from bike commuting to long distance riding to moving cargo. It's an easy way to travel Winston-Salem's hilly streets. You can provide some of the power through the pedals or none at all and allow the motor to do all of the work. Again, perfect for Winston-Salem. His store also has accessories and repairs ebikes. A fun fact: The store owner said ebikes are roughly 40% of the bike market in the Netherlands and are popular in much of Europe. If you want to know, these bikes can travel roughly 35 miles / 55 kilometres between charges.

Loewy Building Apartments:
The owner of this building has plans to convert the Art Deco Raymond Loewry Office Building to apartments and ground floor retail. This building will contain both market rate and workforce housing. The developer will construct 40 of the apartments as workforce housing units without being required to do so. Currently, the entire building is 100% Class B office space. Most of the exterior was restored a few years, which appeared as a project in this thread. Yes, this building is named for streamline moderne designer Raymond Loewy and has appeared in publications. He also designed the ground floor renovation, which you may or may not like.

They said they are also looking at properties on the eastern side of Interstate 285 / John Gold Expressway for future downtown apartment developments.

Cloverdale Redevelopment:
After a year delay, demolition started at this site on February 8, 2021. Workers have marked the trees to be saved, brought in excavators, installed a construction fence, and placed warning tape on the entrances to the existing 1940s apartment buildings. The new 3-4 storey 220-unit apartment development will have the latest amenities, including a salt-water pool, clubhouse, outdoor grills, fitness center, poolside cabanas, a yoga studio, and parking in a deck. Completion is set for Spring 2022. This is the first phase of this two phase project. Lomax Construction is the General Contractor. This is an example of gentrification. The developer will replace these affordable 1940s apartments, in short walking distance from a full-sized grocery store (on the same block), a major employer, retail, restaurants, a park, a church, hospital, a synagogue, and a bus stop, with more expensive luxury apartments.

Theatre Alliance:
The Theatre Alliance moved into this downtown building at the end of last month. It has a larger lobby and box office, a large backstage area, shops for both props and costumes, and a large space for set construction. Construction will continue on the building, with full completion set for later this Spring. So far, they have raised $1.3 million of the $2.3 million needed to complete this adaptive-reuse project. Please donate if you can.

Nationwide Marketing Headquarters:
The rooftop amenity area appears completed and the dumpster was removed. However, they never completed the storefront. I'm guessing it's COVID-19 related? I wouldn't give them tax credits for that. I'm concerned they may not complete that part of the project.

UNCSA Student Apartments:
Our first photograph update on this project! UNCSA is an internationally respected and top-ranked arts conservatory, with both high school students (North Carolina's best art students) and university students in the University of North Carolina System. This is one of the awesome assets Winston-Salem has and it brings the best young artists from around the state and some of the best young artists from across the nation to Winston-Salem. Several Broadway and Hollywood stars have graduated from UNCSA and frequently return to talk to new students there. Some also move here to teach or work in UNCSA's administration.

Hank Aaron Historic Marker:
Yes, it's in this section, since it's proposed for historic Union Station. Hall-of-Fame baseball player Hank Aaron took a train from Mobile, Al., to Winston-Salem's Union Station, where he signed his first contract to become a professional baseball player in 1951 at age 18. Yes, he signed the contract at the train station in Winston-Salem. It was $200 a month, for those who want to know. I wish they would make a statue, but it appears as if they are talking about an historic marker. Hank Aaron was at the ground breaking for Winston-Salem's new ballpark a few years ago.

Yadkin Valley Regional Bicycle Plan:
This is a new project to encourage bicycle tourism and economic development. They want to connect all of the Yadkin River Valley counties with separated bicycle paths. One of the projects they are discussing is the conversion of the Norfolk-Southern L-Line to a rail trail or a rail with trail project. This line is viewed as important to future heavy rail or light rail passenger service, so they may preserve the rail while constructing a trail beside the rail. Interestingly, for every dollar spent on bike paths, that community gains $1.72 in economic benefits, according to the report.

Salem Parkway Bike & Pedestrian Path:
They can't finish this project until the NC DOT finishes every thing on Salem Parkway. Right now, the project has slowed, due to issues at NC DOT, and should be listed as currently on-hold on our project list. It does appear as if the City may push for a redesign where this bike path meets an existing bike path at the new Land Bridge. This may result in a higher cost and a longer bicycle fly-over ramp.

Smith Reynolds Airport Restoration:
The County is ready to start on $47.8 million in Smith Reynolds Airport renovations. The airport and its historic terminal were selected by the airlines as the best in the nation in 1942. This first round of renovations will spend $7.2 million to restore the building's facade to its original appearance, replace electrical, replace HVAC systems, improve plumbing, upgrade life safety systems, and install elevators. Walter Robbs is the architect and construction on the first phase is expected to take 30 months to complete. Yes, they selected the same team that worked on the award-winning restoration of historic Union Station. Designed by architect Howard Cheney, this was the busiest airport in the Carolinas until the 1970s and one of the nation's big passenger airlines was headquartered here until 1989. The building has a beautiful Streamline Moderne design, with sculptures, marble walls, terrazzo floors, some Art Deco details inside, a large mural from 1941, and a beautiful stained-glass window in the entrance lobby. It was an expensive showplace of its time. When it first opened, it did have a wood-paneled club with fireplace, a wall of windows in the waiting area to view airplanes, two restaurants, and an observation area to watch airplanes take-off and land. I don't think they have made any major renovations since 1963? Interestingly, as part of the $47.8 million renovation, they will demolish the 1963 departure lounge, which may allow them to restore the original wall-of-windows. They are also demolishing the air cargo building as part of the renovation. The County is also working to restore an historic Quonset hut hangar and build two new 20,000 square-foot hangars at the airport. All of this is bringing more jobs to the airport, with two large employers building new campuses on the edges of the airport and we could soon hear about a third. City leaders are also working to make the airport a VTOL research center, create flex space for that research, and build an area for food trucks. The airport is profitable, has an economic impact around a billion dollars, and its revenues will pay for all of the work.

Winston-Salem Attracting More Home Builders:
Fine Line Homes of Harrisburg, Pennsylvania has opened their first office outside their home state to take advantage of the tech boom in Winston-Salem and growth potential in the region. Winston-Salem appears to be a big winner in attracting northerners who work-from-home and want to move to North Carolina. Their new office will be run by a former accountant who moved to Winston-Salem recently from the Baltimore / Washington D.C., area. The homes they are building in the Winston-Salem area are on the upper-end of their price range and maybe a little above it.

A Nashville-based home builder recently purchased a 10,000 square foot home in Winston-Salem with boat house on a large property with a massive private lake for nearly $5 million. They plan to demolish the home, renovate the boat house and build several new homes around the lake. Another large historic home from 1820 had its land purchased and they plan to expand the house and develop the land around it with million-dollar+ designer homes. It's becoming difficult for them to find good sites. Other builders describe a market so hot they are developing sites they planned to land bank for several years and the Winston-Salem Planning Department talks of developers trying to build on what would otherwise be undesirable sites that are difficult to access in an effort to find any sites in desirable neighborhoods. All builders are saying inventory of houses and developable sites is very low or non-existent. It should be interesting to see the impact on density, transit, and population from the work-from-home boom. It's a little concerning to see developers buying the big mansions built decades ago so they can develop the land around them or demolish them for new development.

Most Visited State Parks:
Pilot Mountain State Park and Hanging Rock State Park are among the most visited state parks in North Carolina. Pilot Mountain was among the few to reach over 1 million visitors last year. These are great places to view Winston-Salem's skyline and fun local getaways. Their rapid growth over the past few years has presented challenges from litter to parking shortages to trail overuse damage. As we've seen in this thread, it's also brought new investment from the state to improve the parks for more visitors. Go out there and explore the Winston-Salem Metro Area's amazing rivers, mountains, lakes, trails, and attractions!

Hanging Rock State Park: 867,911 visitors

Cleanest City in the United States:
Winston-Salem was ranked by LawnStarter as the Cleanest City in the United States. "LawnStarter compared the 200 biggest U.S. cities across 20 key metrics including air and water quality, waste regulations, and the share of homes with signs of mice or rats." St. Paul and Madison also made the cleanest cities list, if anyone from those cities is reading this.

Winston-Salem Cycling International Crit Challenge:
The British-based Sweetspot Tour Series men's and women's champions will race at a new event called the Winston-Salem Cycling International Crit Challenge, in downtown Winston-Salem's IQ District on September 25-26, 2021. This new two-day downtown Winston-Salem event is being held as part of USA CRITS Finals Weekend in Winston-Salem. It will pit some of the world's best crit teams against America's best D1 crit squads. And the champions in Winston-Salem will be invited to the Sweetspot Tour Series in May 2022. This will help both organizations raise the profile of criterium bicycle racing globally. USA CRITS managing director Scott Morris said “We are excited about this new partnership that brings some of the best crit teams from around the globe to Winston-Salem and gives our D1 Teams the chance to race internationally." Jonathan Durling said "We are thrilled to be working with Scott and the team at the USA CRITS and it is a great example of the plans that we have to continually develop the Tour Series. We are sure the prospect of being invited to be a part of the USA CRITS Finals weekend is an exciting one for all of our teams that will add to the closely fought nature of the Tour Series.”

Winston-Salem is the sport cycling capitol of the United States and this is part of the bicycle racing events that shut-down the core of the city for an entire weekend, each year. It also includes a large multi-day music festival for bicycle lovers called Gears & Guitars. If you love sport cycling, make plans to visit! The music festival requires buying tickets, but the bicycle events are free and are the top sport cycling events in the nation.

Best Work-From-Home Cities:
Apartment Guide ranked the best work-from-home (WFH) cities and selected Winston-Salem as third best in the nation. Interestingly, there is a large increase in people moving to Winston-Salem from Boston, Philadelphia, Chicago, and California cities. Winston-Salem has always had a large number of people moving to this city from New York City and Pittsburgh.

So many new projects in today's update! A 12-storey hotel and residences... three more apartment buildings... senior housing... townhouses... a new office building... and a new downtown grocery store... all of these are new proposals for downtown Winston-Salem's IQ District in today's update!

Yes, this is one of the South's Top-10 Cities on the Rise! Winston-Salem is also one of the country’s top metros for positive growth in attracting talent!

351 North Patterson:
The next high-rise project for downtown Winston-Salem will be a hotel and residential development at 351 North Patterson Avenue. It's located at the corner of Fourth Street and Patterson Avenue, across from Bailey Park in downtown's IQ District. The 12-storey building will have a 5-storey podium with two floors of parking, street-level retail fronting Bailey Park, and a hotel. A 7-storey residential tower will rise above the podium. The top of the podium will have an outdoor pool and amenities. Front Street Capital will be the developer and STITCH Design Shop is the architect. It is likely they will go with Landmark Builders as the GC, though that hasn't been announced at this time. I have seen a rendering, but was told by someone else it is still in design and could see a few changes. We could have the final rendering and an official announcement later this Spring.

Mayfair @ Liberty:
It's now officially announced. The project has reduced the number of apartments to 134 (a reduction of 25 units), but has added a conference / events center. An unusual use in an apartment building, but it is an apartment building surrounded by hotels and opening to two sizable proposed park spaces. The apartments will have an entrance on Fourth Street (Restaurant Row) and the conference center will have an entrance on Third Street. The building will rise 8-9 floors above Third Street. 8 West Third Street:
The current developer is unable to renovate this building and it is now for sale. So, if you're an apartment developer or hotel developer interested in converting this old office building to a new use, make an offer for it. It is being sold with parking in the deck across the street, so it does have parking. I think it's perfect for residential conversion. It is the oldest steel-frame skyscraper in the state of North Carolina, it was the state's tallest building at one time, and is one of the few remaining sizable historic buildings waiting for adaptive-reuse.

New Headquarters:
Fabworx announced they will open their North American headquarters here. No incentives are involved. They expect to double their total number of employees in a few months.

Roar:
The weather, permitting issues, and a few small changes, have delayed construction by 4-8 weeks. Completion for the second of three floors is set for June 1, 2021. This is the floor with the food hall, 30 beer taps, a live music stage, bank branch, and Italian restaurant with a 30 foot / 9.15 metre by 56 foot / 17 metre beer garden / outdoor space, with black-power-coated aluminum railings. The third floor won't open until July 1, 2021. The third floor has a 10-lane bowling alley, 6 sports simulators, and a 1920s themed restaurant with rooftop bar above, on the new fourth floor. To construct the fourth floor, a mechanical penthouse will be expanded, adding eight feet (2.45 metres) in height to the structure and expanding it northward. The outdoor part of the rooftop bar will be a steel-framed deck with composite flooring and black aluminum railings. The exterior of the fourth floor expansion and height increase will be designed to match the building's current exterior and angled on the north end to reduce visibility from the sidewalk. Original skylights for the Ford Assembly Plant floor will remain closed, due to the rooftop bar constructed over them. Look for all of the roll-up doors to be replaced with traditional storefronts. Workers will restore the original Ford Assembly Plant conveyor belt and pulleys from 1926. The car elevator will be replaced with two new elevators. A four-storey stair atrium is now confirmed. Interestingly, the developer said the bank won't occupy the lower level (first floor), but instead will fill the smaller corner space on the second floor at Seventh and Liberty streets, next to the Italian restaurant. Both the first and second floors have sidewalk-level entrances. This is good news, since it leaves the first floor open for an events center (to open in Fall 2021) instead of becoming 8-5 office space. We now have renderings of this event space (see below). The bank wants the interior of their office space to match the 1920s exterior of the former Ford Assembly Plant. They will restore the original storefront windows, including the transom windows and original black marble below the windows, along with all marble. Workers will attempt to restore the ground floor of the east facade, but not the windows on the upper floors of the east facade. Look for the electric signs on the western end of the building to be removed. They will also remove the original radiators. This building appeared in Bisnow, with a description of what the developer plans for the restaurant and bowling alley to look like. According to Bisnow, this Winston-Salem speak-easy-themed restaurant will look like a 1920s clothing store and tailor shop on the outside and customers will enter through a back door. The developer continues to make changes as work continues. If you're concerned about parking, the developer secured a deal for valet parking. Interestingly, this building is large enough for 1,800 people. Wow! It's expected to become a regional attraction, attracting visitors from up to 50 miles / 80 kilometres from downtown. There is some reporting that Phoenix-based 33 Degrees, a division of Hotel Equities, will manage this, but I guess we shall see. They are seeking landmark status for this project. 624 North Trade:
Work will restart after a retail tenant is secured for the project. No new construction is expected, just restoration of the existing buildings.

Shallow Ford Historic Site:
North Carolina House Bill 242 will provide $1.8 million for this project. They expect to open the new park to the public in Spring 2022. This is where Lord Charles Cornwallis led British troops across the Yadkin River in February 1781 and it was also part of Great Philadelphia Wagon Road.

Winston Junction:
This downtown retail/restaurant building still has 7,800 square-feet available for lease and a pad that will allow them to expand the building by 50%.

Ardagh Group Can Factory:
A building that was once the world's largest brewery is currently seeing renovations that will transform it into a massive aluminum can factory, to fill a major national can shortage. Ardagh Group S.A., of Luxembourg is starting work, right now, to strengthen the floor and begin conversion of this former beer brewery into a can factory. This project will be built in phases and each phase is valued in the millions. I don't know if we will have many photographs of the progress, but this appears to be an awesome project. The old brewery was once a big tourist attraction for Winston-Salem, with a Bavarian-themed beer tasting room, tours, and gift shop. There are still postcards around. The brewery sponsored many major downtown music and arts events. Conversion of the building is complicated by massive tanks and other items that are difficult to remove. I think there is another tenant currently in the complex?

Forsyth County Courthouse:
Construction has started, but there is not much to report right now. They cleared the site and are moving dirt around... digging a big trench.

Salem Montessori School Second Location:
The downtown building at 390 South Liberty Street will become Salem Montessori School. This will become the school's second downtown location, as they continue with rapid growth. The school will have access to additional outdoor space behind the recently restored Railroad Building, which is now shown as completed in today's update. No details on who will work on this adaptive-reuse project, at this time. The school would like to move into this building at the end of August. It's great to see the growth in families living downtown.

Washington Park Renovation:
Central Builders was selected as the General Contractor for this project. Look for a new entrance to be constructed, as part of this project.

Metropolitan Mixed-use:
This is a new mixed-use project containing office space, two pocket parks, townhouses, and two apartment buildings with ground floor retail and it's within easy walking distance of mass-transit and jobs in downtown's IQ District. It will replace several smaller mid-century residential buildings and nearly triple the number of residential units at the three block site. The two blocks on the north side of Fourth Street at Highland will have 4-5 storey apartment buildings and the large block to the south of Fourth Street will have an office building, townhouses, and the two pocket parks. The development will have electric vehicle charging stations, bike stations, and I think it will have co-working space for residents. Liberty Atlantic Group is the developer and dwell design studio is the architect. This development is shown as part of NC Tech Road, I guess due to downtown's IQ District, and they may have worked with the developers? I do have renderings. These are for both workers in downtown's IQ District and college students at both Wake Forest University and Winston-Salem State University. They will have short-term leases for college students.

Depot District:
An agreement was just signed with the NCRR and NCDOT to begin work on final plans for this new train station. As was previously reported, this project is fully funded by the federal goverment. One of the biggest projects they will work on is straightening a bent rail line to the new train station. This project also includes streetscape work to improve the roads and sidewalks around the new train station. Permits are already approved and completion is set for 2026. This project is expected to generate new development for the Depot District project, including new restaurants, bars, office space, and apartments. This is one of the most exciting projects we are following! And yes, the train station is inside the Depot District project.

Kernersville Medical Center Expansion:
Are you ready for more health care jobs in the Winston-Salem Metro Area? Novant Health filed a Certificate of Need to expand Forsyth County's third largest hospital. They want to add a fourth floor to the existing building, with catheterization lab and 13 new beds, at a cost of $50 million. They also want to add a maternity center. The application is in response to population growth, the rapid growth in new houses, and economic development plans. The state will make a decision by late-Summer and the expansion could be completed by 2024. While we don't know the General Contractor at this time, we do know the architect is McCulloch England Associates.

Bowman Gray Stadium Renovation:
The new drainage system is now in place.

475 Enterprise:
Upland Development Company is preparing to start work on a 110,000 square foot spec building. They are already in talks with a potential tenant. Landmark Builders will be the general contractor.

Robert Hall Hotel and Conference Center:
The developer is trying to decide if they will go with a one-of-a-kind restaurant or a high-end kitchen for pop-ups and visiting chefs.

Another Link Apartments Building?:
Could downtown Winston-Salem's IQ District see another massive Link Apartments building? There is talk Grubb Properties could build another large apartment building on Research Parkway, to the east of the new Forsyth County Courthouse construction site. This new apartment building will front a bike and walking path. Two or three weeks ago, an official site plan also showed a massive apartment building on that triangular site. Just as they did at Fifth and Patterson, this apartment building will be used to hide a massive parking deck for a science research center. It's believed Wexford Science & Technology will be the developer for the science research center and they will construct the parking deck for their research center and lease the land around it to an apartment developer, believed to be Grubb Properties, to hide the ugly parking deck. We'll see what happens. Grubb Properties is very excited about working on new developments in downtown Winston-Salem, since it is their most successful apartment market.

Nationwide Marketing Headquarters:
Nationwide Marketing has officially signed a lease for this property. It's a ten-year lease with two five-year renewals and a right to purchase the property. They will start on the retail space when they find a tenant. I did notice workers at the site a few days ago, so it's still under construction. I'm guessing it will be completed at the end of May?

Rise Indoor Sports Complex:
The new Rise indoor sports facility is still on schedule, with a planned opening in June 2021. Interestingly, they are already booked into Fall 2022! This should be good news for area hotels and those dependent on the tourism industry.

Downtown Grocery Store and Retail Development:
It appears as if a grocery store and retail development will be constructed at Third Street and Research Parkway? There aren't many details at this time. We are waiting for an official announcement. This will be in downtown Winston-Salem's IQ District.

Winston-Salem Regional Autopsy Center:
Yes, you read that correctly. The State of North Carolina may provide funding for a nearly $27 million regional autopsy center to replace the existing smaller autopsy center. The autopsy center in Winston-Salem serves 33 counties and is used to train pathology residents. It would open near the Primate Center research facility. Keep in mind that North Carolina has 100 counties, so the Winston-Salem Regional Autopsy Center serves the entire western third of the state. Do you want to follow this potential State-funded construction project? It would have eight autopsy work stations, refrigerated storage for 50 bodies, and 1,760 autopsies could be performed annually at the proposed new facility. The current facility performs around 1,500 autopsies annually. They expect this number to rise as the western third of the state continues to grow. This could be the most macabre thing added to our project list, if we follow its construction.

Novant Health Forsyth Medical Center Renovation:
Chad Setliff, President of Novant Health Winston-Salem Metro Area, said 75% of the projects in this renovation are now under construction. He also said they are all on-budget.

Downtown Senior Housing:
It appears as if a new senior housing development is proposed for downtown Winston-Salem, near a proposed park on Third Street. There are few details at this time. WSBornNBred at the WSTB Forum reported seeing soil testing at this site a week or two ago. I see other downtowns building senior housing, but it's a building use that is rare in new proposals in downtown Winston-Salem.

The first residents will move-in around April 2022.

Remember: Two streets were removed through The Easley Apartment's construction site to create the large site for this 300-unit apartment building. They will have to completely rebuild the sidewalks and the developer agreed to install a bicycle cut-through path at the site after cyclists complained about street closings. Renderings are showing extra-wide sidewalks and nice landscaping around the building, along with a new park to be donated to the City.

Truliant Headquarters Expansion:
It appears as if the credit union is ready to add signage to their new 154,000 square-foot office space. This is part of their headquarters.

Novant Health Critical Care Center:
Novant Health shared renderings of their new $222 million expansion, expected to be completed in Fall 2024. The new building will have 60 critical-care beds and 36 intermediate beds, an enhanced surgical suite, and expanded pre and postoperative space. Hospital workers can quickly change the need and set-up of rooms in this new building. This is part of a half-billion-dollars in construction at Novant Health Forsyth Medical Center in Winston-Salem. It is expected to create a large number of new jobs at the medical center. Construction could begin next year, with some work possibly starting in early-2022? Novant Health is also in talks with UNC-Chapel Hill School of Medicine to open a branch of the UNC Medical School in Winston-Salem at this hospital. Winston-Salem will have two university medical centers when this happens.

Stevens Center Renovation:
The North Carolina State House revived their $42.2 million bill to help pay for this performing arts center project. At the same time, the UNC System has requested $29.8 million for the same project. The building was originally the first downtown high-rise apartment building in the state, in the 1920s, and had a coffee shop and a 3,000 seat silent theatre with performance stage.

Bailey Park Outdoor Ice Rink:
Bailey Park purchased and will install a new Glice ice rink November 2021. The rink will be large enough for 32 skaters. It will remain open until February 2022. Expect to see ice skating at the park, in downtown's IQ District, every Winter. I'm not sure if they will have hockey or not? Playing hockey with the skyline in the background would be awesome! Look for this attraction in the large "green/lawn" area of the park, where they host large concerts and events.

North Patterson Retail: Built!
This project is now completed, though the buildings aren't 100% renovated. Only the exteriors were renovated. It looks different from the rendering? This appears to be a "flip" project, with six of the seven storefronts for sale. One is currently leased with a hair salon. It has that classic painted brick flip look. I really wish they would've preserved the original brick color and avoided the typical paint. Jordan Consultants was the architect and W.C. Construction was the general contractor for this project.

You will also find an old movie theatre on the street behind these storefronts and you'll find a Streamline Moderne 7-UP Bottling Plant next to it:

Sentinel Commons:
Blanco Tackabery Law Firm will move from Five Points to downtown at Sentinel Commons. They will become an anchor tenant in the project on two floors of office space.

Arden Homes is pulling permits to start upfitting space for their new downtown headquarters at Sentinel Commons.

Demand for office space in downtown Winston-Salem is high enough for this project to become mostly office space.

ELF Solar Light Electric Vehicles:
Sun MicroMobility is moving manufacturing, distribution, and possibly the headquarters of the ELF Solar Light Electric Vehicle to downtown Winston-Salem's Industry Hill neighborhood. The building is at 1150 Oak Street in what is becoming a very trendy downtown neighborhood. It's a half-bicycle and half-solar-electric vehicle. I've seen them around downtown Winston-Salem over the past year or so.

Link Apartments 4th Street:
Winston-Salem is Grubb Properties best performing market. Their projects, including an apartment building they opened last year in this pandemic, have all leased months ahead of schedule. Clay Grubb has said he likes investing in this city's downtown and views it as one of the best positioned downtowns to become winners, with great amenities, great quality of life, and great housing. He also likes visiting downtown Winston-Salem and enjoys the bike infrastructure, art, and parks being constructed in downtown. It is said he could be in discussions to build another massive apartment building in the Innovation Quarter. Link Apartments 4th Street is expected to begin leasing apartments by this time next year.

Downtown Streetscape:
The City has released funds to start work on the MLK Streetscape project. It is currently in design and city cycling advocates are working with the design team to add pedestrian and cycling amenities.

Transit, Bike, & Pedestrian Improvements:
Winston-Salem is one of the few cities in a State pilot program to count cyclists and pedestrians and use the numbers for research. The City will ask the State for portable counters, to allow Winston-Salem to count more locations than the permanent counters allow for. If you would like to know: Pedestrian activity on Fourth Street (Restaurant Row) was down by 50% in 2020, due to COVID-19. Interestingly, it was up by 50% in places with parks. Hotels are also down by roughly 50%.

Smith Reynolds Airport Projects:
Smith Reynolds Airport has received NCDOT funding to help pay for the Taxiway A relocation project.

Yadkin Valley Regional Bicycle Plan:
The National Cycling Center is now involved in talks to convert the Norfolk-Southern L-Line to a rail with trail project. There is a strong and growing effort to make this cycling trail happen. This trail connects downtown to the Yadkin River and has nice views of the bluffs on the north end of downtown Winston-Salem. It also has a long wooden trestle bridge on the top-end of downtown that is over a century old and likely needs major work. I don't think any trains have used this rail line in maybe 25-30 years? The railroad won't sell the line and views it as potentially valuable in the near future, to restart service, with the city's accelerating growth. Past efforts to acquire the rail line for passenger rail or a bike path have failed. And the railroad isn't up-keeping it, so it's very close to falling apart and very dangerous in its present condition.

More Home Builders Entering the Winston-Salem Market:
Pulte Group is the #3 home builder, nationally, and they have now entered the Winston-Salem Metro Area, with plans to expand. Winston-Salem's growing tech and healthcare industries along with the city's growth from people moving here from more expensive cities to work-from-home is attracting home builders. A New Jersey-based high-density residential developer, with no projects outside the New York City-area, has purchased an entire Jack Nicklaus-designed golf course. How long will it stay a golf course?

South's Best Cities on the Rise 2021:

This project is now applying for permits. According to those permits, it will have a theatre with a 40 foot / 12.2 metre diameter domed screen and two floors of rooftop exhibit space. Liberty Park is included in the project, so the park and museum will be like one project. They will be posted separately on this thread, with the City owning and funding the park and the County owning and funding the museum. It (museum) will be steel-frame with composite decking. The museum is just a few hundred-thousand-dollars short of finishing its fundraising efforts for exhibits. Please donate, if you can.

Brenner Childrens Hospital Outpatient Center:
Proposed as a bright, modern and inviting outpatient center with comprehensive pediatric clinics and services. It will have imaging, over a dozen specialties and subspecialties, lab and pharmacy services.

Gallery Lofts II:
I'm showing this as a new development, due to another developer buying the project. A developer from Atlanta has taken-over this apartment project and a neighboring building. TriBridge will now become the developer. With this change, we could see a new architect and a complete change in the project. This new developer said they like to find the next up-and-coming places and stay a step ahead of everyone. Winston-Salem is the next up-and-coming place. They have already secured financing. An elementary and middle school, across the street, worked to have a five-storey height limit placed on this project. I'm guessing that height limit will transfer to this new developer?

WFBH ED/OR/ICU Tower:

With the new 11-12 storey building planned for completion in 2025, I'm guessing construction will start next year? I was told The Beck Group is the architect for this project, but I haven't confirmed the architect information. The other information is confirmed, though.

This project is designed for young creatives. Ground breaking is set for June 2021, with completion in 2023. Yes, we finally have a rendering!

A winery and Jon Kuhn-themed glass art resort. The project includes a hotel and conference center, fitness center, office space, a performing arts center, a Jon Kuhn Museum, boutique shopping, restaurants, golf, boating, hiking, horseback riding, and more. Metropolis Architecture is the architect. No general contractor at this time. It's interesting to watch the Winston-Salem area become a popular place for tourism.

Sentinel Commons:
The developer is in talks with additional tenants that could bring the building up to 100% leased by this Summer. This has led to the developer officially announcing they will convert most of the retail/restaurant space to office space. Yes, there is very high demand right now for downtown office space. With lease talks underway, the developer is now preparing to start on the final exterior renovations to complete this project. It's amazing to think demand for downtown office space is so high they may convert the entire building to office space! Wow!

Blanco Tackabery Law Firm Headquarters:
We should discuss this as a separate project. Their name will be on the building and they leased most of the building. This historic building won the North Carolina Chapter of the American Institute of Architects “Building of the Year” award for 1927. The design is based on Independence Hall and was the headquarters for one of the city's major newspapers. It will now become a law firm headquarters. Lambert Architecture + Interiors is the renovation architect for this adaptive-reuse project and Frank L. Blum Construction is the general contractor. Completion is set for later this year.

624 North Trade:
It appears as if this project is about to move forward! LMI Builders will be the general contractor and they are preparing to start interior demolition. They must have signed a retail tenant? This is located in the highly desirable Downtown Arts District, between two very popular bars.

Cloverdale Redevelopment:
Workers have completed demolition of the 1940s buildings on the site. Yes, this is gentrification. Luxury apartments will replace the demolished apartments, with completion of this new development project set for Spring 2022. Lomax Construction is the General Contractor. The newer buildings will have a higher density.

The State of North Carolina is in incentive talks for Project Health. Winston-Salem is the front runner city for the corporate headquarters of a vitamin & supplement company. They would move to Winston-Salem from New York and consolidate everything here. The company is currently in talks to buy a 400,000 square-foot building for the headquarters. This project is seeking incentives from the City, County, and State. They will bring hundreds of jobs to Winston-Salem and spend millions on the upfit. We should know more next month.

Everything on the east side should open this month, if it's not already open. Work on the west side has now started and they finished regraded the football field. Jamaican restaurant Irie Plates is the newest tenant in Ford's Food Hall. Ford's Food Hall is named for the building's original use in the 1920s as a Ford Automobile Assembly Plant and Showroom.

It is now official. The City has selected Barr Construction as the General Contractor for this project. Value engineering is completed and work is ready to start. This phase of the project will add picnic shelters, a signature playground, a bouldering wall, bridges, slides, more shade structures, stairs to the overlook, and a butterfly garden.

The Easley Apartments:
Brickwork has started. This massive apartment building is designed for young professionals. 225 of the 300 units will be one-bedroom units. The other 75 units are two-bedrooms. Most of the residents in this developer's properties are young professionals. Amenities include smart locks and thermostats you can control with your phone. A one-bedroom unit will rent for $1,300 on average, if you're interested.

AeroX Innovation Hub:
Hangar One is now AeroX Innovation Hub. A consulting company was hired and they are working to make Smith Reynolds Airport the first to adopt new rules on flying unmanned aircraft. The innovation hub seeks to become one of the leading UAS research centers. Currently, the airport is seeking Federal and State funding.

Salem Parkway Bike & Pedestrian Path:
The City is currently waiting for NCDOT approval, which should happen this month or next month, and authorization to proceed with selecting the GC to start work. Construction is expected to restart in Summer 2021, with completion set for 2022, for the bicycle flyover bridge and paths leading to it. The western part of this project may not start until Fall 2021 and is viewed as a separate part of the same project.

Salem Creek Greenway Extension:
Design for this project is completed and the City is seeking NCDOT approval. When they have approval, the City will begin acquiring ROW for this project.

Downtown Streetscape:
The City of Winston-Salem is converting a car travel lane on First Street into a new protected bike lane, using concrete barriers that can also be used as sidewalks. The City of Winston-Salem has poured the first block of concrete barrier sidewalks and shared the photograph, below, of the work. The City will repave the street and convert it to two-way traffic as part of this project. The new protected bike lane could be the most exciting part of the project, though.

Smith Reynolds Airport Projects:
The CARES Act included $4.45 million for Smith Reynolds Airport. This money will be used to complete projects that are expected to bring 200 new jobs to the airport.

Rails-to-Trails Bicycle Commuter Highway Expansion:
The City is currently working to move the North-South Rail Transit System project forward on this path and they are also starting a feasibility study to extend this bike and pedestrian trail alongside the rail transit line. They would construct a boardwalk path for cyclists and pedestrians, which will allow the rail line to be used for rail transit when federal money becomes available. This could become a bike, walking, and rail transportation project for half of the proposed rail transit system's route! Very exciting!

Rail Streetcar System | North-South Rail Transit System:
Winston-Salem City Council, in late-March, agreed to make it a priority to have its streetcar and light rail line as shovel-ready projects Winston-Salem can present for any federal money approved in an infrastructure bill. They also want Winston-Salem in front of NCDOT in all rail transit discussions, with an aggressive effort to have the city highly ranked on their lists, including funding. City Council also wants to talk with its local lawmakers on assisting with gaining financing to build these rail transit lines. This is an interesting time, with Transportation Secretary Pete Buttigieg speaking of working more with local governments instead of states. It's exciting to see all City Council members wanting rail transit and wanting to be aggressive in making it happen.

Best Tech Markets for Women:
According to LendingTree, Winston-Salem is the second best tech market in the nation for women. Winston-Salem is one of only two cities where women, on average, earn more than men in tech jobs (U.S. Census Bereau).

River Otter Mural Wins National Award:
Winston-Salem's River Otter Mural won the Knope National Championship. It competed against 85 other nominees for the award. The City will win a trophy, world acclaim, and one year of free membership to a government leaders organization.

Fast Growth and a Housing Shortage:
Winston-Salem City Council Member Jeff Macintosh said Winston-Salem housing prices are beating everywhere else in the State and compared what we are currently seeing to what we saw after World War II, when cities had extremely high demand and very low supply of new housing. The City of Winston-Salem is currently making UDO changes to make it easier for developers to fill the high demand with higher density housing options. Winston-Salem wants and needs more housing and is working to respond. If you want to move here, everything possible is being considered to create more housing to meet this high demand.

6th Most Nostalgic Main Street:
The Pioneer Woman Magazine ranked downtown Winston-Salem's Old Salem District 6th on their list of the top-30 nostalgic main streets in America.

Winston-Salem Has Highest Home Price Increase in North Carolina:
According to CoreLogic, home prices are increasing faster in Winston-Salem than in anywhere else in North Carolina, at nearly 12% for February alone. Winston-Salem is consistently ranked among the top cities to move to for those who want to work-from-home and is seeing a major increase in people moving here from northern cities, including Boston, Chicago, Philadelphia, and New York City. Prices increased by around $60,0000! Wow! It's a nice city for young professionals, as you can see in each month's updates.

Another Magazine Writes About Winston-Salem:
Winston-Salem is a great place for people who love the outdoors, from mountain biking, to climbing, to kayaking, to hiking, and more. Columbus Monthly said: "One of the best things about Winston-Salem, other than the food and the people, is its proximity to scenic natural recreation. Never has that felt more important than during the pandemic. A.J. Jackson, northern Piedmont representative for the Carolina Climbers’ Coalition, tells me he thinks of the region as a hidden secret. “I have friends who have moved here specifically because they could climb after work,” he says. “You could have a job and then easy access to climbing and bouldering, or hiking, or mountain biking. It’s great.”

This city is getting discovered. I see Winston-Salem in rankings and articles every week. I often say that I get to post on the state's fun city and it's so different from the other large cities in North Carolina.

Thank you so much for these monthly updates. I was home a couple weeks ago and was so happy to see the increased density throughout the core.

Also, it's great to see all the recent jobs announcements.

Do you know what's happening at 799 Main Street? I noticed some construction equipment on site and with it being close to several redevelopment projects, maybe something is planned?

I think that could be a project shown on our project list as Dave McNair Mastering? It's a project that was never officially announced anywhere. It appears as if Dave McNair and Ovation Sound partnered to convert this former government office into an all-in-one recording and mastering studio for music artists, with a residential condominium included. It could bring some of the biggest names in music to downtown Winston-Salem. The first page project list shows renderings of Dave McNair's planned mastering studio for this building, which was designed by the famed Northward Acoustics.

Please get vaccinated! Last month, when I posted the last update, I had COVID-19. My wife Lauren caught it first and spread it to me and our son. If you noticed last month's update wasn't as good as the usual updates, that is why. At one point, when I was forcing air into my lungs, I thought that was it for me. I walked over to Lauren to sit by her side. You don't know how close last month's update was to being the last. That was the worst thing I've ever experienced and it lasted for around six weeks! My wife had the loss of taste and smell, in addition to breathing issues. She was coughing so hard it hurt. Our son had the COVID rash, but it wasn't as bad for Noah. Lauren tried her best not to spread it with everyone in the house, but it's so contagious! Please get vaccinated! You don't want to go through that or watch your loved ones go through it. We are both getting vaccinated and were asked to tell others to do the same.

Utility plans are approved by the City and Mayfair Street Partners is now ready to move forward with this project. Some people are saying work could be further delayed until the fall? I guess we shall see if they move forward now or continue to wait. They could move forward now, though. ...if they wanted to. It is worth noting: Their permits have expired, due to nothing happening at the site for a year or more. Responsibility for the sculptures / artwork has changed to a new group? I think DWSP is now in charge of the artwork and they will raise money for the sculptures separate from the park money. This isn't the change that was needed. The change should've been moving construction of the park from Mayfair Street Partners to DWSP or the City. It seems like everyone in the city is frustrated / angry over the lack of construction at this site. From what I've seen, private developers rarely build interesting park spaces and this private developer can't seem to do anything at this site.

New Downtown Elementary School:
The Winston-Salem / Forsyth County School Board is moving forward with a site survey for a new downtown elementary school at 12th Street and Patterson Avenue. They also extended their option to buy the site to November. The school board is considering demolishing the existing Thomasville Furniture Building at the site and constructing a new building in its place. This is a brownfield, so the site also requires remediation. If the school board decides to build at this site, the new school would open in August 2024.

This project continues to grow larger! This is a nearly $200 million project. Ardagh will construct an expansion on the former brewery building. The new jobs created will pay around $80,000 a year and includes hiring engineers. This project is now seeking incentives from the City, County, and State. PARIC Corporation will be the General Contractor.

82,262 people living in Winston-Salem on January 1, 1928. More than any other city in the Carolinas. Interestingly, Winston-Salem was only 11 square miles back then. The $265,000,000 in manufactured products placed Winston-Salem around 22nd on the list of the nation's top industrial centers in the 1920s. Now you know why Winston-Salem has so many great old buildings and houses compared to the rest of the state. Before the days of Interstates, Winston-Salem had the most State and U.S. Highway routes in N.C., and one of the nation's major bus hubs, with an amazing Greyhound station. Since Winston-Salem was the state's largest city back then, I guess we should expect that. I seem to remember Winston-Salem also led the nation in paved streets, which we wouldn't even keep track of today.

Workers found the second floor door (in the elevation above) hidden behind a wall and they are restoring it:

A large 3,000-seat silent move theatre with an attached 12-storey apartment tower was built roughly a year later on the neighboring site, so the view from that door is a brick wall on the back of that theatre and apartment building. Only during its first year of existence did that door have a view of something interesting and that was a view of the construction of the building that blocked its view.

WFBH ED/OR/ICU Tower:
This 11-12 storey tower is a $450 million project. Some of the rough renderings are showing a spire that will make it taller than the neighboring 17-storey Ardmore Tower? It will be interesting to see if this spire is in the final design. If it is, this building could be over 200 feet / over 61 metres in height.

Quarry Park Phase II:
NAME CHANGE ALERT! Quarry Park will become The Quarry at Grant Park. The park never had an official name. City leaders are currently moving this name forward for the new park. There was talk of naming it just Grant Park, but some people want quarry in the name, since the park is already well-known as Quarry Park. When this becomes official, we will have to change the name of this project on our project list.

1829 Middleton House Restoration & Expansion:
The 192 year old house was purchased by a Canadian couple who moved to Winston-Salem for its beautiful historic neighborhoods. They are Max and Amelia McCabe. They are spending millions on this project. Interestingly, the last time the 1829 house was renovated was 1930 and renowned landscape architect Ellen Biddle Shipman worked on both the landscape design and interior design for the house in that renovation. The Canadian couple hired House of Woodward as the interior designer for the 2021 renovation. They will preserve as much as possible from the original 1829 house and anything worth preserving from the 1930 renovation, while also modernizing the house for modern living. Completion on this 7,000 square-foot home is set for August 1, 2021.

Sentinel Commons:
Work will soon begin on facade renovations to replace the precast concrete panels with more windows and create an improved entrance into the building. While this is happening, they are working to lease the basement to a grocery store.

Yes, they topped-out the southern-half of the building and are now starting on the northern half. The large building in the background is the ballpark. You can see the ballpark's grass space across the street in some photographs above, which is a future hotel and apartments development site owned by the local baseball team. Since that project will front the ballpark's concourse, the baseball team wants a strong say in the project and who develops it. As you can see, it will be constructed into a steep hillside. Keep that in mind if you rent an apartment with a ballpark view (your ballpark view may not last).

Biotech Companies Looking at Downtown Winston-Salem (New Jobs):
Mark Owens of Greater Winston-Salem is reporting five biotech companies are in talks to potentially move to or create new operations in Winston-Salem. They could bring thousands of high-paying jobs to Winston-Salem, if all companies interested decide to move forward with their plans here.

New Truliant AI Lab - New Tech Jobs:
Truliant is creating a new financial-tech artificial-intelligence (AI) lab in Winston-Salem, in a partnership with a Boston company. They are hiring in Winston-Salem, if you're interested.

Winston Towne South Condominiums:
A company called BayFront Development has acquired a site on Poplar Street, in the Gateway, to build a new 44-unit condominium building with retail. Construction should begin this summer (July or August, 2021) and completion is set for Fall 2022. It will have the usual amenities, such as a pool and fitness center. They are also planning a rooftop amenity space with a dramatic skyline view. Hayco Construction will be the General Contractor.

Robert Hall Hotel and Conference Center:
The hotel part of this project will now be called Huntley House. According to the developer, "B.F. Huntley Furniture Co., was one of the biggest furniture companies in the South and had the largest bedroom and dining room divisions in the United States." B.F. Huntley was headquartered in downtown Winston-Salem and did all of their manufacturing in Winston-Salem.

Updating an Old Dive Bar:
We aren't following this project, but I thought it was interesting enough for a one-time update. Gatsby's Pub is a 35 year old dive bar, located in an historic flatiron building in downtown Winston-Salem's Ballpark / Village District. The ownership is updating the bar while preserving both the bar's history and the building's history.

New Jobs in Downtown:
RUD Fleet Corporation is considering moving their headquarters to downtown Winston-Salem and tripling in size in both employment and square footage. The company's CEO wants his team to be located in a downtown environment.

Fun Fact: Most of the companies currently interested in moving to Winston-Salem are from the New York and New Jersey areas. The City is currently in talks with companies that could bring 8,500 new jobs to Winston-Salem.

Grand Pavilion Ballroom:
This is the renovation of a 1974 space. I often wanted to photograph this mid-1970s space, knowing one day it would be renovated, but always forgot. Now it is too late. It was the second Hyatt atrium and was fully intact. It originally had a large water fountain, globe lights, and those 70s glass elevators. Now it's 2020s modernist design in white, grey, and black, designed to attract events / conferences.

Link Apartments 4th Street:
An update on the public art proposed at this apartment building: Not only will the artist have to move the sculpture to a new location at the apartment site, but steel / metal costs are now impacting the proposed sculpture and requiring design modifications.

Smith Reynolds Airport Restoration:

New Hangars:
A bill filed in the General Assembly would provide $30 million for new hangars and taxiways at Smith Reynolds Airport.

Transit, Bike, & Pedestrian Improvements:
The Little Creek Greenway will be extended to more of the new residential developments in the area and to commercial developments with retail and work spaces. This will provide access for cyclists and pedestrians to Little Creek Park without using busy roads in the area. The City is also looking into connecting this greenway to the Muddy Creek Greenway in the near future. Currently, the City is buying ROW and this project should be awarded to the GC in early July. Completion is set for Spring or Summer 2022.

Winston-Salem Southbound Railway Donates Last Caboose:
The Winston-Salem Southbound Railway has donated their last caboose (#670) to the North Carolina Transportation Museum. It will become part of their collection that you can see on your visits to the museum.

WSTA Route Study:
The City has made changes to Bus Routes 87 and 89. If you ride the bus, please see the changes to these routes.

Look for new buses, soon.

WSTA won the North Carolina Safety Award for safest drivers in the state. Yes, WSTA is the safest transit system in the state!

North State Aviation - New Jobs:
North State Aviation will create 200 new jobs at Smith Reynolds Airport. This project did require incentives to upgrade the buildings.

Bike Share Expansion:
The bike share has returned (Friday 4/30) as Flow Bikes. The National Cycling Center, based in downtown Winston-Salem, owns the bike share. Yes, a locally-owned and locally-operated bike share!

AeroX Innovation Hub:
The County is looking into what needs to be done to create this UAS research center, which may include changes to weather equipment and radar at the airport. Smith Reynolds Airport is holding 75 acres for UAS development. Though it is usually discussed as an airport project, we could see development and leasing from this project at multiple locations, including sites away from the airport.

Winston-Salem - Second Best Drinking Water:
Winston-Salem's drinking water was ranked second best in the nation in the 2021 Best Cities for Water Quality study. 200 cities had their water quality ranked on seven key factors. Winston-Salem has made several major investments in its water system recently.

Thanks for another great update of a city you so clearly love (as do I). I hope you, your wife, and son are fully recovered from your bouts with COVID. I echo your call for everyone to get vaccinated. Having taken both doses (Pfizer), I have a peace of mind, have started safely getting out and about again, and feel good knowing that I am not likely to be a source of transmission to others.
