Miami’s biggest condo developer is going micro

The Magic City’s biggest condo builder is going small on its next project.

The Related Group is planning to build micro condos on a downtown Miami site it recently closed on, The Real Deal has learned. The Miami-based developer is planning to build a roughly 400-foot tower with about 350 units, Jon Paul Pérez, a vice president at the firm, said.

Related plans to develop the site as part of a joint venture with ROVR Development, led by Oscar Rodriguez and Ricardo Vadia. Both previously worked at Related.

Property records show Parcel C LLC, tied to Related, paid $8.8 million for the two lots at 225 and 233 North Miami Avenue, which total 15,000 square feet of land. The LLC also scored $3 million in seller financing.

Pérez, whose father Jorge Pérez is chairman and CEO of Related, said the project is in the planning stages. He expects to get site plan approval in about 45 days. Related has a deal with the Miami Parking Authority across the street to provide parking, Pérez said.

Units would have less than 700 square feet on average and range from about $250,000 to $500,000. The project would offer some sort of hotel or leaseback program, although Pérez said Related is still working out the details.

The District | 37 Floors | 394 Ft. | 120 M







A new 37-story downtown mixed-use tower called The District is being planned by one of Miami’s top developers, Related Group.

The District will include 343 residential units – but no parking spaces.

The building height is planned to reach 394 feet above ground.

Units will be relatively small if used as residential, but large if used for hotel. Sizes start at 446 square feet and range up to 874 square feet, with each unit having a kitchen.

Sieger Suarez is the architect. In a description of the design, the developer wrote that “the subtle curve of the tower creates a dynamic simplicity in its appearance.”

Miami’s Urban Development Review Board will have a hearing on the project this Wednesday.

Developer Applies To Install 500-Foot Tower Crane At 37-Story District 225

An application was filed on December 16 for a tower crane to help build the 37-story District 225 tower in downtown Miami.

The crane is proposed to rise 500 feet above ground, or 511 feet above sea level.

While the crane is now under review, the FAA approved the permanent height of the tower on December 10.

According to an approval letter issued by the FAA, the tower will have a permanent height of 426 feet above ground, or 437 feet above sea level.

District 225 is planned to have a permanent height of 37 stories.

The project is being built without a parking garage, which accounts for its relatively shorter height.

A construction permit to begin the tower was applied for with Miami’s Building Department on November 5, and full plans were submitted on December 1 and are now in review.

Also in November, the developers said that 87% of 434 planned condo units had already been sold, in “record time.”

343-Unit Downtown Miami Tower Planned Without Parking Now 100% Sold, Groundbreaking Set

The project is also unique in that it has a first-of-its-kind agreement with Airbnb allowing direct listing on the platform.

And while we knew this unique product would resonate with buyers, the demand has surpassed even our most optimistic projections,” said Jon Paul Pérez, President of developer Related. “Related has long been at the forefront of trends, and we are proud to once again be at the cutting-edge of the market.”

In a press release, the developers said that groundbreaking is now expected to take place in the third quarter of 2022.

Related Group is developing the project with partners ROVR Development and BH Group.

The developers said the buyer group was diverse, with young professionals, domestic transplants and remote workers who value flexibility among them. Latin American buyers also make up a significant portion of sales, with upwards of 50% of buyers hailing from Colombia, Mexico and Argentina.

Units are being deliver fully finished and furnished.

Atlantic & Pacific will professionally manage the building, with staff trained to handle all aspects of Airbnb hosting, including listing, marketing, maintenance and cleaning.

Equipment Arrives At Downtown Miami Site Where Sold-Out 39-Story Tower Planned

Construction equipment arrived last week at the downtown Miami site where the sold-out District 225 tower is planned.

The developers have previously said the groundbreaking is planned in the third quarter of 2022.

Records show that a construction permit is pending, including phased foundation and vertical permits. A private provider is being used to allow for faster review.

According to a water and sewer utilities agreement signed with the county in January, District 225 will include:

343 apartments
2,297 square feet of retail
A parking garage is not being built.

Craft Construction is listed as the contractor on the construction permit.

The lighter metal window frames will cheapen the look of this a bit. Will have less of a band effect for the floor plates once the concrete is painted.
