Dallas' vacancy rate is quickly dropping. Office space vacancy has reached a 15-year low of 18.7 percent. It drops another two points to 16.7 percent when you consider Class A property in DFW alone. Dallas has absorbed more than 2.8 million square feet of office space. So vacancy is dwindling to a point where in two years there will be no vacancy problem to complain about.

AT&T hires firm to study downtown Dallas office options

Communications giant AT&T Inc. has hired commercial real estate agents to evaluate its headquarters office options in the years ahead.

“We regularly assess our real estate requirements everywhere we operate to ensure our owned and leased properties continue to meet our needs,” AT&T spokesman Brad Burns said in a statement. “We’re happy to be headquartered in Dallas.”

AT&T’s options could include a move to a skyscraper Ross Perot Jr.’s Hillwood company wants to build on the north side of downtown.

Downtown officials say that keeping the central business district’s biggest corporate citizen will be a priority.

“Everybody is going to be as aggressive as we possibly can to either keep AT&T where they are or in a new location in the downtown area,” said John Crawford, CEO of the economic development group Downtown Dallas Inc. “We are going to pull out all the stops.”

Award-winning design firm HOK has made renderingsof what the Woodall Rodgers building might look like.

With almost $150 billion in revenue, AT&T is the largest company based in Dallas.

This would be perfect. AT&T chooses to consolidate it's downtown offices into a brand new tower of considerable size, developer then pops some condos and/or a hotel on top in an additional upper portion, and bing bang boom we have ourselves a Dallas supertall. DO IT

The design is awesome, but Dallas deserves a 300+

It wouldn't add much to the skyline at that height albeit would still be a nice addition

^ In that location, anything 600 ft. or higher would be a significant skyline changer for Dallas. It would extend the skyline plateau north and west from many of the most common viewpoints. Only when viewed from the south or southwest would this not be significantly prominent, and from those views, you might need a building that's 1,200 ft tall or higher to have an impact.

That being said, I agree with you that Dallas deserves a supertall, it just doesn't need one in this specific location for it to have a pretty significant impact on the skyline.

No, Dallas does not need a supertall, but considering the location (close to Klyde Warren and right against Woodall Rodgers), this would be the perfect place to put a 800'+ building. Everyone driving through Dallas would see it, and it would add to the backdrop when hanging out in Klyde Warren!

Developer Hillwood has begun preparing a high-profile downtown Dallas corner for future construction.

Demolition crews have begun work on the former Bank of America motorbank at the southeast corner of Field Street and Woodall Rodgers Freeway on the north edge of downtown.

Hillwood - the real estate development and investment firm owned by Ross Perot Jr. and his family - bought the 1.75-acre property almost two years ago.

The developer has done preliminary designs for an office skyscraper that could have been built on the prime development tract.

The property is one of the potential locations that telecom giant AT&T is looking at as a potential headquarters site. AT&T is looking at office options in the downtown area and one site in North Dallas.

Ken Reese, Hillwood executive vice president, in an email said that work underway on the corner is to demolish the old bank buildings and clear the site.

The Woodall Rodgers corner is one of several office development tracts Hillwood is working on in Dallas. The developer also has potential building sites at Victory Park, on Turtle Creek and on LBJ Freeway in North Dallas.

Hillwood is looking for tenants for proposed buildings before breaking ground on a project.

Round skyscraper by famed architect would remake Dallas' skyline

Developer H. Ross Perot Jr.'s Hillwood real estate firm has hired London-based Foster + Partners to create concept plans for an almost 70-story tower on the north edge of downtown.

The soaring glass and steel high-rise would sit just across Woodall Rodgers Freeway from the Perot Museum.

Artist's renderings of the building on display in the Perot family's new Dallas headquarters show a round building with three atrium areas and a lighted top.

"We have a million square foot tower planned," said Perot. "We have the rough renderings and this is what we want to build."

"With Sir Norman Foster as the architect, it's fabulous."
