275 Park needs more than a bit of TLC...Maybe the final act of dignity bestowed upon her before her new form is chosen...at some point.

When the new 270 Park is complete, it will become even more obvious how dated its neighbors across Park Avenue are.

Did you mean 277 Park, or 245 Park? 245 being the one in front with the brown brick, 277 in black and silver behind it. Even a reclad in more modern materials (a brushed bronze/copper finish and white glass, perhaps?) would make 245 look so much better.

245 will have huge vacancies come 2022...

I learned only recently that Vanderbilt used to go up to 49th street. 280 Park avenue's connecting center wing is built where the street used to be

I take it construction / final renderings / specs will happen when demo is finished? Just wondering how much covid will impact this.

There are no more pandemic-related restrictions on building demolitions anymore, so I don't think Covid is playing a role.

They're methodically dismantling the structure, which, yeah, is painfully slow.

Covid won’t affect this. They didn’t have a full shut down, but if you scroll back a few pages, they were one of the first to spring fully back into action. They’ve been making pretty good progress. Once construction permits are issued for the new building, specs will become available.

Oh, definitely. This was a 700 ft. tower. I don't know the exact % right now, but maybe 1/3 demolished?

Yes they have. Just look at the last few pages, its been documented. They're beyond that now, I just haven't been to take photos.
