Smile NEW YORK | 133-12 37th Ave | FT | 10 FLOORS

Project: 133-12 37th Avenue

Quote:
Developer Ling Zhang, of Flushing-based Leavitt Enterprise, is planning to erect a 10-story hotel on 37th Avenue, between College Point Boulevard and Prince Street. The building is planned to have some residential space (8,110 net square feet), but nowhere near as much as allowed by zoning.

The remainder of the building will be occupied by commercial space (presumably the hotel portion, at 22,336 square feet) and a 1,971-square foot community facility (which, knowing Flushing, will likely be doctors’ offices). The building will have 78 dwelling units, which includes both hotel rooms and residential apartments.

Status of the thread:

So far, there are approximately 410 midrises going up or in the preparation stage in NYC as of the dating of this thread. (Earlier posts have project sets with 10 or more midrises). Midrises being 6-13 stories for the thread criteria.

Thread timeline as of now: Apr 18, 2014 to Aug 29, 2014

Projects: 410 (6-12 Floors) *

* In terms of Midrises, it is slightly higher because there are some that I didn't add due to very preliminary data. I included some significant low rises and general developments, but they are a very small part of the thread because if all the low rises are to be documented by permit data, it would clutter the thread, and many of them do not have renderings.

In terms of highrises (see highrise thread), NYC is averaging about 3 to 4 high rises proposals per week. Some weeks better than others.

Smile NEW YORK | 22-22 Jackson Ave | FT | 10 FLOORS

Project: 22-22 Jackson Avenue

Quote:
Only one rendering—and few details—has been revealed for the ODA-designed apartment building that's rising next to 5 Pointz (RIP), but the eagle eyes over at New York YIMBY spotted another one on the architect's website. While the first shows a building that could be 56 Leonard's squat little sister, this one shows the opposition side, which has a lot less protuberances. Permits noted that the building, located at 22-22 Jackson Avenue, would have a pool on the third floor, and while the pool is not visible in the rendering, that big open space looks like it probably holds one. Tenants of the 175 units will also enjoy a library, rooftop terrace, attended parking, and a lounge, and the project should be complete in 2016, meaning that the tenants will be just in time to see the 5 Pointz-replacing towers rise.

Project: 60 West Street St (Rehabilitation/Conversion)

Quote:
But next door, an even taller factory building at 60 West Street is still mostly vacant, except for the ground floor, which is occupied by a poultry transport company and a granite distributor. The upper floors of the seven-story structure are empty and strewn with construction equipment and trash, evidence of a slow-moving rehabilitation project approved by the DOB earlier this year. Windows have gone in on the western side, but otherwise there isn’t much sign of progress.

Smile NEW YORK | 45 Washington St | 110 FT | 11 FLOORS

Project: 45 Washington Street

Quote:
In the northwestern corner of Tribeca, at the corner of Washington and Desbrosses, a hotel is set to rise. A new building application was filed yesterday, with plans for an 11-story, 110-foot hotel at 455 Washington Street, owned by Barone Management.

“The project will be a five-star luxury hotel,” the developer told YIMBY, with some luxury rentals “managed by the hotel with shared services and amenities.” Barone is looking to bring in partners on the project, but those details have not yet been finalized.

The structure, which has an alternate address at 28 Desbrosses Street, would contain nearly 80,000 square feet of gross floor space, per the building permit, with 50,000 set aside for commercial use and nearly 16,000 for residential purposes. There would be around 113 units, including both rental apartments and hotel rooms.

Gene Kaufman is listed as the architect on the permit, but the developer said that they have not made any decisions yet about the exterior façade and interiors, which may be handled by a different design architect, with Kaufman only acting the architect of record.

Very awesome work Chris! The amount of unnoticed but impactful projects in NY is astounding!

Great summary too, really puts things into perspective

This site will be a 50 floor hotel, I believe. I think Extell is co-developing it with a partner.

Honestly, with the development right now in NYC, 500-600 foot buildings are kind of lost in the conversation. You pretty much need to have either a supertall or a stunning architectural design to get some press.

Project: 2388 Creston Avenue

Quote:
The Creston Avenue Residences holds 66 apartments, including 21 studios, 12 one-bedrooms, 32 two-bedrooms and a two-bedroom for the super, spread over 62,750 square feet and 10 stories. It will be a mix of affordable and supportive housing, targeted towards “high-need Medicaid clients, low-income families and disabled veterans.”

The building was developed by Volunteers of America-Greater NY and the Housing Collaborative, and designed by MAP Architects. It’s also a rare example of a tenement neighborhood that’s zoned for significantly more density than the existing context – with a floor area ratio of nearly six, 2388 Creston is denser than the surrounding five- and six-story new law tenements, with FARs of three and four.

Its the future I hope. Theres going to be a time soon enough where the environmental sustainability will blossom all over this great nation. Slowly but surely. What's good is that New York is becoming even more efficient.

Not sure why they felt the need to scrunch the flanking structures in the rendering. It shows the older structures lining up level for level, but in fact the buildings are both shown about 1.5-2 floors lower than what they are in reality, thus making the new build look taller than what it actually is. It shows the new builds' street wall 4 full floors above the neighbors cornice (or wear there used to be a cornice), in the construction photos it's only about 2.5.

Steiner Studios have become the largest film and television production facilities outside of Hollywood. Located within the Brooklyn Navy Yard, the facilities will soon include the renovated 25 Washington Avenue—a historic building constructed for the Navy in the 1940s, The 275,000 square foot, brick-clad structure is undergoing a complete interior renovation, replacement of windows and mechanical systems, and the addition of new freight elevators and structural interventions to accommodate column free studios. CUNY Brooklyn College and Steiner Studios have partnered to establish a film school to be located within the building. The project has been designed for LEED Silver Certification.
Project: CAMBA GARDENS PHASE II

Quote:
We are designing a new residential development that will transform a 97,000 square foot site into 293 units of affordable and supportive housing with facilities and amenities that promote sustainable, healthy living and wellness. The building will be a “U” shaped structure, ranging from 5 to 9 stories enclosing a courtyard facing CAMBA Gardens I to the east. The courtyard and other open spaces will be landscaped and developed as amenity spaces for the residents. The development will include multi-purpose spaces for social services, adult education, health services, indoor/outdoor recreation, and the arts. The project will participate in the Enterprise Green Communities Initiative, NYSERDA Multi-Family Performance Program and LEED for Homes program.

Recently Completed: Courtlandt Corners

Quote:
Located in the Melrose Commons Urban Renewal Area in the South Bronx, Courtlandt Corners is a two building complex and the second phase of a redevelopment by Phipps Houses that began on the adjacent site with Courtlandt Corners. Designed under the NYC Quality Housing Program, the building’s setbacks and bays provide a residential scale. Brick colors and patterns address contextual issues, while metal panels provide a contemporary architectural expression, and together they create a welcoming residential character. The 217 studios to three bedroom units have generous layouts and large windows to provide abundant natural light, and are arranged around a courtyard created by the two buildings. Courtlandt Corners participated in the Enterprise Green Communities Initiative and NYSERDA Multifamily Performance Program.
Recently Completed: ROCKAWAY RISING

Quote:
The FAR ROC: For a Resilient Rockaway competition explored best practices and innovative strategies for the planning, design and construction of resilient and sustainable developments in waterfront areas. The site, located in a FEMA Special Flood Hazard Area Zone A section of the Rockaways, experienced significant storm surge inundation during Hurricane Sandy.
Project: 84 North Third Street

Quote:
Yesterday afternoon, Marvel Architects filed for a new building permit at 84 North Third Street (also with 112-123 Metropolitan Avenue addresses), to be developed by New Jersey-based Anthony Tristani’s 94 North Street Realty LLC, per the application.

The building would reach seven stories and 70 feet into the air, and contain 105,000 square feet of total construction floor area. Of that, nearly 60,000 square feet would be devoted to residential use (divided among 75 apartments), with more than 13,000 square feet of commercial space, presumably ground floor retail.

Major Changes, Renderings, Walls Finally Rising at Busy Atlantic Avenue Corner

Quote:
The glitzy (but short) three-story mini-mall destined to replace the St. Vincent’s parking lot on a busy corner of Atlantic Avenue is no more. Walls are finally rising, and permits were approved last month for an 11-story mixed retail and residential development. Click through to the jump to see renderings sent in by a commenter. Also, the address has changed and will now be 60, not 66, Boerum Place.

The first three levels will be retail, with a total of 46,428 square feet of commercial space. Floors 4 through 11 will house 75 apartments, according to the Schedule A filing.
