IHOP - current status:



The exterior shell of the building is now essentially complete. They are beginning to prepare the surrounding land for paving, and the curbing on the access road from Casino Drive is now being installed. I think the next 6-8 weeks will be very busy for this project.

Talked to the owner today, This move will cut $3000 off his monthly rent. Also stating that client numbers at this outlet were really lower than expected. So to my eyes he is doing the right move. I personally always thought it was too large for their output, but they had plans for a shuichi bar that never panned out since the other partner past away.





Please do not quote me on any of this since it is all hear say. They will be closed a few days at the beginning of the week to move. Cooler and freezer have already been moved.

Has anyone seen any plans for this new subdivision? I looked up the council agenda online, but it strangely had no drawings attached. The council agendas use to always have drawings included to be informative to the public. Are they no longer including drawings?

Hmm, I believe that's where they were building the 'apartment' that ended up being a barn... I drove by a few days ago and noticed they were building a street and it looked like there were other foundations. If this is the place I think though it will be a very small subdivision when you consider it is against the pope site.

Exterior for the IHOP is now complete (except for cladding and roofing materials). The windows have been installed.

A late November or December opening appears on track.

I see that the Golf Zone at Magic Mountain has been completely torn up. I gather major renovations are planned before reopening next summer.

Ihop Progress! Today they were pouring the sidewalks at the main entrance on Mountain road. No exit to Mountain road... Also the weather barrier on the roof

My daughter was asking the same question as we drove by last night. That sign has been wrecked like that more than once. Maybe they are trying to come up with a better design.

The Twin Oaks Drive extension is now fully curbed and paved (base coat anyway), and sidewalks have been installed. The road still isn't open, but I see no reason why it won't be opened before mid November.

It will be interesting to see just how much traffic bound for Horsman/Berry Mills inbound from the Evergreen and Kingswood subdivisions will divert onto the Twin Oaks extension, rather than taking Evergreen Drive southbound.

I don't think it's been posted but it appears that the Rallye Hyundai dealership appears to be undergoing a large expansion. We drove by yesterday and noticed the ground has been dug up right next and connected to the main building in what appears to be in preparation for a foundation being poured.

I've heard rumblings of some higher-density residential development along the Twin Oaks Drive extension, which looks like it will open any day now.

Anyone heard details?

Seems like a slam dunk area for something with an impressive scale.

CBC article regarding the progress on the new Moncton North YMCA

A few pictures from the article:





The article states they expect to have the building fully enclosed by the end of November. Opening date will be in the fall of 2020.

There will be a fitness centre and a gymnasium for recreational activities, including basketball and pickleball.

An outdoor playground and seating for parents is also planned.

I have not heard anything specific regarding high density residential along the Twin Oaks Extension, but I agree with you, it is a no brainer.

- There is no pre existing residential on this section of Twin Oaks, so no NIMBY concerns.
- Twin Oaks is (will be) a residential collector street.
- Easy access/egress via Horsman Road to Berry Mills Road.
- Very close to Ecole le Sommet and Evergreen Park Schools, and within reasonable walking distance of Maplehurst Middle School.
- Right across the street from the new Moncton North YMCA.
- Large lot sizes available, so substantial apartment buildings could be built.
- Neighbourhood commercial/retail plaza is planned for the east side of Horsman Road.

If this is not high density residential, I would be very surprised.
