North-South Rail Transit System:
This is being led by private developers, connected with downtown's IQ District (innovation district), and two universities. They have already met with the neighborhoods along the existing rail line and are now ready to begin the next steps. Global engineering & services firm WSP, based in Canada, will be hired to conduct a feasibility study on using the existing unused Norfolk & Western rail line, on the city's High Line project, for a North-South rail transit system. The study will cost $100,000 to $125,000, but the city will only have to pay $50,000, since others involved are also covering part of the cost. They will have to involve the city to secure some of the federal and state funding required, but will keep the amount paid by taxpayers at a minimum. A person at the presentation said the city may only have to pay around $1 million for construction, if their estimates are correct. This rail transit system will connect nearly all of the colleges and universities in Winston-Salem to downtown's IQ District. It will also connect the LJVM Sports & Entertainment Complex to downtown, allowing downtown residents to take a train to basketball, football, USTA tennis, the fair, skate park, concerts, and Thunderbirds hockey games. There are several old industrial buildings along the rail line that could become more attractive for conversion into office/residential/entertainment/arts uses. Since most of the route will have dedicated right-of-way (ROW), it should be a fast service and arrive on time. The project is expected to cost around $38 million. This was always planned as a part of the High Line project and appeared in the renderings. We have discussed this rail service in the past, on this thread, but this is the official announcement and the beginning of moving this from renderings and ideas to reality. Yes, it's finally moving forward.

When working on the High Line project, everything involving the rails was designed for rail transit, so they have nearly completed this one segment of the rail transit system project.

Rails-to-Trails Bicycle Commuter Highway: (Winston-Salem's High Line) Built!
This project is now completed! Add Winston-Salem to the list of cities with a "high line" in their downtown. And, as you read above, they are working to bring rail transit to the rail line on Winston-Salem's High Line. You can use the High Line for bicycle commuting, to avoid traffic and intersections. It's expected to reduce the amount of time required for bicycle commuting. As you can see, it's seeing a lot of use, as a park and bike/walking trail (the trail part of the High Line project is called "Long Branch"). I would say this High Line project is a success. It has residential/university/office/arts/retail buildings fronting it, with bicycle commuting showers and lockers in several of the buildings, so that is likely a big part of its success.

Long Branch Trail is the name for the bike/walking trail and it extends beyond the High Line and connects to other bike/walking trails. Only the elevated section is the High Line and the High Line also has park space and a rail line (future rail transit), in addition to Long Branch Trail.

This Week: Construction begins at another downtown brewery and we have an awesome update on Link IQ!

Incendiary Brewing Company:
Construction has started on Incendiary Brewing at Bailey Power Plant and the brewery will open on Labor Day. Are you ready for downtown Winston-Salem's next brewery! The taproom, seating 150 people indoors, will showcase an impressive line of IPAs, barrel-aged beers, and adjunct/spiced beers to go along with several classic styles. Expect to see 20 beers on tap. They plan to have a new variety of beer every Friday. The brewery will feature a 2,000 square foot outdoor space in The Coal Pit, providing additional seating and an open-air downtown vibe. The owners of the brewery are award-winning brewers. They have hired John Priest, formerly of Bells Brewing in Kalamazoo, Mich., as brewmaster and operations manager. He likes the location, surrounded by tech companies, creative companies, medical students, engineering students, and apartments/condominiums. Priest has experienced national success on a professional stage with a Gold Great American Beer Festival medal in 2015 for his ESB (English Special Bitter) and Silver Great American Beer Festival medal in 2016 for his American Wheat Ale. Together, they will develop new beers to try each week while working to improve fan favorites. The brewery purchased a Wild Goose canning line and will offer several beers to take home and share with others.

There are more restaurant and entertainment tenants in talks for the other retail spaces in Bailey Power Plant. Expect new tenant announcements, soon!

If you like Matthew Sweet, he has a tour stop in downtown Winston-Salem's Bailey Park, next month, for a large open-air concert. It's across the street from Bailey Power Plant. You will have to buy tickets (ticketmaster - $35 per person) to see it. The massive concerts for cyclists in the park always sell-out, so buy your tickets early. If you live in an apartment or condominium above Bailey Park, you can see it for free from your home. Free concerts are a benefit to downtown living!

Hotel Indigo:
The opening for Hotel Indigo was moved from August 2018 to late Fall 2018 and the number of keys/rooms is now 74. One less room from the original proposal. The hotel will feature a state-of-the-art fitness center and two restaurants. The later opening date (possibly three or four months later than previously expected?) doesn't surprise me. They are far from opening. I doubt the restaurants will open next month, since they haven't started on the ground floor windows and doors. The restaurant openings will likely move from May to August or September?

Kaleideum Science Museum:
The county will spend $27 million on this museum and the museum will raise an additional $10 million for the project. The county is currently looking into funding options for its part of the project. Construction will begin next year and the building will open in Fall 2021.

First Baptist Church Restoration:
Work on the first phase will begin on June 4 and completion of the first phase is set for summer 2019. Did you know: Winston-Salem's Socialist Party (ISO) holds meetings in this church. It's a very liberal church.

Hyatt Place Hotel:
We have new renderings of this project. It will rise nine floors above Third Street, with underground parking, office space for Piedmont Federal Bank, and a 120-key Hyatt Place hotel with a rooftop amenity level above it. Yes, the hotel grew in size by 16-keys. This is a very unusual mixed-use project, as an office building with a hotel on the upper floors. They will complete construction on May 21, 2019, according to a deal with the office tenant.

Merschel Plaza Park:
Work on Merschel Plaza Park will begin in roughly three or four months. The eastern side of the park will have underground parking below it. The park may also have public restrooms and swings. It will be constructed through a public-private partnership between Mayfair Street Partners, the City of Winston-Salem, and the Downtown Partnership.

Crawford Condominiums:
We finally have all of the details on this project and it's now officially announced by the developer! Are you ready for more condominiums? Crawford Condominiums is the newest proposal for downtown Winston-Salem. It will have 32 condominiums, ground floor retail space, underground parking, and a rooftop amenity space on the ninth floor. The ground floor is recessed to create a small park at the main entrance. The building was designed by archSTUDIO7 and will rise nine floors in height. Though the main use was changed to condominiums, the design hasn't changed. Construction could begin in August or September, at the earliest.

We now know the architect for this project. STITCH Design Shop is working on it, which explains why it looks so nice. This is my favorite Winston-Salem-based architecture firm. We finally have renderings of the finished gourmet grocery store and bistro. It looks very upscale and very nice. As I said before, STITCH Design Shop is my favorite architecture firm in Winston-Salem.

There are differences between the renderings and what they are building. A decision was made to go more upscale with this project. Notice they changed the lights from the industrial/barn lights in the renderings, photograph below, to the more upscale vintage globe lights, in the photograph above. Hanes Park Renovation:
This project has officially broken ground, on Friday, and the first phase is now under construction. This is a major restoration and upgrade of a beautiful historic park in downtown's West End. According to the city: "The improvements are the first phase of a master plan for Hanes Park and include restoring the historic front entrance, building stone retaining walls along the sidewalks on Sunset Drive with new staircase entrances into the park, building a new softball field with backstop and dugouts, building new stone seat walls at the tennis courts and installing new landscaping, benches and picnic tables." Hanes Park was the site of the first soccer game played in North Carolina and the tennis courts once attracted the game's biggest stars, introducing professional tennis to the state, around 90 years ago. Famous aviator Charles Lindbergh also spoke to a massive crowd at this park on his 82 city national tour. I'm sure I missed other noteworthy visitors/events at this park. It's great to see this park restoration and update happening!

Mounts Robotics Center: Built!
This project is now completed. It's on Ninth Street, near the north end of downtown's IQ District. "MRC is a facility for students to utilize in order to succeed in building robots and learning about technology." They build fighting robots in this facility!

I think Winston-Salem high school students use this as a robotic education facility? An existing girls robotics team, moving into this facility, does compete nationally with fighting robots!

Link Apartments Innovation Quarter:
The American Planning Association has named downtown Winston-Salem's IQ District as the winner of their 2018 "Great Transformation" award for North Carolina. WOW! And the transformation continues with this apartment building and a new (about to start) office/retail building on the block across the street.

Those of you in WS, I'm just curious how often you get to downtown Greensboro? When I moved from Charlotte to Raleigh, I expected I'd visit Durham more than I do - which is only 4 or so times a year.

Not very often. I used to visit a lot more in the past. Mostly to add variety to bars and night clubs besides what’s offered in Winston. I love visiting downtown WS to eat and walk around. If I want something different and a more exciting downtown experience, I usually make the drive to charlotte or Raleigh for the day.

I grew-up in Asheville and currently reside in Atlanta. However, I've read articles on it and heard from others. I don't think people from Winston-Salem make many trips to the neighboring cities in the consolidated area. I guess most people select a city they like and prefer to stay close-to-home. Winston-Salem's downtown seems to have followed the path of places like Asheville and Greenville with its revitalization. So, for something different, as was previously said, people will often visit neighboring Charlotte. However, in the past two or so years, Winston-Salem's downtown has started to gain things you see in Charlotte and Raleigh's downtown areas. Even some of the same people from Charlotte and Raleigh are looking around Winston-Salem's downtown. As an example from your area, Empire Properties / Greg Hatem, an owner of several Raleigh-Durham bars and restaurants, is looking for properties in downtown Winston-Salem and his team took a photograph of themselves in Bailey Power Plant's Building 23-1 (about to start construction with 58,000 square feet of retail/restaurant/entertainment space on the lower two floors of the tech company office building) on one of their social media sites. A group from here in Atlanta is looking at Winston-Salem (they acquired a site on Liberty Street) and Charlotte for a new concept they will open in all of the major cities in the region, including a location near me in the Atlanta area. Winston-Salem's transformation is mostly the work of outsiders. The outsiders are from places like San Francisco, Atlanta, Cleveland, Philadelphia, D.C., San Diego, Baltimore and now we are seeing people from Charlotte and Raleigh looking around. I'm thinking it's the tech boom, changing downtown. If Winston-Salem can create a balance between the two different types of downtowns, it could create a nice something-for-everyone attractiveness few places have. I do think it's important for Winston-Salem to keep it's artsy and independent side, which I know has proven difficult for other cities seeing this same transformation. The outsiders make Winston-Salem more like where they are from with each project.

1007 Market - Food Hall:
Baltimore-based developer Cross Street Partners has proposed converting the 26,000 square foot former Greyhound Bus Garage, at 1007 South Marshall Street, into a food hall. The building was constructed in 1940 as the main repair shop for Greyhound Bus Lines in the Mid-Atlantic region. The building will have a space to help food entrepreneurs startup new restaurants, based on Cincinnati's Findlay Kitchen model. This project will also have outdoor dinning space fronting the city's pedestrian and bicycle path network and have an access to it. This is described as a beautiful space. It will have natural lighting from restored skylights. It should be exciting to see what they do!

You should see the Streamline Moderne Union Bus Station that was demolished in the 1970s, between Fourth and Fifth streets! That was an amazing building, with murals, skylights, wood paneling, stone, a restaurant, and other retail spaces, it was a different time for bus travel, when it was more glamorous. The Streamline buses also show this, in the photograph above.

Cold War Kids and Colony House will perform at Bailey Park in downtown Winston-Salem's IQ District on Friday of next week. You have to buy tickets, which are available at ticketmaster. These shows attract people from other states, so if this is something you want to see, buy your tickets now. National Black Theatre Hall of Fame and Museum:
The North Carolina Black Repertory Company will move into this building in August. This adaptive reuse project will convert part of the former Radio Center Studios Building into rehearsal space and office space for this tenant. Look for more announcements of arts groups moving to this building in June!

1001:
Chad's Chai will lease the cafe space in 1001. GAIA Conceptions, an organic clothing company, will relocate their headquarters, design center, and manufacturing operations to Winston-Salem in a space in this building. This project will also include a 200 seat black box theatre and The Craneway arts venue space leading into the black box theatre. The black box theatre and The Craneway can host a variety of arts and film programing. UNCSA will open a Film Lab in the building, Sawtooth Arts Center will open a collaborative Textiles Lab in the building, and the Kenan Institute will open an expanded Creative Community Lab. The building will host several community arts programs in dance, music, and theatre for people of all ages. Construction could begin by this summer.

Those are just in the downtown area! Someone spoke of possibly another brewery, not on the above list, interested in the downtown area. I need to confirm it before posting on it. There is a brewery proposed on Main Street (not on that list, above), but it is still in funding and they haven't closed on the building. A brewery is looking at Broad Street (not on that list, above), but I haven't seen any recent updates on it. One of the breweries, on the list above, will appear in the next multi-project update as a new project to follow. Yes, another new brewery! They like to cluster, since they help each other and bring larger crowds in clusters. The brewery boom is somewhat recent, since all but one were followed in this thread. It's also accelerating, with two usually under construction at the same time and we always have breweries on our proposed list (in the thread's first post).

418 North Trade Street:
People have asked questions about this project and I finally found a photograph of it, so I'll share an update. This building is being restored into someone's home with ground floor retail. It was badly renovated in the 1970s and was restored to look "somewhat" similar to its original appearance. The owner did research the building's original appearance and worked with a local historian. However, it's not a 100% accurate restoration. While it's not a great restoration, it is a big improvement. I guess we can call it a "near-restoration?" Their luxury downtown dream home is on the top two floors and the ground floor is retail space available for lease.

North Patterson Retail:
Look for an amazing transformation, about to start soon, at this neighborhood retail block. These historic storefronts will be renovated, but the renovation will preserve many of the nice historic features of the buildings, such as the tiles on the roof and steel casement windows, while modernizing the entire block. They will also completely transform the streetscape, with new lighting, new decorative sidewalks, street trees, bike racks, landscaping, street-side parking, etc.,. This is near the recently renovated Streamline Moderne 7-UP Building and the Ritz movie theatre. I don't know if I'll add this to our first post proposal list, but we will follow it, if I can find photographs of the progress.

Happy Hill Brewing Company:
Are you ready for yet another new brewery! Happy Hill Brewing Company is currently looking for space in the downtown area for a brewery. The brewery would like to
appeal to minority craft beer drinkers, but is open to anyone who loves beer.

Union Station & Streetcar Yard:
I've searched and searched for an update on this project and finally found one! This is from last month and the images are a little grainy. I'm still thankful for any update I can find. They are finishing brick and stonework restoration on the three-storey east facade; have installed the roof membrane on the elevator penthouse; glass is installed on the top floor; marble panels were removed, polished, and are ready for re-installation; patching plaster walls; cast iron storefront framing installed; HVAC lines were installed on the second floor; workers are finishing the elevator shaft walls; painting has started on the first floor at track-level.

Kaleideum Science Museum:
This project is expected to become a national model for museums. They have hired the best exhibit designer and the best architecture team. Sadly, the project is extremely over-budget and they have decided to scale-back the project from 109,000 square feet to just 72,000 square feet. The facility will be expandable, so in the future it can be expanded to the originally proposed size. They also need an additional $12.4 million from the Forsyth County Commissioners and they need $8 million from donors. The project will become a major regional attraction and is said to feature a rooftop outdoor space for adults and children, with a dramatic skyline view and outdoor exhibits, as part of the museum. Adam Sebastian said: “The rooftop becomes an amenity space unlike any other space that we’ve seen in museums in the Southeast." This is expected to become a major attraction for downtown Winston-Salem. So far, commissioners love the design. It also features a planetarium, auditorium, space for traveling exhibits, animal exhibits, retail/restaurant space with outdoor seating, and the rooftop amenity space. The building will open into Liberty Plaza, which will be redesigned. I've heard they will have some animal exhibits in Liberty Plaza, but the renderings don't show this... or really anything in the plaza. It's an exciting project and is still in design.

The building in the renderings has roughly the same number of floors as the old bank building they are demolishing for this, but the ceiling heights are higher in a museum, so this could be a taller building than what is there now?

Yes, this is the city seen in Reader's Digest: Winston-Salem "A Pleasant Surprise..."

Every year, around this time, Winston-Salem hosts a massive celebration of all things sport cycling. Events that attract the world's best cyclists to some of the most challenging courses they will see. This rough terrain is why Winston-Salem is a training site for Team USA Cycling. If you can ride for long distances, you can even ride with legends of the sport on a long bike ride from downtown Winston-Salem into Winston-Salem's Wine Country. There are also bicycle races for kids, too, as the city holds it's Walk Bike & Run Festival at the same time. You'll see this city loves sport cycling and seeing the amazing riders of these events. Some of these cyclists live in the city! These cyclists, seeking top-level international points and prizes, will meet with their fans and you can see the bikes and more. This is followed by a multi-day cycling festival, every day of the cycling events, that lasts into the night. This is usually a great time to find construction photographs, since there are so many photographers visiting the city from around the world. Sadly, the rain limited the number of photographs this year, but we may see more in a few days?

Winston Waterworks Water Park: Built!
Winston-Salem's new water park is now completed and open. If you have kids, this is a must visit! I'm not sure how much admission is, but I've heard it's very reasonable? Every family visiting this attraction has said they like it and plan to visit several more times this summer. This is also attracting people from outside the city, so that tells me it's impressive. Don't forget to try the Vortex while you're there.

Union Station & Streetcar Yard:
Council members would like for the proposed north-south rail transit line to use this station. That may have to wait on a future expansion, though? We'll see when the final proposal for the route is released. I think they should follow the existing freight rail lines to Union Station and make this the WSSU stop. It will speed-up the service between the IQ District and WSSU. It may also provide cost savings?

Bailey Business Center - Building 23-2: (Bailey Power Plant Complex)
Downtown Winston-Salem has gained another pizza napoletana restaurant. Cugino Forno has leased retail/restaurant space in Bailey Power Plant's Building 23-2. They will have seating for 200, including space outside in The Coal Pit. (The Coal Pit is a downtown piazza created from the area where the trains would bring coal into the former power plant) The menu includes handmade cannolis, imported Italian gelato, Italian beer, wine, and espresso. They will import, from Italy, 85% of the ingredients and offerings in the restaurant. They will also offer beer from Incendiary Brewing Company, in the space next to theirs. The restaurant will feature two 1,000-degree sandstone wood-fired ovens, handmade in Naples. Opening is set for October.

I think they started window installation, last week? I see what appears to be windows on the south facade and I can see them in the last update I posted. Workers are also now constructing what I'm guessing is a windowless seventh floor for mechanical/building systems? It's not topped-out. A central tower, with an LED-lighted crown, will rise eight floors above the entrance to top it out. They are very close, though! It may top-out in early June!

CIP Merges With Front Street:
Carolina Investment Properties is merging with Front Street Capital. The merged headquarters will be located in downtown Winston-Salem on Fourth Street (Restaurant Row) and use the Front Street Capital name. Carolina Investment Properties was the Triad-region's leading local developer, working with many of the area's largest employers. No word, at this time, on any new planned developments in downtown. There was a rumor they could be working on a new tallest for downtown Winston-Salem, but I haven't seen anything on that project, at this time.

New Jobs - Amazon Fulfillment Center:
Developer Seefried Industrial Properties will construct a 1,016,041 square-foot building for Amazon on more than 94 acres along the East-West Expressway (Salem Parkway). The $59,184,676 building will have 950 employees, but can be expanded if needed. Samet will be the General Contractor and MacGregor Associates is the architect. Amazon builds these everywhere and the jobs aren't high paying. However, this project is large enough to add to our first post construction list. I doubt we will find many construction photographs of it, though.
