700-FOOT VERTICAL MEDICAL CITY BEING PLANNED ON BISCAYNE BOULEVARD, VALUED AT $2.1B

An Orlando company submitted plans to the Federal Aviation Administration last week for a 700-foot downtown Miami project called Vertical Medical City Biscayne.

The application was filed on January 22.

According to the application, the project will be built in the 1600 block of Biscayne Boulevard. Construction is scheduled to begin in January 2021.


An affiliate of Ponte Health Properties, LLC is the developer.

A press release from Ponte in October 2019 said that Vertical Medical City Biscayne will be built in the Bayfront Park vicinity in downtown Miami.

The project will be valued at $2.1 billion and include 90+ stories of development, the release said.

Ponte is also planning similar projects in Orlando and Chicago.

All Vertical Medical City locations are planned to include residential Independent Living, Memory Care Units, Urgent Care, Medical Office and Outpatient Surgery and Services Spaces, Urban Farming, and Research and Development spaces as part of a complex mixed-used geriatric-focused project, according to Ponte.

I remember something like this was planned in Montreal nearly a decade ago, 2x 60-floor, 215-metre towers zoned in an area that was 60-metres max. Clearly, plans never went through, but the concept is cool and I believe more cities should do it.

CEO Tabitha Ponte told The Next Miami that the company has placed a $115 million bid for the 1700 Biscayne Boulevard block that was listed for sale in 2019.

Ponte has submitted an application to the FAA for three towers. One tower is proposed at 1,050 feet, with a second at 700 feet and a third at 495 feet. The full application had actually been submitted in October 2019, and last month’s filing was only to clarify the project location.

The project is expected be similar to one proposed in Orlando, and will include 900 senior living apartments that would cater to different stages of care, along with medical services, a farm to table program, and the use of artificial intelligence.

A Health Hotel and Conference Park called Biscayne Bayview is also planned, with a goal of targeting medical tourism. The hotel component is unique to the Miami project and isn’t planned in Orlando.

A Master Plan approval is already in place after being filed by a previous owner, and it would only have to be amended slightly due to the new medical focus of the development. It wouldn’t need significant modification however, since Vertical Medical City will be similar to what is already approved.

The owners of the property have not accepted the $115m offer or made progress on a timeline towards closing, according to Ponte. The broker representing the seller is Avison Young.

If everything works out, construction is expected to proceed in phases, according to Ponte. There isn’t a firm start time yet, but it could begin in mid to late 2021, with completion by the end of 2025 or early 2026.
