Project: 42-22 27th Street

Demolition has wrapped at 42-22 27th Street, the former home of the Korea Times. A construction fence went up in mid-December, and when we stopped by over the weekend, we saw that the entire structure had been demolished, as seen in photos below.

Permits, first spotted by The Real Deal,1 were filed calling for 114,801 square feet of residential space and 20,304 square feet of commercial space with a total FAR of 5.54.2 There will be 15 stories with 99 units. Permits were approved on June 4, 2015. Simon Dushinsky’s Rabsky Group is in charge of the project.

Project: 356 Fulton Street

The Feil Organization acquired a three-story Downtown Brooklyn commercial building for $43 million, according to property records filed with the city Wednesday.

The Midtown-based real estate investment and development firm acquired the 28,000-square-foot building at 356 Fulton Street from Capital One, which currently occupies the property.

The property has nearly 87,000 buildable square feet of residential space and more than 104,000 buildable square feet of commercial space, according to sources with knowledge of the site. It is located on the corner of Red Hook Lane across from 1 Boerum Place.

Project: 25-24 Jackson Avenue

Its 11 stories will rise 125 feet into the air. The entire project will measure 62,908 square feet, with 57,914 square feet devoted to the residential portion. With 73 units, that works out to an average size of about 793 square feet each. That indicates rentals are likely.

Residential units will begin with seven on the second floor, eight each on floors three through 10, and two on the 11th floor. Renderings show terraces for many of them. There will be parking for 37 bicycles. Filings also list a 1,703-square-foot recreation room on the 11th floor. If you subtract that from the residential square footage, average unit size goes down to more like 770 square feet each.

The project also includes 4,994 square feet of commercial space. That will be for office space in the cellar, an office lobby on the first floor, and retail on the first floor.

The site sits across Thompson Avenue from Court Square Park and around the corner from Rafferty Triangle. At Court Square is easy access to the subway’s E, G, M, and 7 trains. That will mean about a 15-minute ride to the Times Square subway hub and a couple of minutes’ shorter ride to the station at Grand Central Terminal.

The 11-story mixed-use building will replace a two-story commercial structure that used to include a Domino’s pizza and the ENC Market. The developer is listed as a Tom Wu, operating as a Great Neck, Long Island-based LLC.

Project: 169 Columbia Heights (Conversion)

DDG has joined with Westbrook Partners to redevelop the former Standish Hotel in Brooklyn Heights from a rental to condo. DDG's role in the project has not been previously disclosed. Westbrook and DDG purchased the property from Taurus Investment Holdings last summer for $60 million. Taurus had converted the hotel into rental apartments.

The Standish, at 169 Columbia Heights, is DDG's first project outside Manhattan and its first conversion in the city, where until now it has only built projects from the ground up. The company, led by Chief Executive Joe McMillan, is the lead developer in the conversion and is designing and managing the project.
