North Bethesda Market II will overtake the first phase of the Rockville Pike project as the tallest building in Montgomery County and serve as a focal point of the massive redevelopment effort underway in White Flint. The new building, with 347 high-priced apartments, will reach almost 300 feet, slightly taller than its 289-foot-tall North Bethesda Market neighbor.

Judging by renderings released this week from Sterling, Va., based ArchiBIM, it will be another striking change to an area around Rockville Pike and Nicholson Lane previously known as strip malls and small office buildings.

Chevy Chase-based developer JBG Cos. is behind the project, which will include 120,000 square feet of retail space and 150,000 square feet of office space. It is slated for completion in 2014. The first building was completed in 2010.

Groundbreaking for North Bethesda Market II was estimated for late this year.

The Chevy Chase-based developer has retained Holliday Fenoglio Fowler LP to market the 9.2-acre site to prospective buyers. The property, which includes a 3.8-acre development site and leasehold interest in a second, adjacent 5.4-acre property, is fully entitled with plans approved for 740,528 square feet of residential and commercial space. It's not a given that JBG will actually sell the property, as JBG has floated similar offers in the past and not all have sold, but the offering would give developers a prime location less than a quarter-mile from the White Flint Metro and surrounded by amenities including a Whole Foods Market and LA Fitness.

Charlie Maier, a spokesman for the company, said in a statement that JBG routinely conducts targeted marketing of its properties to assess their market value and identify potential opportunities. "These targeted efforts do not mean that JBG is withdrawing its commitment to a property, or that a sale is imminent. Rather, this process is a standard course of business for opportunistic investors," Maier wrote. As it happens, JBG offered a similar statement when it retained what was then Cassidy Turley, now DTZ, to market its Wal-Mart-anchored mixed-use project at 77 H St. NW in 2013. It later sold the property for $127 million to Clarion Partners.
