The problem with the three tower plan (and that's a truly best-case scnenario) is that we already have something just like that happening at Wolf Point. I don't think the Jahn tower is practical either, but a mixed-use 800+ tower would be. I deeply resist the idea of demolishing this structure and losing such a unique layer in the city's design heritage. Replacing it with more programmatically sensible buildings (again, that's best case. cf. Block 37's wack-a-doo, piecemeal junk) is going to completely anesthetize the area and erase the sense of civic imagination and wonder the Thompson Center engenders. To say that the only logical reuse of the building is for gambling is simply not true. Museum, hotel, transit hub, theatre, IMAX, marketplace, and event rentals are some ideas that come to mind. I'm sure there are others. The city should divert TIF funds and help out. This is a building worth saving not just so everything doesn't look the same, but more important, it's a great building, and those are hard to come by.

Once all the projects they approved last week get built and the McD's HQ and accompanying office projects are done the skyline will not only be extnded, but thourghly filled in. I've been saying it for years now, but in 15-20 years the Loop will essentially extend all the way to United Center. In fact, the utter lack of NIMBYs past Ashland might cause the wasteland further west to develop even more densely than what we currently know as the West Loop.

I'm surprised to hear more love for jahn proposal compared to Smith's. I prefer Smith's much more those renderings look incredible and design is stunning.

^ The way he fuses it on and harmonizes it with the existing building is great.
But as usual he doesn't seem to really care whether the construction cost would be realistic.

Also, Jahn's design doesn't quite address the various problems facing the existing Thompson Center. And to "address" would be to demolish, even though it's a stunning atrium.

What is the issue? General disrepair, or is it just inefficient (difficult to hear and cool, etc)?

That's a stunning lack of imagination and initiative to preserve the city's arch heritage. Jeanne Gang could save this building with a cost-effective reuse design. Someone in the field should step up to the plate and actually try saving it instead of summarily dismissing the possibility. With TIF money and a solid plan, the building can and should be saved.

Smith's design is a pipe dream. The Thompson Center is 1 million sq ft at 17 floors and it doesn't use 1/3rd of the block.
Smith wants to fill out the block and have 115 floors. Which tenant is going to anchor this 5,000,000+ sq ft fantasy?

Tearing down the Thompson Center would be one of the city's most significant architectural losses since the Stock Exchange or the old Federal Building. Not sure why some forum members complain about a lack of design innovation out of one side of their mouth and at the same time declare that the city's most significant postmodern building is a piece of junk to be thrown to the scrap heap.

What we're really talking about is a reclad, ripping out some outdated carpets and desks, adding glass walls to create proper office suites, and reconfiguring the elevators.

Jahn's proposal to carve out a corner and build up is one of the most exciting I've seen since I joined the forum. I always imagined myself settling down somewhere on Michigan between Congress and Roosevelt, but if it were to see the light of day and built condo it would immediately become my first choice of where to live.

It's the perfect mix of preservation, ambition, and innovation that Chicago needs.

While I think it's a pipe dream as well, the total sq. ft. would be 3 million.

1,500,000 Office
930,000 Residential
450,000 Hotel
120,000 Retail
3,000,0000 Total

I think separating the office from the atrium space would help preservation efforts but what about the heating and cooling of the atrium space for the retail in the lower level?
