Agreed. Let’s have more density! Maybe they don’t want more traffic on that corner! Traffic is already pretty bad. Well, at least before Covid. But I’ll take high rises any time.

They are starting the demo of depot cantina. Old Macyo's for the new Red Development presumably.

I know people weren't overly enthusiastic about the design initially, but given the size of the project and the fact that it'll sit at major intersection between the light rail and street car, I'm not surprised the city is moving forward on this pretty aggressively.

Now we just need something equally as significant to go up on the old squatter's property.

This is a huge milestone. I believe they built the tower without many preleasing commitments so maybe they'll remain bullish about starting the next tower (even though its suppose to be taller)?? It would be nice if they can move forward with the hotel and apartment tower too...

Great news. Trying to get an idea of where on the site plan the new office tower will go. I'm assuming the empty pad facing Scottsdale Rd? Also, is the new hotel tower supposed to be a mix of hotel/apartments or separate towers?

That was quick, the Macayo's is pretty much gone. Cool to see the old train station fully visible again. They've also got signage up on the fence for the Tempe Depot development. Especially in light of the above news about Watermark being basically fully leased, hopefully this one moves fast.

Also, the picture isn't the best, but they've got a fence up around the parking lot adjacent to the Yard where 'Downtown Flats' is now supposed to go, and it looks like they're starting to tear up the parking lot.

No renderings nor much information of which I'm aware yet. It's apparently planned for that parking lot off Farmer by the Yard, where 'The Beam' office project was previously planned. There are red rezoning signs up, and it was previously scheduled to go to the DRC in February, but got bumped and has not yet gone through the DRC process. The previous DRC agenda said it was planned for 8 stories and 367 units. But I wonder whether it was bumped because of pushback on the 8 stories, as the powers that be have generally viewed that side of the tracks as being a "step-down" area from the higher intensity construction on the other side of the tracks.

Are we sure its the same lot and that The Beam is dead? Tempe just listed The Beam as now having a Building Permit (BP200251) that was issued on 3/30/21. If the lofts project hasn't passed DR, then that permit has to be for the beam.

Oh interesting! I had always assumed that Downtown Lofts was taking the Beam's place. I don't think the two could coexist--the plans for the Beam were to take the whole lot. But I suppose Downtown Lofts could have been a sort of contingency plan? And they may have bumped it from the DRC because they decided to move forward with the 'Beam' plan. Because you're right, the permits are issued for demo and building The Beam. And their website has an updated brochure with a timeline that shows construction beginning now:

Either would have been cool, but I'm probably more excited about the Beam with the cross laminated timber construction.
