This is on the May Zoning Board of Appeals agenda.I'm not sure whether it's part of Riverline or what, but...

New proposed 14 story, 173 unit building with ground floor uses at 207-21 W Harrison St (Harrison & Wells).

https://www.google.com/maps/place/21...!4d-87.6343639

The developer is Alta Grand Central LLC. I think this is Riverline but...?

Not part of Riverline, either CMK or Lendlease. The corner parcel at Harrison/Wells was always owned by a different group of investors.

Based on the “Alta” name, it seems they are looking to put up another long skinny Pappageorge building like K2 or Alta Roosevelt.

Awesome! Not that I"m a fan of how most of those buildings look, but another empty plot of land bites the dust right near where Riverline is ? Hopefully...

Now here's the even BETTER news. It's actually two separate towers - one at 207 W Harrison and the other at 221 W Harrison. Both 14 floors with 173 units each - 346 units total. I found two permits - one per address pending for foundation new construction.

Wait, permits or Zoning Board of Appeals?

You mentioned ZBOA in your earlier post.

Also, I’m glad this is a different developer instead of the Riverline developer, even if it’s Alta. I always find that better cityscapes come out of varying developments by different owners, rather than the mall-like atmospheres by a master-developer

Both high rises are on the ZBOA for May. Also, I looked for pending permits for this site and there are two permits pending already for their foundation construction.

221 W Harrison will need a Riverwalk aspect, correct? Would be nice to have another piece in that puzzle.

Is this part of the original Riverline project(I know it was stated as a different developer but I'm wondering about land usage) or something else? These addresses confuse me

According to another poster, it is not part of riverline. It makes sense because the developer here is Alta but the developer for riverline in total is CMK and LendLease

No, Alta Grand Central has no river frontage. This is the northeast corner of the Riverline area, an area right at Harrison & Wells that was bought by a different investor a few years back.

This is wood partners out of Atlanta the same guys that did Alta Roosevelt and D2 Realty which I presume still owns the land and has been sitting on it for more then a decade now. Things must be going well at Alta Roosevelt if they decided to add another 350 units here.

The layout of Riverline (or whatever it is being called now) makes a lot more sense now. I was wondering what the corner of Harrison and Wells was going to look like and why they situated the towers in this particular way. It was because they never owned that plot.

Makes you wonder why Lendlease isn’t moving faster on their next Riverline tower. They’ve got a strong architectural concept and actual river frontage... Wood Partners will probably just hire Pappageorge again for a generic tower-on-podium...

Interesting, I didn't realize LendLease didn't own the corner lot in the north half of the former Riverline project. This is actually good news, we're getting another surprise tower on that block. Density FTW.

Hopefully whatever Pappageorge (assuming he's hired for this job) designs meets the corner well. 611 S Wells is a complete disaster from a street level point of view.
