Verve | 83 M | 271 FT | 25 FLOORS

The site of the excavation has been cleared and it's looking like this one will start any day now. A project of this significance definitely deserves its own thread.

Are they starting the office portion too? Or just the residential?

They'll be building the parkade of the entire western half of the block in one shot. They may not build the office building right away but it will be ready to go.

I love this project! It would be such a great place to live too.

I'm glad things aren't stalling in East Village.

Our first look at the eastern half of Q Block East Village, also known as the Verve Block. At 25 storeys it looks to be identical in height to Verve 1.

AFAIK, the parkade for the block serves every building on block Q and follows the perimeter of the block (similar to Keynote village's parkade?)

That would be really good in getting the Verve Block building up quickly in the future

That would be great, that's just not what I saw in the PDF that I looked at months ago. It was sort of an L-shaped section taking roughly 55% of the block that would go ahead first. It would be amazing if they could just do the whole block in one swoop though, makes more sense, really.

Makes more sense to phase such a large parkade.

Construction equipment has been sitting on site for a while now but we just received notification via a flyer that Verve will officially begin construction on May 5. Great news as this is the beginning of the development of the Riff in East Village. Completion is targeted for fall 2018.

^Nice and finally. Noticed the RioCan/Bosa block is very quiet after last month's ground breaking. Hopefully they don't pull a similar move.

Would love to see Alt hotel and that retail project get going this yr to pretty much complete the waterfront portion of EV.

The contrast between N3 and Verve is striking - both were supposed to start last fall. N3 did and in about 7 or 8 months is already half a dozen stories above grade because of no parking requirements while Verve is about a yr away now to just getting back to grade.

Apparently that's exactly what is going to happen. The RioCan block has "officially" started, though the machines haven't moved in yet, while ALT Hotel has been approved and will go ahead this year. INK also has a strong chance of going through this year, and I wouldn't be too surprised if we saw The Hat go ahead too. Even in this market, rental in the East Village is a great idea.

Damn that's shitty, we're falling far behind the pack leaders in cdn. Getting impatient over here. Suppose it could be a lot worse though, edm still only has 1 inner city tower/midrise start over the last ~2 yrs - symphony at only 138 units. Yikes!

Both Alt Hotel and The Hat will break ground this spring/summer. With an outside chance to M2 later this year (which came as a bit of a surprise to me).
