Lafayette West Mixed-use Housing Development East of Downtown Detroit Receives Approvals

The $108 million, 5.2-acre development, to be located north of East Lafayette between the I-375 Service Drive and Rivard Street (north of the Woodward Academy), was announced earlier this year. The project will offer 374 new residential units — including for-rent and for-sale lofts, townhouses, flats, high-rise units, and retail offerings.

The project received a unanimous vote of approval from the project’s NAC, established by Detroit’s Community Benefits Ordinance (CBO) process.

Groundbreaking date: April 2019.
Expected completion date: 2020.

Currently on site is the vacant Shapero Hall. Built in the 1950s and left vacant in the 1990s. This will be demolished.

I love the facade on this one, very Mies inspired. They expect to complete this thing in a year though? Isn't that kinda crazy?

I suspect this will be done in phases. But in any case, the article says they hope to complete it by late 2020, which if they start construction in the spring of next year is really enough time. This isn't a massive building.

Anyway, really happy to see this one move so quickly. It's one of my favorite projects; I really like how they are paying homage to the rest of Lafayette Park's Mies design with this one. It looks like a modern take on the then-modern Lafayette Towers and Pavilion.

A year and some change, but that sounds about right. The most time consuming aspect is probably demolishing Shapero Hall. The designs and layout of the complex isn't complex at all and presumably the developer is pretty much ready to start once the necessary permits are given.

Project has been downsized due to construction costs. No longer has a high-rise component. Instead, all buildings will be 4-story midrises. However, the number of total units was only reduced by about 25.

Also, interestingly, the parking ratios were reduced. Anyway, here's the updated renders and site plan. Construction expected to start this summer and complete by 2022.
