This is the future of residential skyscrapers (or at least it should be). I love how the mixed use spaces and outdoor areas are interspersed throughout the building.

If/when built, this thing will look phenomenal in the Miami skyline. Cracking 1,000 feet will mean a lot to the city and can fundamentally change the skyline.

Out of curiosity, are there any hight limits for Miami Beach?

A lot of flights though will come up from the North (Bronx) and land on the runway adjacent to Rikers Island.

Doesn't really pose a danger to 900-1000 ft towers.
Actually it's a lot closer than that.
MIA is about 5-6 miles directly northwest of downtown/Brickell.

Yes Miami Beach has skyscrapers that are over 550+ feet | 170+ meters but NIMBY's capped that height limit for new highrises in half about a decade ago.

However Sunny Isles Beach just north of the beach has gone bonkers with skyscrapers though.

Even Sunny Isles has a height limit though. Sunny Isles is capped at 650 feet (hence all the 649 foot tall towers).

Is all of South Florida under a height limit? Or are areas such as Fort Lauderdale free of these restrictions?

Fort Lauderdale is even worse. They have a 500 foot limit, hence all the 499 and 498-foot proposals in Downtown Fort Lauderdale lately.

These arbitrary height limits never made much sense to me.

^^^Well, all the major cities in South Florida (Miami, Fort Lauderdale, West Palm Beach) are only a few miles away from their respective international airports. I guess that justifies the FAA's restrictions.

But like I said before, some good comes out of this. Instead of investing so much on a few 1,000+ ft towers, skylines in South Florida can develop a bunch of slightly shorter towers which add to central density and multiple skylines through the region. Similar to Tokyo and even Houston stateside.

But the flight path to/from FLL doesn't take it over its downtown, does it?

Excellent. Good to see some of these pipeline projects have some movement.

FAA has been mighty generous lately. A good sign.

Activity At The Brickell Site Where 1,049-Foot Supertall Towers By Norman Foster Planned

https://www.thenextmiami.com/activit...oster-planned/

There’s some activity at the bayfront Brickell site where two supertall towers designed by architect Norman Foster are planned.

Photos taken last week show that digging is taking place in the rear of the property.

City records show that there is no pending or active construction permit for the property.

Until now, the valuable waterfront property has been used for surface parking.

Tibor Hollo’s Florida East Coast Realty and McCourt Global are planning a mixed-use project with residential, retail, and possibly hotel use.

Two options include building all residential with 660 units, or reducing it to 550 residential units and including 220 hotel rooms.

There would also be 34,731 square feet of commercial space, and 1,162 parking spaces, including an underground garage.

The Towers by Foster and Partners will include two supertall towers rising 81 and 79 stories.

In November 2020, the developer filed plans with the FAA stating that construction is expected to begin in November 2021.

The top off height of the taller tower will be 1,044 feet above ground, or 1,049 feet above sea level – hundreds of feet taller than any other building ever built in Miami.

There are some comments under the post that say 3 things:

1) "No, they’re actually using this as a staging area for work at a different location (the CVS building I think)."

2)"Yeah sorry guys but don’t get your hopes up for this happening anytime soon.
I live right by here and they are doing some minor site work or something.
If something real was happening you’d be seeing A LOT more activity on the site.
Site is still dead."

2)"That is just probably pipe work for other buildings, I pass by two days in a row and nothing is happening"

Tibor Hollo of Florida East Coast Realty and former Dodgers owner Frank McCourt are partners on this twin-tower project. It will include up to 660 condo units, and up to 220 hotel rooms. The FAA approved a height of 1,049 feet above sea level in 2016.
