A decent proposal in Kanata. Good density. Some greenspace. Limited surface parking. Limited parking overall compared to what's "required". Good sized retail space.

It will break up the wall of Lepine built apartments and near the future O-Train extension. Undeniably, the Confederation Line will be more than warranted in the dense corridor to Terry Fox station.

A Toronto-based hotel developer has filed a proposal to build three apartment buildings and nearly 200 stacked dwelling units on two parcels of land between the Kanata Golf and Country Club and the Kanata Centrum Shopping Centre.

Bayview Hospitality Group says its plan calls for nearly 800 rental housing units, about 600 of them in a trio of 10-storey apartment buildings. The remainder will be in 184 stacked three-storey housing units. The proposal also includes about 4,600 square feet of ground-floor commercial space in one of the apartment buildings.

Bayview purchased the property at 6301 Campeau Dr. from the city in 2019. The nine-acre site consists of two parcels of land ​separated by a right-of-way allowance for future pedestrian access to Bill Teron Park, which is located just south of the property.

The developer says the project would be built in “two or possibly more phases,” starting with the mixed-use apartment complex on the smaller, four-acre parcel of land to the east. Bayview says it might start construction on stacked dwellings earmarked for that parcel at the same time “depending on market conditions.”

The builder says the site is “conveniently located near a variety of community and neighbourhood-level services.” The Kanata Centrum is less than 600 metres southwest of the property, while a complex that includes indoor and outdoor recreation facilities as well as the Kanata Branch of the Ottawa Public Library, Earl of March Secondary School and the Kanata Seniors Resource Centre is situated to the east across Campeau Drive.

The site is also located just west of the Homewood Suites by Hilton Kanata hotel and the Residences at Kanata Lakes, two other Bayview developments.

“The proposed development meets the definition of intensification and will use exclusively municipal sewage, water and stormwater services and is located in an area that does not require the extension of trunk services to accommodate the redevelopment,” the application says.

“The proposed uses provide a mix of residential and commercial opportunities,” it adds. “The residential component will add to the supply of rental accommodation in the general area as well as support the long-term vitality of the developing town centre.”

Bayview says it’s proposing a total of about 690 surface and underground parking spaces, fewer than the minimum of roughly 1,000 required under current zoning. But the builder said the site’s close proximity to the Terry Fox Transitway Station, which is less than 600 metres away, and its location within the town centre make the current threshold “inappropriate” for the site.

While most of the site is zoned for heights of up to 35 metres, parts of the property that front on to Campeau Drive have a limit of six storeys, requiring a zoning amendment.

It looks like a perfect development for the location. I especially appreciate that the height ramps up the further you go back from road, it might keep the Nimbys at bay a little bit. I'm not sure if the render is for massing or if this is the design they are proposing but the architecture certainly looks a little bit better than whatever the hell that Lepine development is supposed to be.

Anything that might reduce rental costs in Kanata is a good thing.

Article is a bit old now but I don't think things have gotten any better.

New builds in my neighbourhood are up like 35% from when we purchased 7 years ago. I don't think I could afford to live here (or would want to afford to) now!

Was wondering when this piece of central land in Kanata would be developed.

Kinda wish they did the opposite, bring the "high rise" buildings up against Kanata Ave (Centrum) and the townhomes in the back closer to the Campeau and the golf course.

A mixed use development consisting of stacked dwellings and two 10 storey apartment buildings is being proposed for 6301 Campeau Drive in the Town Centre sector of the former City of Kanata in the west end of Ottawa.

The proposed development consists of stacked dwellings with 184 units and three 10‐storey apartment buildings with 614 units. A total of 691 parking spaces and 403 bicycle parking spaces are provided for the site. Ground floor commercial area with a total GFA of approximately 430.6 sq. m. is proposed at the easterly apartment building, facing Cordillera Street. Two accesses are provided off Cordillera Street and one access off Campeau Drive.

Bayview Hospitality Group, which has primarily made its name in the hotel sector, is planning to build its second and largest multifamily residential development in the West Ottawa suburb of Kanata.



“We love Kanata,” Bayview managing director and general counsel Sameer Gulamani told RENX. “It’s a submarket of Ottawa that’s growing very quickly, especially in the tech sector and the defence sector. It’s probably one of the fastest-growing, economically and by population, in Canada.”

The Toronto-based real estate investment, management and development company has filed a proposal to build three 10-storey apartment buildings with approximately 600 units as well as 184 stacked three-storey units. One of the towers would also include approximately 4,600 square feet of commercial space at grade.

Although the proposed new Kanata development will be just its second in the sector, multifamily could play a bigger role in Bayview’s’s future.

“We have a hospitality DNA. Multifamily kind of grew naturally out of that,” Gulamani said.

“The way we looked at it from a strategic point of view was we could build and operate a multifamily business, but not just as real estate that collects rent, but to think about it and operate it as more of a service business.”

Plans for Kanata multifamily site

The nine-acre site at 6301 Campeau Dr., now occupied by a woodlot, was purchased from the City of Ottawa in 2019. It consists of two parcels of land separated by a right-of-way allowance that will enable access to Bill Taron Park just to the south.

Gulamani said the development will both serve as an entrance to and incorporate the park, as part of the site will be left natural. The goal is to contribute to the “social, cultural and environmental fabric” of Kanata.

The phased project would begin on the smaller eastern parcel of land and would include both an apartment building and stacked dwellings.

Bayview is proposing approximately 690 surface and underground parking spaces, fewer than the minimum of roughly 1,000 required under current zoning. The Terry Fox transitway station is less than 600 metres away, so Bayview believes fewer parking spaces will suffice.

Zoning amendments will also be required for a small variance for the apartments and the amount of commercial space incorporated into the project, according to Gulamani.

The Kanata Centrum Shopping Centre is less than 600 metres southwest of the conveniently located property. A complex that includes indoor and outdoor recreation facilities, a public library branch, Earl of March Secondary School and a seniors centre is situated just to the east.

Bayview’s Homewood Suites by Hilton Kanata hotel and its 105-unit Residences at Kanata Lakes apartment building are also located nearby. Residences at Kanata Lakes, Bayview’s first purpose-built residential building, was completed in 2018.

Bayview’s evolution

Bayview’s roots go back to the 1987 acquisition of a small motel in Cornwall, Ont. that was operated by Gulamani’s parents. His father, Alnoor, has remained the head of the company.

“He’s the main guy and shows no signs of slowing down,” said Gulamani, who trained as a lawyer before joining the family business.

The younger Gulamani now handles much of the company’s legal work, but spends the majority of his time on business development. His brother and sister also work for the company.

Bayview is engaged in developing, acquiring and operating hotel and residential real estate. It owns and operates more than 1,500 guest rooms and residential apartment units in its current 10-property portfolio. All of the hotels except for Days Inn by Wyndham Ottawa Airport are part of the Hilton family of brands.

“We don’t generally build buildings and then sell them,” said Gulamani. “We try to grow roots in communities with long-term relationships.

“We do everything from buying the land to design and development, building the building, and then owning and operating it. I think that sets us apart from a lot of other developers. We want to make sure that we’re contributing to the community and doing that in a responsible way.”

Bayview began developing and constructing new hotels in 2005. It developed the first purpose-built Homewood Suites by Hilton in Canada and has since become a key player in the Canadian extended-stay hotel market.

Hotel performance and outlook

COVID-19 made 2020 a year like no other in the hotel business, as lockdowns and the shutdown of international travel that began in March struck a huge blow.

Occupancy decreased by 90 per cent across the board and two Bayview hotels shut down temporarily, Gulamani said.

Extended-stay hotels have performed better than other types during the pandemic, however, so things could have been worse for Bayview.

“Extended-stay is a good bet because it serves a special kind of clientele in a very targeted way,” said Gulamani.

Bayview was considering hotel expansion before the pandemic, but those plans have been put on hold while it tries to get a better handle on how the sector will perform in the post-COVID-19 world.

“It would be hard to imagine that anybody operating a hotel portfolio is finding it easy to break even right now,” said Gulamani.

While Ottawa and the Greater Toronto Area are Bayview’s primary markets, Gulamani said it was also looking at other markets in Ontario and the United States.

Bayview’s largest hotel is the DoubleTree by Hilton in downtown Toronto, which has 490 guest rooms.

OC Transpo needs to figure out a way to provide better service between Kanata Centrum and Kanata North.

All of these high-density projects only a few km's from one of the largest employment nodes in the city, but you need to transfer at least once to take a bus there.

Agreed. The BRT to Kanata North would be far more beneficial to Kanata than an O-Train extension beyond Terry Fox (or maybe the CTC).

I'm not even sure a full BRT is required. Service on route 63 and 64 could be much improved with dedicated left turn lanes for buses only at each end of Teron Rd, and bus lanes on March Rd between Teron and Carling.

But the big issue with local service within Kanata is the disconnect between Eagleson and Teron stations. You can't transfer from an eastbound 61 (or any other route serving Eagleston) to get to Kanata North unless you want to walk over the 417 and cross two on-ramps. What's really needed is a proper transfer station.

EDIT: OC Transpo does run one special peak route to address this issue- the 166. It has a grand total of ONE (1) trip per day in each direction. (https://www.octranspo.com/en/plan-yo...210208&rte=166)

If the 166 was expanded to run every 30 minutes at peak, and extended to Terry Fox via Katimavik and Kanata Ave, that would go a long way to improving the situation.

Marianne Wilkinson spoke at committee. Not enough parking, she says. I guess she thinks Kanata residents deserve two parking spots, cause one just isn't enough.

Gower, to his credit, doesn't believe suburbanites need two+ cars.

Approved by Committee with current parking rate.

I can't find much information about Fabiani Architect but the towers certainly look nice compared to the monstrosities Lepine has built next door. A park facing unit would be a nice little urban oasis.

This looks like a pretty decent development. Parking at the rear. Clean and modern architecture (nice contrast to Lépine's Lees Avenue looking buildings). Greenspace, but not overly "towers in a park", retail.

I seem to remember hearing that Kanata rental apartments typically use about 0.9 parking spaces per unit. Having much more than that is a waste of space. Many people who live in SFH don't understand this as they only see the driveways in their car dependant neighbourhoods, so they think the apartment will be the same.
