Hi Mods,

I had a few spare moments and went through Page 1 projects. Maybe you'll have some free time around the holidays (or want to avoid the family for a couple of hours?). Thanks for all the work you've done with this message board. Happy Holidays to you!

Yea I believe so.

I also saw an article from Chicago architecture blog that the developer was looking at having the building be offices, or rather what the parking requirements would be if it was to be an office building.

Honestly, I don't understand how parents would feel comfortable enrolling kids in a K-12 Private School which charges the exorbitant rate that GEMS charges when the school seems to be vacillating on whether they'll actually build a high school. Not only does that add uncertainty regarding the child's schooling but it makes me doubt the school's financial health.

Have we seen this before? Chicago Plan Commission approves a 23 story, 226 unit tower along Milwaukee at Carpenter and Huron.

Heard about this on news radio today as well.

At 23 stories, its going to add a lot of height and density to the area. I like how it will frame Milwaukee with the new 16 story Spoke Apartments development across the street. A bland 1 story commercial property will be leveled, no big loss there. The 4 story brick office building to the south on Carpenter will be preserved and integrated into the tower.

That neighborhood feels cut off from the rest of the city by the Kennedy/Ohio feeder and the river/tracks. Hopefully this development will bring more buzz and pedestrian life to this section of Milwaukee.

^ That tower will feel as though it's 26 stories, so it's going to be even more imposing along Milwaukee Ave

Talked to McLinden just the other day, he sez the tower should be ready for leasing next summer (take that with a grain of salt) and the plaza shortly there after.
I imagine that's just the forward plaza section between Phase 1 & 2, and that the through connection via Mautene Ct will probably be tied up with construction equipment until phases 3 & 4 are together.

I want that “connection” to feel like a little back alley in Rome or London, but we just don’t have the ambiance, and the architects are clueless. I’m pretty sure it’s just gonna feel rapey.

Right, because you know Chicago is teeming with developers who have brought forth projects with narrow alleys, and it's totally the architects' fault for not making the company spending millions of dollars in the end want it. Totally has nothing to do with developers.

I hope one day people understand that the final product is something that's undergone numerous previous iterations that's usually dictated by the actual client (i.e. developers). I have friends who work for SOM and I've seen some pretty wild stuff they've created that the developer rejected after trying to persuade them of something. At the end of the day, it's the developer paying the money and they usually get say in what they want the building they're spending all this money on to look like. Don't blame the architects because there's almost no proposals ever with alleys - blame developers if anybody.
