Smile NEW YORK | 15 Beekman Street | 338 FT | 27 FLOORS

Pace University to Fully Occupy SL Green’s New Beekman Street Development:
Pace University will take over the entire 220,000-square-foot building, which will be known as 15 Beekman Street, to add classrooms, dorms, a library and a learning center.

Quote:
Pace University has signed on to fully occupy SL Green Realty Corp.’s newly announced Financial District development at the corner of Nassau and Beekman Streets, Commercial Observer has learned.

The college acquired a 30-year leasehold condominium for the entire 215,000-square-foot development at 126-132 Nassau Street, which will be known as 15 Beekman Street, to add classrooms, dorms, a library, a dining facility and a learning center to its downtown campus, according to Newmark Knight Frank, which represented Pace in the deal. The new building is adjacent to Pace’s property at 41 Park Row.

Spokespeople for NKF and SL Green declined to provide the price Pace paid to acquire the leasehold.

On Monday, SL Green announced that it entered into a 99-year ground lease for 126-132 Nassau Street with plans to demolish the existing 98,412-square-foot office building on the site and build a new as-of-right tower. The developer said it already secured a tenant for the entire property, but did not say who it was.

“Lower Manhattan has become a global destination, serving as a hub of commercial, residential and retail activity, and we’re confident this development will build upon the momentum that downtown continues to enjoy,” Brett Herschenfeld, a managing director of SL Green, said in a statement on Monday.

Pace plans to essentially replace its 50-year-old tower at One Pace Plaza East — which it said needs “extensive renovations and upgrades” — with the 15 Beekman Street property and sell the unused development rights of One Pace Plaza East, according to its website.

NKF’s David Falk and Kyle Ciminelli represented Pace in the deal.

The 15 Beekman Street development will be the third property SL Green built for Pace in the neighborhood. The developer previously built dorm buildings at 33 Beekman Street in 2015 and 180 Broadway in 2013, as CO previously reported.

Apparently Pace wants to demolish not only the Dunkin' Donuts building pictured in the article (good riddance), but also the building next door on Beekman street which is a 1892 building by McKim-Mead-White!!

I am not sure if this is true, but I saw this on Facebook:
https://www.change.org/p/new-york-la...ht-to-be-heard

Anybody has any more information? Can they even do that?

That really sucks DICK Cheney. It adds insult to injury that the horrific POS at Pace Plaza West that we're all stuck seeing isn't going away any time soon.

Permits Filed For 15 Beekman Street In Downtown Manhattan

Quote:
Permits have been filed for a 27-story mixed-use building at 15 Beekman Street in Manhattan’s Financial District. Located at the intersection of Nassau Street and Beekman Street, the corner lot also known as 126-132 Nassau Street is within walking distance of Fulton Street subway station, serviced by the 2, 3, 4, 5, A, C, J, and Z trains. SL Green Realty is listed as the owner behind the applications for the future Pace University academic center and dormitory. Pace University also has an academic property at 41 Park Row.

The proposed 338-foot-tall development will yield 213,084 square feet, with 178,299 square feet designated for community facility space. The building will have classrooms, dorms, a dining facility, a library, and a learning center. The concrete-based structure will also have a cellar, sub-cellar, and a 20-foot-long rear yard.

Manish Chadha of Ismael Leyva Architects is listed as the architect of record.

Demolition permits were filed in April of this year. An estimated completion date has not been announced.

Demolition Prep Underway At 15 Beekman Street In The Financial District

Quote:
Demolition prep is underway at 15 Beekman Street, a 14-story structure in the Financial District. Located by the corner of Nassau and Beekman Streets directly across from Frank Gehry’s residential skyscraper at 8 Spruce Street, the site will eventually give rise to a 27-story mixed-use tower addressed as 126-132 Nassau Street. SL Green Realty is listed as the owner behind the applications for the future 338-foot-tall Pace University academic center and dormitory. Manish Chadha of Ismael Leyva Architects is listed as the architect of record.

Recent photos show the state of preparation for demolition. It appears that an adjacent four-story corner structure will also be razed in addition to 15 Beekman Street.

The low-rise building stands enveloped in scaffolding and black netting. The taller structure will likely receive the same treatment over the coming weeks.15 Beekman Street features a symmetrical northern elevation that starts off with three arched windows surrounded by stone work, columns, and keystones, while the grid of windows above is surrounded by a warm-colored masonry façade with horizontally striped pattern of two shades of sand-colored bricks.

Plans call for 213,084 square feet of newly built space, with 178,299 square feet designated for community facility space. The development will also contain classrooms, dorms, a dining facility, a library, and a learning center. The reinforced concrete-based structure will have a cellar, sub-cellar, and a 20-foot-long rear yard. The nearest subways are the 2, 3, 4, 5, A, C, J, and Z trains at the Fulton Street station.

New Rendering Spotted For 15 Beekman Street In The Financial District, Manhattan

Quote:
A new rendering has been posted for 15 Beekman Street, a 27-story academic center and dormitory for Pace University in the Financial District. Designed by Manish Chadha of Ismael Leyva Architects and developed by SL Green Realty, the 338-foot-tall structure will be alternatively addressed as 126-132 Nassau Street and yield 213,084 square feet of classrooms, dorms, a dining facility, a library, and a learning center. The building will also include a cellar, sub-cellar, and a 20-foot-long rear yard. New Line Structures & Development LLC is the general contractor for the project, which is being built on a plot at the corner of Beekman and Nassau Streets.

The sidewalk scaffolding that was once seen along Beekman Street in our last update earlier this month has been completely disassembled, and the sidewalk itself has been blocked off to pedestrian traffic with construction barriers and fences installed against the street. Machinery can be heard behind clearing the way for further excavation, and soon, the start of the reinforced concrete foundations. The void in the air space above has left a limited chance to see unobstructed views of the Beekman Hotel and Residences across Nassau Street and the back side of COOKFOX’s 25 Park Row.

The rendering is looking south at 15 Beekman Street with a double-height first floor within the multi-story podium surrounded by tree-lined sidewalks. The massing rises five stories before reaching the first landscaped outdoor setback. It looks like the main entrance will be on the eastern corner with a set of revolving doors and Pace University signage on top of a dark canopy.

The main tower rises above with a fairly uniform set of stacked floor plates before reaching the second and final setback on the southern elevation, followed by the last set of levels that culminate in a flat roof parapet and mechanical space covered by dark-colored panels. The exterior features a warm-colored surface and a grid of square and rectangular floor-to-ceiling windows. The eastern and western sides are not shown, though we can expect these two sides to incorporate a mix of the same fenestration and blank walls.

15 Beekman Street is slated to be completed in summer 2023.

Hmm, well if top quality materials are used, it might be...decent? But I get the bad feeling this is being built on the cheapest budget possible.

Any building that is a flat top and is predominantly rectilinear and boxy such as this mundanity is DEFINETLY being done on the cheap. The worst and most egregious examples of this are 432 Park Avenue and the Nordstrom tower; which are basically architectural frugality at a grand scale.

definitely agree about nordstrom, but disagree about 432...432's clean minimalism is the defining feature of its design, and was there from the very beginning.. whereas with CPT, cheapening took place at every stage of the process, from initially glamorous proposals to something kinda meh

Oof, this one's pretty bad. The original wasn't anything to write home about, but the redesign is just plain bad. Gene Kaufman can do better (and worse!) that this. And while the building on the corner isn't much of a loss, the 14-story mid-block beaux arts building was much better than what is going up now.

I think it looks fine. It has a sort of 50s/60s nod to it I actually kinda like. Its simple. Looks high quality.

aww, this was a solid and well used building, if nothing special.

i guess it's wait and see for the new one and hope for quality materials.

the design is ok, but unfortunately i would be surprised if it comes out nice, because even in the render you can see its on the cheap.

Yeah this doesn’t look hideous like most new towers in this area do. So a reluctant and somewhat melancholy thumbs up for me.

Hopefully, the crappy corner of Nassau and Ann will be redeveloped too. I’d gladly take a glass box over the crap that’s there.
