City overview: Waldorf Astoria earns star billing in Miami’s busy pipeline

There are ten properties and 1,743 rooms due in 2022, while a further ten hotels with 2,055 keys are scheduled to follow next year. Just two projects (390 rooms) are being lined up to finish in 2024 at present, although a whopping 17 schemes (3,805 keys) have been mooted for 2025 and beyond.


Undoubtedly, the most striking of all the Magic City’s current developments is Waldorf Astoria Hotel & Residences Miami, which will rise 100 storeys and 1,049 ft above Biscayne Bay – making it one of the tallest buildings on the East Coast. Comprising nine glass cubes stacked on top of one another in a distinctive offset pattern, it’ll feature 205 hotel guestrooms and suites, 360 luxury residences, a Peacock Alley lounge, a speciality restaurant, a resort-style pool deck with private cabanas, a spa and fitness centre, and multiple function rooms. The stellar design team behind the project, which has been pencilled in to open in Q1 2026, includes Sieger Suarez Architects (architecture), Carlos Ott (architecture), BAMO (interior architecture and design) and EGS2 (landscape architecture).

Well, if it gets built. But yea super exciting, it may even have an occupied floor over 300 meters as well which would also be a first outside NY and Chi.

A few other buildings in LA and Houston get very, very close (970 ish) but aren't quite there.

A photo of the site on March 19 by Ryan RC Rea shows that some work appears to be underway.

A full foundation permit is getting closer to approval, city records show. Just one more reviewer needs to sign off on the plans after a structural reviewer signed off on it this morning.

So do they essentially need to drain the groundwater on the site to put in the foundation? Do they then need to have pretty sump pump systems to keep the water table from rising back up to its natural levels?

Removal of excess ground water. Yeah sump pumps can be used. Right now the ground or soil isn't ready for construction.

Other projects have shared similar success with sales (pre-construction). A lot of these projects have a superb chance of rising (speaking of others).

Permit Filed For Vertical Construction At 100-Story Waldorf Astoria, Contractor Named
A permit application was filed this week with Miami’s Building Department to begin vertical construction at the Waldorf Astoria supertall tower.

City records show that the permit application was filed on April 4.

Separately, a foundation permit was filed in October 2021 and is nearing approval.......................

Waldorf Astoria name sells residences in 100-story tower

Sales at what will be the tallest residential building south of New York City – Waldorf Astoria Residences Miami – continue to grow at a healthy rate.

The 100-story assemblage of glass boxes in downtown Miami is the product of a partnership between New York and Miami-based developer PMG, Toronto-based private equity firm Greybrook Realty Partners and global hospitality company Hilton.

The property will consist of 360 private residences as well as 205 guestrooms and suites within the five-star hotel.

They launched sales of the condos in March 2021 and they say the market has been so strong that they sold 75% of inventory in the first nine months.

In an email to Miami Today on Monday, a spokesperson for the partnership said sales have reached 84%.


“Groundbreaking is anticipated for summer and we are on track,” said the spokesperson.

The 1,049-foot tower is to rise at 300 Biscayne Blvd. at the northwest corner of Biscayne Boulevard and Northeast Third Street, directly across from Bayfront Park.

The structure will also be home to about 1,321 square feet of commercial-retail use, and would have parking for up to 694 vehicles and space for about 350 bicycles.

The partnership boasts that the nine spiraling offset glass cubes will transform Miami’s skyline and distinguish the property’s architecture from anything on the East Coast.

Concept designer Carlos Ott, in his fifth collaboration with PMG, and architect of record Sieger Suarez, worked in tandem to create an iconic structure in Downtown Miami.

The tower consists of nine cubes of differentiated position. The top cube moves from the tower’s central axis toward the southeast, creating dynamic visual tension.

Near the bottom of the tower, the third cube rotates in response to the pool deck while the second cube is positioned farther to the east, creating an outdoor dining platform for an upscale restaurant.

At street level, the first cube rotates upward to receive residents and visitors, supporting the entire tower.

Signature spaces are to include Peacock Alley; a specialty restaurant; indoor/outdoor pre-function and function spaces; meetings and boardrooms; a resort-style pool deck with private cabanas; and a spa and fitness center.

The developers also partnered with California-based interior design firm BAMO.

Developers say residences will offer the latest smart-home technology with custom mobile app access to concierge service. The app is to feature a full menu of available offerings, including dining reservations, 24/7 room service, spa and fitness treatments, house car reservations, access to valet service, package delivery service and dog walking.
