I've heard that they experienced significant setbacks due to flooding, which is likely another reason why it's moving so slowly. I live nearby and things seem to be speeding up a bit... ever so slightly.

^^^ Aug. 12: They are placing metal sheeting with pre-attached rebar onto the structural steel. Some concrete beginning to appear, including the ramp into the below ground parking



^^^ Aug. 11: To my eye the columns on the south side of the building are *nowhere* near straight or in alignment...

That’s worrisome.. Their sheet piling at their Baydo Towers project is shaking our building nearby like crazyyy and apparently according to our plumber that’s here almost daily, causing an increased amount of plumbing breaks

Pic from Oct. 8:

This is from a few days ago. The steel is up another full floor since this was taken, and some columns now appear to be up to the 9th floor. It this picture one can see some walls starting to appear on the 3rd floor.

I believe the Luxe in the background is a Meridian project. It seems to me that Meridian has delivered on most projects they have announced. Although if memory serves me correctly they wanted to build the Luxe quite a bit higher. I can't remember the circumstances leading to its actual height, but I think there was significant community opposition. Perhaps the initial taller proposal was an opening bargaining position.

I'm not certain of the floorplan, but if the hallway runs north/south and each unit has a balcony either on the west or east side, why would there be balconies on the north or south ends? Obviously if this was a high-end development there could have been wrap-around balconies but that isn't the case.

I agree with the windows. Very small but at least it'll save on window cleaning expenses

BTW, there are balconies on the East, West and SOUTH sides, just not the North side, where they obviously would have had the best views and could've made it work, and charged more rent for the foreseeable future, if they weren't such shoe-gazing visionaries.

Though I appreciate the criticism of the lack of balconies on the north side, to potentially give the designer some credit, that morth side is the side where at some point there may be another similar height building, so if balconies were added there, they may end up not having a great view of the river.

Also, it's the north (i.e. shady) side of the building, which may also make it less attractive of a location for balconies.

Definitely not the prettiest when driving by it, but it’s not like broadway has any great looking buildings to start. I wish ten of these were going up right now to densify this area - no reason why they couldn’t be. Broadway’s front facing shops are all mostly delapitated builds that don’t look any better than this.

Any idea as to how tall in meters this will be? At 10 storeys, it will be approaching "high rise" status (35 meters) and will be able to be added to the skyscraper database.

I didn't have my phone with me during my run this morning so I couldn't take pictures, but they've started to frame and install windows, and on the north-facing side there seems to be balcony doors beginning on the 6th floor
