Question:

What is the tallest building built in a suburban Chicago downtown since 2000 outside of Evanston and Oak Park?

Will County Courthouse in Joliet?

Zurich North American HQ in Schaumburg?

For residential, it has to be Arlington Town Square in Arlington Heights, 13flrs/138 ft/completed in 2000.

Overall, I’d wager Will County Courthouse is the winner.

Beyond that, it’s only the expressway corridors or Oak Park and Evanston that have been getting all the action. I can’t think of another building beyond 10 floors outside of the expressway corridors other than the new project underway in downtown Skokie.

Orland Park Triangle District LOSING PROPOSAL

The Village of Orland Park has officially chose a developer to finalize the downtown district the town has been trying to create over the past decade.
Currently on site is the Ninety7Fifty apartment building, public parking garage, 143rd street Metra station, and a University of Chicago outpatient facility.

Orland Park requested bids from developers in early 2018 to develop the rest of the triangle.
6 bids were received, and the developers of the top two schemes were asked to return during the summer with a more developed plan, so a final decision could be made.
Those two developers were Orland based Edwards Realty, and Chicago based Structured Development.

The village announced their developer of choice to be Structured Development in late 2018, and in a town meeting the developers announced that Wight & Company would be the architects behind the project.
A final plan is yet to be released by the architects.

The other developer, Edwards Realty, hired The LJC (The Lamar Johnson Collective) to design their proposal to the village, which is now uploaded to the architects website.
Its a solid looking proposal, and would really outshine most of what already exists in the village.
I'm hoping whatever Wight & Company comes up with is of the same quality.

*I'm sorry for the size of the images, just use ctrl - to zoom out hahah*

Arlington Heights trustees: Not enough parking at proposed microbrewery
https://www.dailyherald.com/business...d-microbrewery

Suburban governments: Don't walk to the bar just half a mile from the center of town. Drive! We need more parking so more people can drive to the bar and then all those people can drive home!

Do our elected officials ever listen to themselves?

Elmhurst, 4/9/19

100 N Addison (The Marke) is just about done. Cladding doesn't look as nice as I was hoping, don't know if it was value engineered or what. I'm really not a fan of these metal panels, not much texture.

Elmhurst 4/9/19 - The Hill

The Hill (105 Cottage Hill) just got started on foundation work. A smaller building, 23 condos, 5 story brick, right next to the Metra station. Fits well with the existing neighboring buildings.

I saw that this was approved by the Arlington Heights Plan Commission on April 10th. It's up to the Village Board for final approval.

Elmhurst New Developments

Out walking in Elmhurst, I came across a zoning notice for 183 N. Addison. This is two blocks north of the Metra tracks. Digging into the village website, I found these renderings for a large 8 story 213 unit residential building. The building will have a garage curb cut on Addison but will also leverage the back alley. The development was approved back in January.

First, Addison Avenue as it stands today. The Elmhurst Brewing Company will remain.

This medical office building will be demolished.

Rendering looking north on Addison.

Rendering looking south on Addison.

Aerial rendering looking NE.

Note the shadowed massing on the north side. That's another new building that has already started construction.

Elmhurst New Development - One95

So immediately to the north of 183 N. Addison is this One95 project, at 195 N. Addison. This is the project website.
https://www.elmhurstone95.com/

First I found this older rendering, which looks like it was designed to have a party wall with another development where Bank of America is landbanking.

This is the latest rendering for One95. I'm not sure what the north face looks like and if it still goes to the lot line.
Note: It won't actually have that parking on the right side, because 183 N. Addison is there. The back alley is used for all parking, which is nice.

Construction has already started.

BOA landbanking. For how much longer?

Anyone know what is going on with this one? Looks like the foundation was poured, but work has stopped for about the last three months with no action.

Those are some really big projects for Elmhurst... who would have thought that building apartments next to transit would be a lucrative idea?

These suburbs should have all been doing this for ages
