An algo whispered in my ear about the F&F event tomorrow. Hopefully something during the event will be worthwhile.

Hamilton issued $255.04 million in building permits in January - I believe this is a record for a single month.

https://www.hamilton.ca/sites/defaul...n21-report.pdf

This includes several large permits for new buildings, including:

$73 million for the new L3 Wescam HQ in Waterdown, which I find odd considering it is almost complete. The building is a new, 330,000 square foot office building with great views of Burlington Bay from the escarpment;

$12 million for the new Indwell project on East Avenue near Hamilton General;

$3 million for "stores" at 1040 Garner Road West in Ancaster;

$23 million for the new Kiwanis project at 6 Acorn St;

$50 million for Trend Condos in Waterdown;

$15 million for another building at Trend Condos;

$2.4 million for a retail complex at 120 Portia Drive in Ancaster; and

$7 million for a new manufacturing plant in the Waterdown business park.

The fact that they broke a record during peak pandemic is quite impressive!

I mean a good chunk of it is for L3, which for some reason never had a permit issued 2 years ago when it started construction.

I know the City has talked about tiny homes for the homeless, but yeah it's all talk. We have so many alleyways that could fit for tiny homes. I also like the community centre too, a common kitchen and washroom.

^I like this idea.

But I think it goes beyond the homeless. They are such a complex amorphous group, I wouldn't even know where to start.

A growing proportion of our population will never be able to own a home. This is a potential solution, unless we go back to having multiple generations living under the same roof; not the worst idea in the world, incidentally.

I'm also not sure about the taxpayer aspect of this potential solution - we're already swimming in debt. If we're talking about some sort of new corporate tax, well okay, now we're talking. Or perhaps we could adopt some sort of housing policy a la Singapore. Those new taxes could go into a fund which is used to help finance affordable housing projects.

I like the idea of tiny houses but I'd prefer they weren't owned by the City. Given their relatively low price tag, it might actually be feasible for lower income people to own a 300 sq/ft home. Perhaps all the City might need to do is set aside space for these units. God knows we've got plenty of parking lots and old industrial sites to go around...

We live in an almost 100 year old home west of downtown, with alleyway access to our parking and garage. I don't know what hoops we'd have to jump through to make it happen or the costs it would involve, but it would be very easy to add a floor atop of our garage for a 350-400 sq.ft. home. We wouldn't do it for charity, but for a very affordable rental....

Going off of how much it has been costing for Toronto laneway suites, they actually aren't that cheap. You usually have to demolish the existing garage and build new on a complex site. My understanding is that a standard 1 bedroom Laneway suite is costing in the range of $200k+.

Costs would likely be a bit lower in Hamilton, but within that range.

415 Main Street

Been driving past this site for a while and noticed that it's been fenced off now after months of Dairy Queen being closed down..
Unsure of what is happening, but in time Main West might be lined with many lower rise complexes leading into downtown..

possibility?

That photo will look even more impressive in a few years when all the projects in the photo are done. Amazing.

imagine the lucky owners from the Subway to the Right House having front row seat to Gore Park - would be fantastic to see that get intensified (and restore the left hand side to replicate what they did with Popeye's stack). Any bets on Core Urban swooping in?

That panelling above Subway and Money Fart is horrid. Always has been.

That view will look great when those developments are done and when Gore Park is revitalized - especially during the mid-spring/summer. The greenery of the grass and all the trees will look amazing.

And with a shiny rapid transit line running down King rather than 5 lanes highway of cars.
