Wow, great pics JC! I especially love the last one, very cool perspective. Don't think I've seen 1 S. Halsted from that angle. It's really gonna be a stunner when complete.

Looks like about 5 or 6 floors left until top out!

I found a picture I took of the Chicago skyline from Adler planetarium in November 2002, just a few months into college. This weekend I went back and got the same shot, layering in the developments that have been built in the interim.

Here's the resulting gif:



What's interesting to notice is that from this vantage point, the difference doesn't seem huge. But that's because a lot of the development happened in Streeterville (not pictured, except for One Bennett Park), the West Loop, and Wacker Drive, which is obscured by taller buildings.

But if I come back in 2030, the differences will likely be significant with a complete Bennett Park, Vista, Tribune Tower, One Chicago Square, etc.

Yeah, East Loop hasn't seen a ton of new buildings compared to other corners of downtown. But Lakeshore East has gotten a ton of highrises since 2003, it's just that they aren't really visible from the south except 340OTP. Same plateau effect for Streeterville, the new buildings in the last 15 years have not exceeded the height set by the older buildings from the 80s and 90s.

There comes a point of diminishing returns with skylines, a sparse highrise neighborhood full of parking lots will look the same (from a distance) as a dense, fully built-out highrise neighborhood. Obviously you get the occasional project that breaks above the plateau, but that relies on the developer being able to access a higher echelon of rents/SF, and that can't be done very often.

That transition from sparse to dense is honestly equally exciting for me. I'm excited to see landlords in Streeterville start to renovate the bases of buildings and improve or add retail space. Filling in those amenities and bringing more activity to the sidewalk is important, especially when the retail ecosystem in a neighborhood starts to get diversified and then you can have cheap little Chinese takeout joints and dry cleaners alongside the bougie restaurants and chains.

When I took the first picture from 2002, I framed the shot with the Sears tower on the left, so it cut out all of the South Loop's progress, which would also have been visually significant.

You're right in that a lot of the developments have happened on the west and northwestern ends of the skyline and thus not really visible from this vantage at Adler. I'd still wager that we will see some big changes to this exact shot on the south end, however. There are a lot of empty lots on Wabash and State south of Congress that will most likely see development in the next real estate cycle. We might see the base of the Sears start to get a bit obstructed by a tower or two.

Also, RIP JHC from the Adler. Sucks to have one super tall canceled out by another, but those are the breaks I guess

Not only will JHC be covered from this angle but One Bennett will be covered by whatever goes on the Spire site. You also can't see One Chicago Square (behind Aon) or Wolf Point South (behind Chase)
