I guess it's news, but I almost wish Adelman wouldn't cover crap like this. I mean his renderings look like screen-grabs from an early 2000's version of Sim City. Perhaps if you stop covering these proposals from the jump and lending credence to them, these 2nd rate flippers wouldn't even try to begin with.

I've said before that I don't take too much stock into the quality of renderings. Sometimes really cheap looking renderings are built and there are often very high quality renderings that never even get close to becoming reality.

This might be an exception though. These are exceptionally shitty renderings.

please give examples of cheap looking renderings being built, and have they ever turned out to be better then the drawings. I certainly agree that high quality drawings do not ensure a project being built----if it were only that easy.

This is a I'll believe it when I see it under construction type of project, but it's great to see something other then tacky townhouses being proposed.

I'm a big fan of the plan for this site, always thought the Delaware should be lined with high rises. This is preferable over townhomes in my opinion, need real density to support retail.

The disdain is that this is a massive project in an unproven area, making it seem unlikely to get built as shown. We haven't even seen a developer a build low-rise, wood-frame apartment building along the southern end of the Delaware, which should theoretically be easier to pencil. I think waterfront square was somewhat successful until they built the 3rd tower right as the economy turned.

Has this developer build anything yet? I feel experience in the entire process and having relationships with investment banks, investors, or other lenders help get these projects off the ground. If any of these pieces are missing, I have my doubts.
