Well at least all these parking lot rich commercial bits will be easy enough to intensify in a half century or so.

Hmmm. Deceiving map. Upper mt albion no longer connects to rymal.


Also that new BR highschool looks magnificent.

Hamilton's dearth of inaccessible big box stores surrounded by seas of parking is really holding us back economically. Great news that this and the low-density car-dependent residential sprawl surrounding it has replaced that useless old farmland that used to be here.

The stupid centres' comment about this being a "neighbourhood" anything made me laugh.

This isn't a Hamilton thing. It's the norm all over Canada in the furthest reaches of the subrubs.

I was at a function at that high school back in the spring. It is a very impressive facility.

I'm not against big box centres, I'm against them in their current layout. People in the burbs need to shop too; I just wish they configured them so that the stores were along the streets and the parking hidden behind.

Look at the skyview picture, it shows that Upper Mt. Albion is indeed cut off from Rymal.

I don't disagree with you, but these centres are built with consumers and retailers in mind not whether or not they are pleasing to the eye. It's all about what is going to generate the most sales per square foot.

The new big box (well more like mini big box) format at Upper James and Rymal is a nice layout (it has The Burger's Priest as a tenant). It has more of a street presence and the parking lot is inside.

I edited the site plan. I think something like this would work better. Now there is hidden parking, more parking, and a pedestrian friendly street wall of stores along Rymal.

Isn't the another Smart Centre further east on Rymal Road closer to Centennial Parkway?

The red dot just under the Albion Falls label already has a building on the site. I believe it's the new home of the CCAC. As for the other two red dot areas there is a new McDonalds and a gas station already in place under the right side dot and rumour has it that a Costco might be built where the left dot is.

The building you are thinking of is to the left of the red dot. Outlined in blue below is the building that you are talking about. Outlined in red is a future phase of the Heritage Shopping Centre, the one I marked with the red dot.

I must ask. Does the word "Dakota" have any significance to the local area? For the Prairie Provinces and Northern Plain States, they are a prominent First Nations people with significant cultural impact in these regions.

Suburban developers are fond of naming their new developments after what they destroyed... ie Meadowlands is a 4 lane super road called Golf Links Road. With loads of Ashphaltlands.

I expect Dakota has some history to the area.

^ I like this better than the shopping centre. The townhouses facing Rymal with parking hidden in behind will create a bit of a street wall.
