The project will also include a pedestrian promenade and amphitheater-style terracing and a traffic circle at Water and M Streets. GTM Architects is the building architect and Parker Rodriguez is the landscape architect..."

Could be a decent location though it's too bad the interstate divides that area from the Potomac Ave Metro station. To walk to/from Metro, one has to walk further west to 11th just to get across the interstate when it should just be a relatively short & simple walk due north up 14th St to the Metro station. Perhaps a pedestrian bridge is warranted to better connect areas south of the interstate to the neighborhood & Potomac Metro station to the north? Instead of walking over 3/4 of a mile, it could just be 0.3, shaving about 10 minutes off the walk.

There have been a few plans over the years concerning the SE Expressway. The last meeting I attended on this was in 2019 and DDOT pushed the idea of raising the expressway to the level of K St SE and making it a "boulevard" although it seemed more like a raised expressway through a residential neighborhood. DDOT also wanted to use the created space under the boulevard to park buses. Then there is a plan to tie it into Barney Circle and actually create a circle there. I asked how much this would cost and I was something like 250 million dollars - which was more than DDOT's yearly budget. So its likely nothing will be done with the SE Expressway for the remainder of our lives unless DC entices a developer to build over it like Capitol Crossing.

Even if this happened, there's little gain; most of the land to the immediate west of this development is owned by Washington Gas, which includes the 2 office buildings and huge parking lots. Not optimistic that will change. A remnant of Virginia Ave. also cuts through, that's not going to be ceded by DDOT. This will be a standalone development and remain isolated imo.

One thing that I was surprised about is how little access to the Anacostia River there is past 11th Street, SE. Most of the land along the river either belongs to the boat clubs or is National Park Service land that is closed for habitat restoration.

Yeah...everything along the shore, from 695 to where the the river turns north is collectively known as "Boathouse Row", owned by the District and maintained by NPS. Pretty interesting area, with it being overgrown, open freight tracks, utility poles, and mailboxes on posts, it has a kind of rural feel in places.
Anyway, the only river access I know of is the Sousa Bridge Wayside, which is kind of a lame spot.

"The Nationals Park-proximal residential pipeline continues to grow.

Jefferson Apartment Group and Fortis are proposing a new mixed-use development at 1319 South Capitol Street SW and presented plans earlier this week to ANC 6D.

The site, previously owned by an affiliate of the Ronald D. Paul Cos., sold in May for $31.5 million. Bisnow has reported that the development will have up to 320 units..."

Construction started today on the office building at 900 New York Ave NW. Workers removed some old perimeter fencing and began assembling heavy construction equipment. In addition, leasing details for the building recently were posted on Loopnet: https://www.loopnet.com/Listing/900-...on-DC/9745549/. Planned delivery is in 2022. Should be exciting watching the completion of the CCDC complex.

"Two years after plans were first announced to redevelop the site of the WTTG Fox 5 television headquarters on Wisconsin Avenue (and 1.5 years after conceptual renderings were shared), the site has a new developer and a new proposal.

Valor Development has secured a 99-year ground lease for the office building at 5151 Wisconsin Avenue NW and is proposing what may be the path of least resistance to be ready to break ground after the broadcast company relocates to the other side of Western Avenue."

"Nearly a year after acquiring permits for a 47-unit residential building to replace the Flip-It Bakery & Deli on the Brookland-Langdon border, the project is getting slightly larger.

District Growth has filed a zoning application to deliver 49 units at 1544 Rhode Island Avenue NE (map). The building would be four stories plus a cellar and penthouse, and would offer inclusionary zoning units. DZ Architecture is the designer."

"The redevelopment of the Fox 5 headquarters in Friendship Heights is moving forward.

The development team has filed plans with DC's Board of Zoning Adjustment (BZA), and those plans include a new image providing the clearest picture yet of the new project.

Valor Development will deliver a 50 foot-tall building (plus penthouse) containing 177 residential units at 5151 Wisconsin Avenue NW. The expectation is that the project will break ground after the broadcast company relocates to the other side of Western Avenue next year..."

DC Mud has an update of the Monroe Street Market development in Brookland.

"The final piece of the Monroe Street Market - Catholic University's transformative development connecting the University with the Brookland neighborhood - is nearing completion of its final phase. Chicago based Pritzker Realty Group (founders of Hyatt Hotels), one of the sponsors of the project since it first broke ground in November of 2011, is finishing up the final phase, expected to add 156 apartments to Monroe Street by this fall."

Finally went to the new safeway in Hill East between D and E and 13th and 14th Streets SE. Store is really nice. Few pics of the apartment building above it.

"More development is on the boards on and adjacent to Takoma's Vine Street.

Last week, Petra Development presented plans for a by-right, 50 foot-tall project at 6928 Maple Street NW to residents of ANC 4B. All of the 68 units would be affordable to housing voucher recipients, and the unit mix would be nearly evenly split between one-, two-, and three-bedrooms. There would also be 23 long-term bicycle spaces and 7 secured surface parking spaces, including some dedicated to carshare..."

Thanks, 202_Cyclist. In an odd turn of events, construction workers at 900 New York Ave NW finished pile driving the steel beams for the supporting walls and then re-converted the space into a parking lot. Not sure when or whether construction will restart.

Randall School redevelopment

We've been away from DC for four months, so it was particularly exciting to see that construction has started on the Randall School redevelopment in Southwest, which will have approximately 500 apartments and an art museum.
