On track: Details for downtown Miami railway hub are revealed

Three towers will rise from the top of the elevated platform, Sanders said.

On the north end, a 10-story tower will house offices. On the south end, two other towers — one 39 stories and the other 33 — will be built for apartments. One of the towers will contain 450 units and the other 350.


Residents will have amenities that include pools, dog-walking areas, a jogging track and a basketball court.

The elevated platform and the towers rising from the top are all part of project’s first phase of development, along with a separate building just to the west of MiamiCentral where All Aboard Florida will house its headquarters, a parking lot with 1,181 spaces for passengers, more office space, and retail outlets.

On the elevated platform itself, All Aboard Florida envisions rail tracks for its Miami-Orlando passenger trains and for Tri-Rail, which is planning to operate commuter service out of the MiamiCentral station.

Workers are now setting up the foundation for the structure, drilling the holes where massive beams will be installed to hold elevated tracks. Sanders said he expects the beam work to be completed by November. Then workers will begin building the towers. Under the current plan, MiamiCentral will open by the end of 2016, Sanders said.

The office tower and the residential towers are expected to be completed by 2017.

For now, the contractor, Suffolk, is drilling 1,680 piles into the ground, some going 60 feet deep and others 115 feet, to support the elevated structure.


“We will have four rigs, a rig on each block, drilling piles and filling them up with concrete every day, so the entire building can sit on these fingers that go down into the ground,” Sanders said.

In the second phase of the project, Sanders said, All Aboard Florida plans to build a tower just south of the elevated station to house a hotel and more residential apartments. The work is expected to begin in mid- to late-2017.

When completed, the hotel-residential tower would rise to about 850 feet, Sanders said.

All Aboard Florida expects to start express passenger train service in two phases. The first is from Miami to Fort Lauderdale and West Palm Beach in late 2016 and the second to Orlando in 2017.

2 levels of retail plus trains plus 3 towers!!
most people will visit this from street level

First Vote Next Week On $69 Million Subsidy To Bring Tri-Rail Into Downtown Miami

Miami commissioners will vote next week on providing $11 million towards the cost of bringing Tri-Rail into All Aboard Florida’s MiamiCentral project in downtown Miami.

AAf is asking for $69 million in financing to accomodate Tri-Rail. In addition to $11 million provided by the city, $20 million would come from the state, $8 million from the county, and $29 million from the CRA in the form of rebated property taxes. None of the other agencies have approved financing the project yet.

Mayor Tomás Regalado has said that he would veto the financial assistance to the project and will campaign against it on radio.

Commissioner Keon Hardemon told the Herald that he has been promised free rides on Tri-Rail for his constituents in Overtown, and will support the financing. Marc Sarnoff also supports the plan, while the remaining commissioners are undecided.

Construction at MiamiCentral is already underway. All Aboard Florida officials have said that they must know within weeks whether to build the project to accommodate Tri-Rail.

I doubt the supertall is confirmed, I think the FAA got or will get in the way... maybe. I hope not though

All Aboard Florida Finalizing Plan for 3 MiamiCentral On CRA Property

3 MiamiCentral will include:

1,114 parking spaces
96,996 square feet of office space
33,161 square feet of ground floor commercial space
Perforated stainless steel mesh material will act as a skin covering the garage. Artwork representing the African and Bahamian heritage of the area, as well as the South Florida environment, will be installed throughout the exterior.


Miami’s UDRB will review the plans at a meeting next week.

Aecom is the project architect. Design2form, a local minority-owned firm, is acting as an architectural consultant.

Bonds Used To Finance Construction Of MiamiCentral Now Yield 15% As All Aboard Florida Looks To Sell More Debt

Bonds issued last year by All Aboard Florida have been dropping in the secondary market.

The bonds are financing the construction of the MiamiCentral terminal in downtown Miami, along with a rail line to and stations in Fort Lauderdale and West Palm Beach.

The company sold $405 million worth of bonds last June. Since then, their value has decreased nearly 7%, Bloomberg reports. Prices are now said to be 93.5 cents on the dollar, resulting in a 14.7 percent yield (payments for those bonds are in-kind, resulting in higher interest rates.)

While the drop may not be significant, especially in a market that is relatively illiquid, the company still needs to sell $1.75 billion to finance the remainder of the rail line running between West Palm Beach and Orlando. Some analysts say that the company may have trouble selling the new debt.

To help sweeten the deal, All Aboard Florida has been trying to gain tax-free status for the new bonds from the Florida Development Finance Corp., but a small group of angry residents and politicians from Martin and Indian River counties have mounted legal challenges to those efforts.
