Austin | Perennial Tower (4th & Brazos Phase I) | 628 Feet | 47 Floors | Proposed

This project is thread worthy now that a site plan has been filed for "...a mixed-use tower with parking structure..."

Here's the site from the demo permit:

Here's Towers' summary of what is known so far. The project will be a half block.

This project was posted for AULCC today, but there is no info about it. That is highly unusual for AULCC. I suspect it will be updated before the meeting.

We know who the developer is now.

This is news:

[Austin] DSD Director Denise Lucas said last week her department would stop accepting paper plans as the COVID-19 pandemic escalates.

Very interested to see what goes here, though also a little skeptical. For some reason I have it in my head that a first time Austin developer (though certainly not inexperienced elsewhere) will design a sort of middling, 300-footer for this lot. And of course this lot deserves something much bigger, or at least into the next tier, say a 500-footer.

Maybe the COVID's got me down, but this has me abnormally concerned.

Not that big of a deal, they've been accepting digital plans for a few years now. I think they're trying to transition to being fully digital anyway.

The demo passed on consent at the HLC meeting yesterday. One of the Commissioner's was apparently having issues with her remote video connection and got mad and threw her phone and walked away from her PC. I don't think I ever laughed during an HLC meeting before.

The site plan has gone into the formal review stage. Pre-Covid-19 I would have said that we should finally get specific project info next week. But the City is not uploading attachments to site plans quite as quickly as they use to.

Is there a CVC over this lot? "Mixed use tower with parking element" is awfully vague. For all that says we could be getting a new tallest building in Austin.

The site plan was updated today, and we know the height now: 823' and 65-stories.

I really like the design concept! Two skinny towers, one taller than the other, connected by two horizontal bars. Looks like Japanese joinery or something. I hope the human scale details at the street level are as interesting...

Well, it is... weird, and really takes advantage of that lot. I like that it respectfully keeps the lower tower on the Frost side. And it's really hard to argue with another 800 footer.

I know it's gonna get dunked on for being another glass box, but I think the corners are going to be an interesting design detail:

The corner stepbacks remind me of an updated version of the IDS Center in Minneapolis (which this will be a bit taller than):

32 corner offices per floor is pretty hard to beat for lease space!

Ha. I would also add, aren't we also in a recession?
