very very very excited for this. should be awesome as bon ton is my favorite new bar in the city and they're combining this into a music venue. the new mammal gallery is going to be amazing as well. good things happening downtown.

It’s really interesting the way they are sequencing the redevelopment, sort of working from the outside in. And I love the last statement that all surface lots are to be developed.

Newport US RE led a media tour Tuesday afternoon to share its timeline for renovating its portfolio of nearly 50 properties. Newport spent millions to acquire some of the city’s oldest buildings, covering eight blocks along Peachtree, Mitchell, Broad and Forsyth streets.

Kunkat shared his belief in the long-term potential of Atlanta's historic urban core. He said Newport has “no exit strategy” and doesn’t expect to see compelling revenue immediately.

Newport will focus first on Mitchell Street, renovating 10 buildings that made up the former “hotel row.” That will create 10 retail spaces, including seven spots for food and beverage, and about 40,000 square feet of loft office space.

Newport said it has three letters of intent (LOIs) for retailers. Sticky notes on the walls of the leasing office listed those tenants as “yummy fast-casual food,” a local soft goods merchant and a soft beverage group.

Its next target would be 222 Mitchell, a collection of tank-like buildings that have sat vacant for years. Newport paid $12 million for the property that many others shied away from due to its size.

When asked about the retail market in downtown, which hasn't been vibrant in years, Kunkat said they would consider "creative lease structures" in order to fill the spaces with the right tenant mix. That could offer affordable rents for budding restauranteurs and retailers.

I read in the Curbed article that they have changed the phasing plan, probably to take advantage of being adjacent to the redevelopment that CIM has underway at the Freight House lofts.

Once that’s complete, Kunkat says, Newport will lease “affordable” space to a mix of restaurants, shops, and offices, build housing catering to a mix of incomes, and kick off an experiment to see whether the diverse community that once thrived in South Downtown can do so again. Kunkat believes the demand is there—from Georgia State University students, government workers, and Atlanta United fans, for starters—and will later construct new buildings on barren parking lots for apartments and offices. Throughout the process, the company plans to use different architects to ensure a mix of styles and feels.


Initially, Newport planned to focus on its Peachtree Street storefronts near Underground Atlanta, which has languished since WRS Real Estate bought the subterranean shopping mall from the city in May 2017. But when Newport saw the momentum behind the redevelopment of the historic Norfolk Southern Building, and CIM Group’s plan to build a mini-city in the Gulch, the company shifted its focus to 222 Mitchell, which will once again become offices, and Hotel Row across the street, where restaurants, creative offices, and shops will fill 10 empty spaces. This spring, Darren Carr, the owner of Midtown restaurants Bon Ton and the Lawrence, will launch a flea market along South Broad and plans a hybrid bar and art space.
Newport’s long-range plan includes complementing existing buildings (yellow) with new or expanded buildings (red) that the company will construct on barren parking lots.

Wow, what a great block. I hope they're able to take away some of that excess road space for better sidewalks, trees, etc.
Really hoping for success here. Seems like everything is aligning but there's just not enough residential use in the area yet.

Mitchell Street

I have fond memories of Mitchell Street/Spring/Forsyth streets. Back when I worked in the area, it was very vibrant. It catered to bank professionals at NationsBank (now BofA) Operations Center, Norfolk Southern (before its move to Midtown), and federal government workers with its various restaurants, barbers/hair salons, cleaners, clothing boutiques, etc. It was a busy area especially during the day.

The consolidation of BofA to other locations and the move of Norfolk Southern to Midtown dealt a blow to the vibrancy but I always loved the layout, look, feel of the area.

The decision comes as Newport prepares to present the project to the downtown Development Review Committee as early as Thursday. The firm has submitted plans to the city for 222 Mitchell, converting the buildings into 217,000 square feet of office space and 72,000 square feet of retail. A rooftop restaurant and private event space would overlook nearby Mercedes-Benz Stadium, the Capitol building and the south downtown neighborhood.

Initial demo work is getting underway. Extensive renovations could begin in early 2021, Murphy said.

Newport is already underway on the renovations to Hotel Row.

Connecting 222 Mitchell to the broader south downtown redevelopment including landmarks such as the Nelson Street Bridge is a priority, Murphy said.

“It’s important how that connectivity with the bridge is established,” Murphy told Atlanta Business Chronicle. “We want this to become a real draw for people, something that enlivens the area but is also seen as an essential piece of the existing neighborhood.”

Really wish these were residential instead of just offices. I guess they didn't want to compete against the Norfolk Southern redevelopment. Either way, I'm very excited to see this project take off.

It’s not that. The affordable housing requirements make it impossible to carry the high cost of renovating this building the right way. The office here will.
