Joel Weiss of Heartfelt Townhouse Build is listed as the owner behind the applications.

The proposed 138-foot-tall development will yield 537,454 square feet, with 527,567 square feet designated for residential space and 9,887 square feet for commercial space. The building will have 238 residences, most likely condos based on the average unit scope of 1,004 square feet. The concrete-based structure will also have a cellar and 338 enclosed parking spaces.

JFA Architects & Engineers is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

A plan to knock down a seven story city shelter Midtown building and replace it with a new, 21-story facility is finally moving forward.

First reported by Crain's New York Business, the newly filed plans show that the number of residential units at the East 45th Street site, between Second and Third Avenues, has been slightly downscaled since its 2021 proposal to 106.

But a Project Renewal spokesperson told Crain's that the development will still include 131 permanent housing units split between 79 supportive units and 51 affordable apartments, which mirrors the 2021 proposal.

Currently the existing seven-story building at 225 East 45th St. is a city-owned shelter which is run by Project Renewal, a homeless services provider. The city announced in 2021 that it would sell the building, which it has owned since 1993, to Project Renewal for the project. According to property records, the sale has yet to go through.

The building was originally an orphanage and convent built in 1939 by the Franciscan Missionaries of Mary. After the city bought it, it continued its good deed status as the 130-bed New Providence Women's Shelter.

Jamaica is building some serious density. It's becoming a major high density transit-business-residential hub.

Agreed. Jamaica, East NY, and LIC, all nodes that have skyrocketed. Even Flushing Queens, lots going on in Flushing. Which is nice. A lot of NYC construction right now is concentrated in the outer boroughs. A bulk of it. Solid density which is great.

Tend to build tall, Manhattan on average but a bulk of the new units in the pipeline are in Queens and Brooklyn. Adds a new dynamic, with multiple nodes seeing expansions and density increases. Further, NYC's satellites, like New Rochelle, Jersey City and Newark are all seeing sizable developments coming up.

Bernheimer Architecture is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.

I believe still in the filing stages although no movement since late 2021. Likely shelved until further notice.
