I give it a 3/5 - decent/acceptable

Cons
A little boring/safe/conservative design
Tower portion is a little monotonous
Cheap ugly paneling
Nicer, all glass portion isn't very visible

Pros
Paneling is kept to a minimum
Meets the street well
No "let's-make-it-look-like-there's-not-a-tower" setback
Unified tower/base design/materials
Base looks real nice with the black glass
No above ground parking
Great height for the area

1 is ugly/hideous
2 is meh
3 is decent/acceptable
4 is very nice
5 is exceptional

I'd say aesthetically a 3 but a 4.5 to 5 for completely changing the neighborhood.

5 years later, 3737 Chestnut has finally arrived

Quote:
So far, 3737 Chestnut is 37 percent leased – well ahead of where Yeager had projected it to be.

“I didn’t think we would be at this point for another two months,” he said.

University City Welcomes Another Luxury High Rise Apartment Building

Quote:
Market Street has garnered the lion share of the attention recently when it comes to flashy announcements in real estate development. Now it’s Chestnut Street’s turn, as the newest residential high-rise has officially opened its fancy doors at 38th and Chestnut Street in University City.

3737 Chestnut is a 26-story apartment building comprised of 276 market rate units. A recent press release states that “more than 37% of the building” is already leased (over 102 units, you’re welcome), and the floor plans include floor-to-ceiling windows, spacious kitchens with movable islands and walk-in closets. BLT Architects designed the $95 million building.

Radnor Property Group is the developer of the project, and CEO David Yeager seems excited to be joining the booming Eds, Meds and Tech scene in University City: “The University City District is experiencing unprecedented growth and vitality. We realize this amazing transformation is occurring right before our eyes and endeavored to participate in it with the creation of 3737 Chestnut Street.” So there you go.

The black glass base along Chestnut is really nice. But what's with the pepto-colored base along 38th? Is that part of this building or what? It's awful.

It's a new entrance for the Philadelphia Cathedral right next door and the sole reason this building was constructed (extra revenue for the Philadelphia Cathedral). I believe they tried to match the color scheme of the Cathedral's signage, interiors, etc.

If that ugly annex facilitated the construction of high rise then I'm all for it. Ugly, but I can deal. Thanks.

If you think that's ugly, you should see what they did to the Cathedral when they "renovated" it in recent years.
